Thanks for direct reply in this public forum. I've met with Ms. Gardner in the past and have seen inside. I'm well aware of the ADA issues and the power line relocation for the scaffolding. So we still have another (incredible) year and a half to go? Wow- My question remains unanswered as to the cost (so far) to the taxpayers for the past two months on this scaffolding. A direct answer would be appreciated. Yes, work is going on inside. I know that. Why any scaffolding was put up on the outside months before any exterior work was even scheduled to begin makes no sense. And it's ugly and impedes the sidewalk on 3 sides of the building...

After plastering the outside of the main library with scaffolding roughly 2 months ago, not a single bit of exterior work has been done. The scaffolding is massive and took a major crew about a week to erect. How much are we paying for this (presumably rented) scaffolding to sit there? And are they EVER going to finish the library? It seems like the inmates are running that insane asylum...

Dealing with DMV is never easy and never fun. You learned an expensive lesson. Up to you on going to court but it could easily take 4 hours of sitting on a hard bench and not allowed to use a computer, etc while you listen to one sob story after the next. Ask yourself it that's worth $50 (plus parking if you'd be driving since on-street is mostly metered around the courthouse).

Even decent hardware stores typically carry them. They come in a bunch of sizes, and I think they were maybe $8 apiece the last time I bought some. Taking the old one with you is definitely a good idea.
It's an incredibly easy DIY job, BTW. One single philips head screw at the very top and the center spiral shank just slides sideways to release from the window frame edge. I'd guess YouTube is full of short instructional video clips...

Nice to see we've gotten back on topic and getting useful responses-
I bought 2 houses in DT in 1986, both for under $200k apiece. With the 1988 crash, which went pretty deep for the reasons already mentioned below, I might have gone slightly underwater. But I was in for the long haul. According to my research, 54 DT brownstones were sold in the past 12 months. That's not a lot, and they aren't making any more. And there's definitely demand from the people with the assets/incomes to afford them. Living in a brownstone is definitely different than apartments, and they're throwing those up faster than I can count. Hoboken is a decent comp. What I'm hearing from Realtors is that the demand is often from people coming from Brooklyn where the house prices are higher but the taxes are far lower than what we pay now. For someone who's looking at $1.6M properties, the additional $20k/year in taxes is only 1.25% of the purchase price. It all comes down to the bottom line... The old adage of Location, location, location still applies. If you're a short walk to the PATH train and work in Manhattan, then DT most definitely has strong appeal. I think we might see a small dip in pricing and more brownstone sales in the near future as some longtime owners with low or fixed incomes can't afford to stay.

Brewster, Great info in Post #136. I knew Yvonne was blowing smoke, as usual, citing "people lost their homes" and "aggressive foreclosures" without a shred of proof or even direct citation. I was looking for the details on rights of the lien-holder vs. the property owner but you beat me to it. If you can't pay your bills, you sell and pay those bills, including back taxes/liens. It's simple unless you sit on your can and wait until the shit hits the fan and then it's too late. You snooze, you lose...
Yvonne, I'm actually glad the Webmaster didn't take down this thread even though Brewster called you out in some pretty harsh terms. I'm gonna guess that those of us who've been around this Forum for a bunch of years mostly agree with him. You can dish it out, often with a bunch of anecdotal comments or references, but you can't take it when someone fires back with facts. You need a reality check-

Since you asked about rentals, I assume you're looking for short-time need. When my kids were around that age and my siblings were visiting with same-age kids we'd just call around to local friends and borrow a bike and helmet for a ride in LSP and we'd lend ours out in return. Worth a shot if Grove Bikes can't fix you up. Maybe someone here has one they could lend? This thread has already been viewed over 300 times, so maybe?

So if you're crazy-enough to live in a low area without a check valve and the street pipes get under pressure (as they always will in those deluges) which exceeds the pressure of the water in the pipes in the house then yes, you will flood. There's a reason why most people don't put toilets or sinks 5' above the sewer line...

And the great irony of this story is that the crappy pizza place on the Newark Pedestrian Mall, Two Boots Pizza, is actually a chain store but yet is featured with a photo in this piece. See their locations: http://twoboots.com/locations/
And a few posts away at the moment there's a thread about a second CVS Pharmacy being denied a permit. Just because they were two blocks from being outside the restricted district, and despite the need for such a store in that location. Just remember that Two Boots was largely responsible for banning the food trucks, something that served a lot of people very well, including fun events like Groove on Grove.
