Got a call from the builder the other day saying that they're having an issue with water pressure getting into the building from the city water lines. Blamed it on the city (I think so that the delay is not technically their fault) and said that they're going to be running a new pipe from 3rd street to Crescent Court. Anyone hear anything about this? Timeline on how long something like this would take? They said best-case scenario is early May for move-in, but that seems a bit aggressive seeing that there are no permits in place or even engineering.

I visited our apt over the weekend and I'm definitely loving the whole look of the place - nice entrance way, rich colors in the hall ways, and the apt itself was beautiful. Unfortunately, the oversized water heater (seems way too big for a 1BR) has killed closet space and the bathroom, while spacious, takes away room from the bedroom and closets.


SRG - pricing is consistent with what Joe told you when you met him. We got a 20% incentive to go through KHov's mortgage company, but the original price is clearly a bit inflated. They didn't move from that price.

Couldn't agree more - he was telling us a December move-in up until we got the contract and that was the first time we saw 'March' move-in. Whatever though, the price is decent, the apartments are nice and it looks like we'll be moved in by April at the latest... Still doesn't make up for being lied to, but once we're moved in we wont have to deal with him.

D- I was confused about the radiant heat in the bathroom - we had the tour with the construction guy and he told us it was something they did for the 2nd floor bc of the garage underneath, but when I mentioned it to Joe, he was baffled. Did it look like most of the 2nd floor units were at this point of completion? how were the hallways? see you soon, neighbor

Yeah granted it's not much, maybe an inch+, but it should be good enough to muffle out most of the everyday sounds there. You should def check the units out - the place is really coming along nicely and aside from the glaring lack of ammenities and slightly remote location, it's really not a bad deal. Hopefully resale won't be an issue...

I recently bought a unit here and just wanted to clear up a couple things.

First off - whoever said that there's nothing in the units is completely wrong. we were in a couple on the 1st floor (only about 5 units total on that floor) and just about everything was complete with the exception of bedroom carpet.

Second - soundproofing might be an issue, but the units do not have shared walls and the floors have concrete poured on them in addition to the typical floorboards. We turned on the HVAC in our unit and there was absolutely no noise from the closet in the bedroom, only the sound of the air coming out of the vents.

Third - the finishes we've seen have been as good, if not better than, the units we saw at Hamilton Park, the Saffron, blew away Grove Pointe, and comparable to Liberty Harbor. Definitely not IKEA grade

Estimated move in for us (2nd fl) is March, which definitely seems reasonable given the level of completion. Also, we were able to get FHA financing and there's a half-decent tax abatement. Overall not a bad deal - although that overpass is still quite the eyesore.

Sorry for the long post - it's been a while.

Wasn't this exact violation that a lot of people speculated was the cause of the accident at Jersey and 4th? Whether or not that was the case, it seems like a legitimate violation - and a real hazard. Use better discretion next time, I'm sure being from Hoboken has skewed what you find to be an acceptable distance from the corner.

Ah you got me! I am a Crystal Point salesman, what gave it away? Honestly though - even you, jcboyz, must admit that these units are grossly overpriced for what they are. No view, not that great of a location, tiny kitchens, and not even a medicine cabinet in the bathrooms. The building is cool, but are about 100k overpriced.

I went to the open house too and aside from being brand new and in a good (not excellent) location, I was very disappointed. They cut a lot of corners (one drawer in the kitche, no storage at all in the bathroom) and the entire back-side of the Maxwell faces a creepy alley while the other side has the bank one side staring you in the face. For Crystal Point prices, I expected a lot better.

WOW first post - well done. I think that would be a good idea for the people who live locally and don't have a car/don't want to take the path to hoboken/nyc to go to Barnes and Noble, etc. It's rare that you see a non-chain bookstore these days.

The garage at Grove Pointe isn't as bad as that - I would definitely not park on the street unless absolutely necessary; I was walking the dog last night and a guy on Morgan was going around with a flashlight going car-to-car looking for something to snatch - same area I've seen 3 cars broken into in the past month.

The sales people are still hoping for November move-in on the 1st, 2nd and 3rd floors, with the top floor being January. You can safely add a month or two to that. I was in there Saturday and all the framing is done, but no concrete on the floors and little if any sheetrock. They sold 60% or so, so you know they want to wrap it up quickly. Hopefully quality won't suffer.
