Some reasons to entertain moving to the Heights:

1. No floods - very significant
2. An amount of space not available downtown and never will be
3. Value has plenty of room to go up over time
4. Several properties have NY skyline views from the top
5. Much lower taxes and maintenance fees

The area by Riverview is undergoing brisk changes as I write this.
You should see for yourself instead of relying on anything else.
It is all about what suits YOU. All areas of JC have pros and cons.

I don't usually rush to judgment without all of the facts, but 30 kids having time to ingest bleach sure does suggest that nobody was paying attention!!

If you're willing to go to Hoboken, Court Street Restaurant has "Lobsterfest" every Wednesday night.

Latest prices on their site (courtstreet.com) show:

1/4 lb. Maine Lobster with Soup or Salad, Potato and Vegetable
$20.95

1 1/4 Lobsters $31.95

They've been doing this a while. Went there a couple of years ago and it was excellent.

Saying that mass transit sucks in the Heights is far too broad (therefore erroneous) a statement.

If you live on the east side, you can get to Hoboken and midtown quickly and easily.

The Heights should be viewed in sections because WHERE in the heights you live determines differing results (good or bad)

So can a lot of other areas of Jersey City...including downtown. Sorry, but I'm just tired
of the negativity about the heights. You can also have a 2000 s.f. apartment without the worry of a flood.

So, if you don't shoot yourself in the head in your car while driving through
from Georgia, you should be reasonably safe.

Hi Mao,

I KNOW how frustrated you are because I have been there with the MUA. Long story short, I bought a condo and the
assn was paying off a $7500 water bill which they never disclosed as an assessment. I was told by the HOA that nobody (small building; smart people)
could successfully negotiate with these people. I gave it a shot.

Here is how it unraveled:

We were underbilled for 5 years. The treasurer didn't know the "price of water" and kept paying the bill, but it was 10% of actual cost. When MUA finally did an audit and realized that we had underpaid, the building was hit with a $7,500 bill.
We were put on a payment plan. By the time I was made aware of this, the amount owed was down to $3500. I called and argued and got nowhere.
Then I looked up case law and found that generally what happens is a lawsuit against them results with the owed amount being split.
I told MUA of my finding and said that we could do it this way or I'd have the Jersey Journal at their door.

The reason we handled it this way is because we actually OWED the money; however, they OWED us a yearly audit and never did one for 5 years and then
slammed us with the bill claiming that we should have known better. They are supposed to be providing a service and THEY should have been properly auditing.

In YOUR case, you don't owe it. I would DEMAND something in writing citing why you owe this money. If they refuse, I would let them know that you are willing to take this to the media. Since you are a lawyer, you can draft it yourself and it will carry weight and not cost you anything. If that doesn't work, you can either make good of the threat or sue them.

I am sure others will join you. I'm sorry you are going through this. I would mention the Fraud Protection Act to them because, although I'm not an attorney, I believe it applies here.

As I understand it, the city will paint over it for you. I guess it's luck
of the draw as to how good the painter is. They cover the graffiti; they don't
repaint the entire surface.

Call that resource number and have them direct you.

All City Roofing truly stands behind their work. I know this firsthand. These guys are skilled as well as reliable. If you have an issue, you will get an immediate response. They take pride in their work and honor their guarantee without question.

We were in a desperate situation due to an unscrupulous contractor who charged us for a roof job that he didn't provide. The result was that our inside property was being damaged by leaks and mold. All City replaced the roof in inclement weather so that we didn't incur additional damages.

They use superior materials (above home depot standard) and they provide an extensive contract that spells out what they will do.

There IS a new bar on Palisade Ave that looks very nice. It's called the Trolley Car.

I haven't been there, but it seems to be what the neighborhood is looking for.

Also, if you are interested in a whole new inspection, I highly recommend John Moss. He did an inspection on a house I had considered buying and his inspection brought to light a lot of problems with the property. The inspection was incredibly thorough.

I'm sure you can get his number off of google.

I am not sure if they do inspections, but All City Roofing is top notch and they are local. I would give them a call and tell them your issue.

I truly believe that these guys will not pull any nonsense of telling you that a bad roof is good.

The LAST thing you want to worry about is buying something with a faulty roof. Have it checked.

Thanks for posting that. I wasn't sure who to call in instances such as this. Do the police actually come and take them to a shelter?


You're welcome. Yes, they do. I think that they routinely do it when the temperature dips below a certain number, but I call anyway just because a few minutes can make a difference in the extreme cold.

When I see someone sleeping outside in this weather, I call 547-5477 so that they will be picked up and brought to a shelter. I can't imagine that someone can survive for very long with exposure to the temperatures we've been having.

I don't know what the long-term solution is, but I can't bear the thought of doing nothing.

King Taxi just sent around flyers saying:

...to JFK $65

I tend to agree with some posters below regarding transportation to the airport. If you can, pay the $25, especially around the holidays when there is enough chaos to be aggravated by without adding commuting.

Depending on the type of work/hours, many people get car service home in the evening. I can tell you that from midtown (Park Ave in the 40s), the evening commute (after 8:00) is about 10-15 minutes door-to-door. The drivers take the Lincoln tunnel and go up through Hoboken and it's VERY quick. Similarly, from downtown NYC, it's the Holland tunnel and it's quick.

If you are going in and out of Manhattan during the day (not the morning/evening rush) and using the trains, it's pretty painless as well. Many JC Heights residents can walk to Journal Square and many others can walk to the elevator on Congress. Also, the buses along Palisade get you to Hoboken PATH ridiculously fast. Buses/jitneys along Kennedy can get you to midtown Port Authority and Journal Square PATH quickly.

I'm not sure where this comparison of the Heights and Greenville is coming from, but it certainly isn't being suggested by anyone too familiar with Jersey City. I am not saying anything negative at all about Greenville, but to suggest that it is similar to the Heights in any way other than perhaps larger homes is ludicrous. I am a native of the Heights and have commuted to NYC my entire life. Someone below suggested not investing in the Heights. The condos in the Heights are owned mostly by people formerly from New York, Hoboken and downtown Jersey City.

Take a drive around the Heights and you will see for yourself. Downtown changed quickly because it had the waterfront as well as less population and sought-after brownstones.

I know a reasonable amount of people who have moved up to the Heights because they didn't want to deal with flooding or flood insurance.

I'll restate -- art exhibitions, wine tastings, new restaurants, farmers markets -- all indicate the positive change that is occurring here.

Plenty of people are at the lite rail in the heights within a 5 minute walk. There is an elevator that brings you onto the tracks from Congress Street (east side). Jitneys get you directly to the path train (west side of heights) within minutes whereby you skip lite rail. The heights is a LOT closer to NYC than Greenville. I was born and raised in Jersey City and worked in Manhattan (both downtown and midtown) all of my adult life and I can assure you that while I understand that you feel your commute is very direct, you are unaware that for many Heights' residents, there are very direct commutes as well. The commute is shorter with regard to time as well as mileage. You just have to know what areas of the Heights have the closest access to your preferred method of commuting.

As for $850/month, that is unfortunately a thing of the past in the Heights. I'm not saying that apts that cheap don't exist, but they are very rare.

The Heights is a pretty large area so you have to break it down into neighborhoods. The areas east (Ogden, Palisade, New York Ave, Webster, etc) offer easy access to Hoboken (light rail elevator leaves you on lite rail track), the steps, easy access to the tunnels, etc. The west side tends to use the jitneys to get to journal square path or to go directly to the Lincoln tunnel.

There has been an influx of New Yorkers lately. Also, some of the people in Hoboken who got flooded are coming up here to avoid those issues.

It is changing, but it is a large area so the change is more detectable in some areas and less in others.

There are farmers' markets in the parks and new eateries popping up. Craft fairs, art exhibits, wine tastings, etc.

This is what I'm seeing lately.

In response to Atsushi's question about friends visiting JC from NYC. It depends...I have never had a friend who was a native New Yorker have an issue with coming to JC for a visit. It is the "transplants" who think that living in NYC makes them "too cool." Not all transplants feel this way, but many do. You are either cool or you're not. I guess that means that I choose "cool" friends to begin with. People with superiority issues (which are actually insecurity issues in my opinion) can stay in NYC. I've got news for them...true NYC natives find THEM uncool and irritating!
