Right on.

I've got no beef with anyone who lives in Newport...to each his own.. But I could not have articulated my PERSONAL distate for Newport better than Bryan has.

Not to mention the fact that he basically called the Lefraks "jerkoffs" which is priceless.

No, really, the whole reason that the "Newport project" (sounds so sinister, doesn't it) bothers me as much as it does is that I see it encroaching further and further into Downtown proper.

I'm not certain, but I think that Fulop might have been the lone nay vote on the Shore Club. That was how it was expected to go down. I can't say for certain because I didn't see the Shore Club vote but I did hear the result of it (approved.) I had to leave before the final vote was taken on American Can. I - like most - did not disapprove of an abatement for the American Can project but simply did not see a need for the extra ten years tacked on to it.

I saw the army of Newport workers leaving City Hall just as I was arriving. All wearing "we love working at Newport" t-shirts. Those guys sure know how to put on a show.

I arrived late and had to leave early, but it appears that both abatements were approved handily, despite several compelling speeches, specifically against the Shore Club as well as the extra 10 years tacked on to the American Can deal.

So don't worry folks. We're still giving away the store. Enjoy riding over those potholes, sending your children to substandard schools and searching desperately for a police officer for the next 30 years.

You honestly believe that? You really believe that some of the most valuable land in the United States will remain untouched by developers if the abatements cease?

Quote:

You have to think about these things because your taxes are going to go up regardless!

They've gone up a lot more at least partially due to recent abatements. Somebody's got to carry the burden, and if you own non-abated property, that somebody is you.

The very things you are complaining about are directly related to the thing that you are rooting for.

It is also crucial to remember that Downtown is but a small part of Jersey City. And really, at present it's the only cash cow we have.

Oh boy.... my beloved Newport! What time is it on the agenda?

But don't count on me to jump on the SOS anti-development/abatement bandwagon.... cause I'll disappoint you ever time!

My friend bought a place in Newport pre-construction back in 86/87... and there wasn't anything there. The PATH was a mere hole in the ground. Rail yards, abandoned warehouse-type buildings... a real dump! And there wasn't even a road to Exchange Place... so I'm told. I'm sure some of you on this site remember that. So it looks nice now.... but it didn't just evolve that way on it's own. Somebody took a chance, and Jersey City is better for it.

Precisely the reason I am on the anti-abatement bandwagon. I agree that Newport in particular and Downtown in general are obviously very different places now then they were in Schundler's day. I believe abatements were almost certainly helpful in the development of Downtown. But at this point in our history, no way do I think that this is a necessary or wise decision to hand out further downtown abatements, particularly when the infrastructure of the city is clearly falling apart, when propery taxes on non abated properties are rising at an alarming rate, and when other sections of Jersey City could make better use of any potential abatements.

Sorry to beat a dead horse.

According to many old timers, in the darker days of Downtown ('70s-80s) it was common for people to walk away from their property because they could no longer afford the taxes. I've heard tell of many abandoned brownstones around Hamilton Park in those days.

That's for damn sure. It's risky to even leave your apartment. There might be a guy in a bloody t-shirt holding a knife out there in the hallway. I'm not even going to leave my place anymore. I'd only lose my parking space on the street and then I'd have to yell at the mayor.

I thought that the first guide read like real estate propaganda literature so it wouldn't surprise me if this one did as well.

Tris is too busy writing big sloppy wet blow job pieces about all of the new development in downtown Jersey City. You can find his piece in the new free "Neighborhood Guide" found at various businesses throughout downtown.

If I sound sarcastic, it's because Tris as always portrayed himself to be on the sceptical side of happenings in Jersey City; the voice of reason if you wish to call it that.

In the piece that I am referring to, however, it seems that he very well might have simply gotten "blurbs" from the various sales and marketing departments of the developers and simply tied them together. Don't get me wrong, as a property owner in Jersey City, I'm pretty excited about the renaissance of our fair city, but after reading his article, I could only imagine the developers finding themselves leaning back, wiping themselves off and needing a cigarette.

I find that really hard to believe given Tris' well documented feelings on the 111 debacle. I'll have to pick up a copy to draw my own conclusions.

I know he does some "writing for hire" assignments but I would assume if it were strictly that (say, a brochure for a condo development), he wouldn't put his name on it as if it reflected his own opinions. And in a neighborhood magazine, where 50 percent of the people reading it are likely to know of him in some capacity.

a walk in downtown newark, and along ferry street will tell you the better...(so long as you have a base of comparison)

From what I know (admittedly, not much) about the subject, I do agree that getting Sharpe James out of office would be a decent start. And yeah, I'm well aware that there are relatively safe, relatively nice sections of Newark.

I do wonder if the stigma of Newark is as strong for people who haven't lived around here forever. If you say the words "Newark, New Jersey" to someone who grew up in Boston, does it mean the same thing to them as it does to people around here? The fact is the stigma is so strong that you couldn't pay most people around here to live in Newark. JimmyConway's reaction is typical. But the same was once true of many places. People used to say "Alphabet City" as if you needed a bullet proof jacket to walk from Avenue B to Avenue C.

And yeah, I have friends who grew up in Jersey City who used to talk about downtown in similar terms. 20 years ago, there were people who grew up and lived in Jersey City who were frightened to set foot in downtown after dark. So there you go. A lot of it is perception, and I think the perception of Newark has to change before the city actually does.

Funny, I was just talking to someone who grew up in Newark and still lives there, and says the real estate there is soaring (relative term). Seriously, hard as that may be to believe to anyone who grew up around here. And Metro Homes, the place that's partnering with Trump in JC, is building this monstrous... neighborhood, really, in Newark. Things are just insane. Get 'em while they're still affordable, while you still can! Look out Utica, Newark's a city on the grow!

That Whole Foods will be moving into Irvington any day now.

Real estate tycoons won't be happy until you cannot afford to live within one hour of New York City unless you have a household income of over 200k. Where the hell are all of these rich people coming from?

Seriously though, I do hope Newark comes back to some extent. It would be nice.
