This sounds like your 5-year state inspection for multiple dwellings (click on inspections). The same kind of inspection occurred recently in my condo. Someone from the condo association, maintenance and an inspector entered my unit, made sure items were up to code and we had proper detectors. They were in and out of my 2-bedroom unit in less than 10 minutes.

And for what it's worth, I felt like my dad was inspecting my bedroom to make sure it was clean when I was a kid. Intrusive? Yup. Necessary? Considering the way some people live in our building, oh yeah.

My building had this inspection last year since it is a large building the inspectors went to a few "representative units" on each floor and passed the building.

About new construction, as evidenced by the previous Modera Lofts, I do think they have been playing fast and loose with the definition of bedroom for a long time now. I wonder how they got COs for all those units and if any current resident has ever pushed back on what is being leased to them. Perhaps the long, storied tradition of stuffed envelopes may still be alive in Jc.

The only thing that occurred to me is they get a variance due to being way more fireproof than old construction and thus not needing a 2nd egress. But probably not, and they're advertising 1BR as 2BR.

I found the NJ state regulations regarding a bedroom see pg 5, 5:25-1-9 and pg 6, 5:28-1-11. There may be more in the document but I didn't have time to read the entire document.

I'm not sure if this applies to JC.
"(a) Level I bedroom requirements are as follows:

"1. Each bedroom occupied by anyone in the resource family shall have two independent means of exit, at least one of which is an operable window or door suitable for emergency escape or rescue leading directly outside."

I always thought bedrooms were rquired to have a window, I guess not.

Modera Lofts is renting 2 Br units where in many of the units there is no window in the 2nd bedroom.

Back in the early '90s, my Oldsmobile got stolen and abandoned in Newark. Newark PD treated me like I was the criminal. The people I had to interact with at city hall were downright vicious. The car wasn't in driving condition (battery had been ripped out), so it was a hellish trip to Newark city hall to make arrangements to have a tow truck pick it up.

Then it was another trip to hell as Newark for a couple months kept sending me threatening mail (court, fees, fines) for "failing to retrieve my vehicle", even though it had been picked up within days of it being recovered.

It was a really unpleasant experience for my 20 something flat-broke ass to go through.

I had to go though the same experience in the late nineties with my elderly Honda Accord. It was stolen in West Orange and taken for a joy ride, there was a police chase, the beige interior was marked up with black magic marker every storage bin in the car had been ransacked. The Newark court system and police dept is something I never want to experience again.

All good suggestions, but you left out the idea of using an HDTV antenna for local channels. The quality of over-the-air TV is incredible with the new HDTV broadcasts. For a one-time $20 investment, you can get a decent antenna that will get you awesome local TV without having to pay Verizon a monthly fee for the same stuff.

What channels will you get with the local antenna?

Enter your zip code and you will see the over the air stations that are available to you.

Great link. Thanks for posting it. The quality of OTA HDTV channels is quite impressive. In this region, at least. I am a FiOS subscriber, and the signal quality of OTA vs FiOS for regular TV channels is almost identical.

I wanted to know what is available if I do decide to cut the cord, I am also a FIOS subscriber but I may just cut back, currently I have 3 TVs and am thinking about having FIOS on only one.

07310 / MikeyTBC - I defer to you guys, you're both correct. I had some time and spent about an hour in Eataly. I'm sure people spend lots more time browsing. This is not a place to go for anything but unusual or unique items. Prices are crazy not to mention there is no prepped fish. I could only find 1 item.

Although I've passed through the oculus dozens of time, today was the first time I took a look around at the stores. Nice stores, but the layout is crazy. I also stopped at Daniel Bouloud's Epicere, the cafe just after you exit the PATH. Pretentious and a ripoff. $4.54 for a small hot chocolate! I guess Westfield knows what they are doing, but it seems to me their target customer would be the commuter, not the tourist. Frankly, I take the old PATH hodgepodge of stores over this. I miss Sbarro! But I digress.

If you have sweet tooth and want to treat yourself get a slice of the Green Tea cake at Lady M Confections it's pricy but worth it. You have to pass it on your way to Eataly.

I'm surprised no one mentioned Eataly since they're now conveniently located in the WTC. I've only been there once (the Flatiron store) and they didn't pass my banana test, a very scientific barometer of prices, haha. They had the highest prices I've encountered anywhere for bananas $1.29/lb or about 79 cents for a medium banana. I'm going to be at WTC today and will check out their fish.

The prices at WTC Eataly are sky high I found Lydia's pasta sauce at WTC Eataly, it was $7-8 at Shoprite it was $3-4.
It's only worth shopping at Eataly for unique items that cannot be purchased elsewhere.

Something to keep an eye on....

China's well-to-do have been trying to cash out of China for a while now. The Chinese government has been putting capital controls in place, as it has been forced to dump US Treasuries to cover the capital outflows. The capital controls were one of the main reasons my wife's employer pulled their manufacturing out of China (made paying for components imported to China too difficult). So far, the controls haven't been that effective and China continues to bleed.

It appears a lot of the Chinese money is being parked into real estate, driving up prices in certain locals. Vancouver has started taxing Chinese real estate investors with the idea it will slow or stop the property price inflation.

It looks like the Chinese money is heading to the USA as well (not just places like NYC). Bloomberg had this:

Chinese buyers have responded by branching out to cheaper cities. In the U.S., they?re increasingly searching for properties in Houston, Orlando and Seattle, which displaced San Francisco in the first quarter as the third-most viewed U.S. market on Juwai.com, a Chinese search engine for offshore real estate.

http://www.bloomberg.com/news/article ... coming-to-a-city-near-you

Curious if the Chinese money is also flowing into Jersey City? If it is, we could see a continue support of high prices, even if the Fed hikes rates in December.

On a side note: The Chinese leaving home with their money reminds me of what happened in Thailand in the mid 1990s. The capital outflows eventually led to an economic crash that sucked in much of Southeast Asia.

I know of some Chinese investors have purchased multiple units in some of the waterfront buildings. They prefer higher end RE knowing they will get a better return on their investment.

Per my tenant:

555 gets most of its business from Asian (mostly Chinese) who drive out from remote locations (suburbs) to load up on their traditional food items. When the new Asian Market at 440 was in the works, it was in a better location, and was going to be a bigger store. So 555 was doomed.

I remember the Foodmart International (where the Target is now) back in the mid 1990s. The owner of the property (LaFrak?) decided an Asian market back then didn't fit with the ethnicity / shopping needs of their tenants. The lease wasn't renewed. Now that store was YUGE! Lots of live fish in tanks.

Foodmart International was awesome and the fish section was freshy fresh.

Target prolly came in at MUCH higher rent so they got tossed.

555 was a disgusting filthy place with many outdated items kept on the shelf - let alone the nasty hot counter they had set up.

Foodmart International was great I could spend hours in there looking at all the products from Eastern Europe and South Asian countries. When they closed I would go to their other store in Ridgefield but it was not as good.

Thirty Republicans who served in Congress signed a letter saying they couldn?t vote for Trump in the general election.

For the third time since The Atlantic?s founding, the editors endorse a candidate for president. The case for Hillary Clinton.

"Donald Trump, on the other hand, has no record of public service and no qualifications for public office. His affect is that of an infomercial huckster; he traffics in conspiracy theories and racist invective; he is appallingly sexist; he is erratic, secretive, and xenophobic; he expresses admiration for authoritarian rulers, and evinces authoritarian tendencies himself. He is easily goaded, a poor quality for someone seeking control of America?s nuclear arsenal.
