I am waiting to find out more from the board but from what I have heard recently the whole board is a mess and they are reluctant to share the financials with the owners. As i understand it, they are required to share this data but refuse to comply with owners requests for information.

Supposedly there are a bunch of delinquent owners that have not paid their maintenance fees in a while. This could be contributing to the special assesment but I need to find out more.

If I were you I would check out the neighborhood at various times of day and see what you think. Everyone has a different feeling about certain neighborhoods. With St Peters right there it is an okay area but the area does have some crime. In my opinion Duncan closer to JFK is better than Duncan closer to Bergen. I have ran numerous times to Duncan and feel mostly safe during the day but at night there are a lot of kids / young adults hanging out on the street.

I currently pay $450 per month in maintenance for a 925 sf condo. I would inquire within but the board and the mgmt company is being secretive about the reasons for the increase. I was hoping for some information that I cant seem to get from within.

Rumor is that they will increase about $300 a month for a special assessment - totally insane.

I hear rumors that the maintenance fees will go up by quite a bit. Does anyone have any information about the financials at 201 St Pauls?

I thought these two documents would be helpful in this thread.

One document discusses the history of public housing and the other one discusses how Atlanta is tearing down all of its housing projects.

Car Air Conditioner Repair - Any recommendations on where to go?

My 2001 Honda Accord AC does not work, it actually broke on the hottest day of the year.

Does anyone know of a good place to go to get it checked out and fixed. I went to Firestone and they were charging $60 to look at the car but that didnt include fixing anything.

Let me know. It's quite hot sitting on leather seats in the summer without AC.

Inner City Youth Volunteer Programs - Does anyone know of any?

I currently volunteer for Big Brothers Big Sisters and am a mentor to one girl. This program seems beneficial for her but I realize that there are so many people that need help.

Does anyone know of any volunteer orgs in Hudson County or NYC that help inner city kids? I am thinking I can have more of an impact if I help more than one child. Perhaps a place where they teach kids computer skills, job training or something like that.

Parking Question - Manila between 5th and 6th

Someone told me you can park on Manila on the left side of the street without a resident parking sticker. They also mentioned that there was a certain day that alternate side of the street parking rules apply.

Does anyone know what day they have alternate side? I am parked there today and just wondering if my car is safe.

All I have to say is MORON!!!

Regardless if you are in Jersey City or in the most suburban part of the United States you should never leave all of this valuable stuff in your car.

I did a 9 miler this morning.

Start JSQ (Start White Castle)
Down Hopkins to Palisade Avenue
Palisade to 14th Street
14th Street to Hoboken waterfront
To Newport waterfront
To Grand Street
To Marin Blvd
To Newark Ave
To JFK and then a couple quick circles to complete my 9 miles.

Watching the sunrise over the NYC skyline was awesome!

Here is the update.

Fire started from a boiler issue with Ashley Stewart and there is lots of water and fire damage to Bally's. My trainer thinks it will be 6 - 8 weeks before it is reopened but nothing definite.

Sorry folks - I know it stinks but Union City is our home for now. See you there :)

My trainer called me Saturday and mentioned that the fire was pretty bad and he did not know when it would reopen. I'm certainly hoping it is soon since i have 7 more weeks of training. Will update as I know more.

Appealing Jersey City Real Estate Taxes

I am wondering if anyone has appealed their real estate taxes in Jersey City. If so I am hoping you can share the process with me.

I just received a proposal from a law firm that wants to appeal my taxes for me. Before I go that route I wanted to see if anyone had success on their own.

Any tips would be appreciated.

I live in Journal Square but grew up in Staten Island and stayed there until after college. My parents and most of my family are still there.

Staten Island does not have much going on but since my family is there the lack of nightlife really doesnt impact me.

You definetly need a car if you want to live there since there is ONE train that goes from one side to the other. Public transportation takes forever. I lived on the south shore and the north shore and both have their pros / cons.

North shore is close to the ferry and your commute to midtown would be approx. 1 hour. From the south shore that same commute would be 2 hours. There are public buses and express buses but they are very expensive.

North shore is more urban while south shore is more suburban.

The ferry is reliable but on nights and weekend they only run once an hour which is a massive pain. (esp. if you miss it)

They have a mall, houses and your selection of chain restaurants - very suburban, nice and peaceful in most parts. Jersey city is very different but I love the convenience to everything.

Rentals in Staten island, esp in the south shore seem to be more affordable than NJ, taxes are quite low, they have great schools but you are also isolated from the rest of the city.

I have a bunch of small ideas that can really add up:

Review all of the travel used by city employees - encourage the use of video conference instead of person to person meeting
Change the method of travel - encourage car pooling, cheaper hotels, flights out of certain airports that are cheaper
Lower the temperature to heat the office space by a couple degrees
Take out every other or every third light bulb in your overhead light fixtures; install energy efficient light bulbs
Double sided printing forced on all printers or better yet go to a paperless office
Don't print anything in color
Put a freeze on ordering supplies, gather up all supplies into a central repository - you would be surprised how many supplies people dont realize they are hording
Get rid of bottled water, install filtered water instead
Re-negotiate contracts for rent, maintenance etc.
Change the frequency of your maintenance contracts
Work with a deregulated energy supplier to reduce your cost per kilowatt hour
Challenge the operating expenses that are paid through your leases
Cancel any non-essential subscriptions

I am starting to get worried about the area I live in. Since the beginning of the year there have been two inidents of crime right on my block. This person got robbed and a couple weeks ago someone got carjacked and kidnapped by a masked gunman.

Ive been in this area for almost 3 years and have never seen the crime this bad. Whats going on in this area nestled between Journal Square the Heights?

Has anyone been to the Liberty Science Center area for children under 5?

I am looking for a fun, educational place to take a 2 year old. The website says that its good for 2 - 5 year olds.

Let me know your thoughts - or if you know of another fun place for a 2 year old. Im trying to buy a creative, yet educational present for a 2 year old.

The upper roadway for Rte 139 is not really a highway - its more of a road. Stopping on the corner would not be unreasonable.

I live about 50 feet from this corner and this intersection is basically where I park my car everyday. There is a huge amount of space to pull over and clean out the back seat of your car if she was in the area Im thinking.

This is scary stuff.

I am guessing its very hard to get inside the house because its a short sale and it is priced very well. At this point there are probably a ton of people trying to see it.

I am not sure if you are familiar with a short sale but from what I have heard they take quite a long time. The plus is that you get a house for a much cheaper price.

Good luck if you decide to purchase it. Im going to keep looking.

Yes I am referring to 30 Astor. It seems like a steal and a half but when you run the income potential it does not seem as promising.

These comments have been helpful especially the ones about it potentially taking 10 - 20 years to improve.

I live in Journal Square currently and am considering a property on Astor Place in Jersey City. What are your thoughts?

Crime? Neighborhood? Proximity to Light Rail? Average Rents for a 2 BR? Real Estate Taxes in that part of town? What neighborhood is this considered?

FYI Lee Sims does not make chocolate covered strawberries during Christmas. I went there and then made a trip to Hoboken and got them.

With all the time I spent driving around I definetly would have had time to make them. Lesson learned :)
