I don't see a way that the increase in DTJC taxes in conjunction with the proposed changes to the federal tax laws will be offset by local market economics. The main reason that the RE market economics in DTJC have operated this way is because net expenses (principal + interest + taxes - tax shield savings) have made it attractive to purchase.

From a demand side, in 2018 you'll be paying significantly more out of pocket on a monthly basis due to the tax reval, and this pain will be magnified by also getting less $$ back at the end of the year from your tax return. This combined effect will have a marked downward effect on demand.

From a supply side - I'm assuming supply will not go down (i.e. they will not tear down any buildings) - if anything supply will increase as some people will not be willing or able to absorb such a dramatic increase in taxes, and will look to move to lower cost areas.

So you've got softening demand plus increased supply...seems to be a good predictor of lower average RE prices through 2018.

can't speak for Dish, but i have Directv and it's great. I don't get outages unless there's a blizzard or some sort of severe storm. Regular rain/snow won't affect my image. I do have YES/MSG and CBS. And the DVR functionality is great/easy to use.

if you click "1-4 family neighborhood analysis" on the bottom of the page, it opens a PDF with average tax increases by neighborhood. Downtown JC taxes are looking to go up by 50% (unless I'm misinterpreting the table). But...tell me again how the housing prices won't be affected by this?

Most things I've read indicate exactly the opposite:

I've been struggling with this as well and I disagree that the impact will be 0. You can already see it in the list prices and price reductions for existing inventory on the market. I think buyers are finally realizing that the ball is in their court. I have price alerts set for condos in JC/Hoboken/Weehawken, and over the past couple of months, I've noticed more and more JC properties sitting on the market or dropping in price. Of course, part of this is because the prices were too propped up to begin with.

I am in the "wait and see" camp. Of course, many other potential JC buyers are in the same boat, which is what is causing this short term downward pressure to prices currently. No one wants to get screwed with taxes next year.

#1 No - There is no need to issue more debt for this. If it's that important, then make cuts elsewhere to provide additional funding for libraries.

#2 yes - If our beaches get contaminated by an oil spill, and we win $100 million in damages, then all $100 million should go towards restoring and improving these natural resources (after legal fees are paid).

it was crowded but i was able to get near the waterfront around 9ish. Had a nice view of the fireworks. It looked fun with the rides and food trucks - I wish I had gone earlier to enjoy the full day. Overall I had a good time

^^ ok thanks that helps. I wonder if the reval will serve to stabilize prices in DTJC (or even lower them). Then again, people seem to be getting wrapped up in a real estate bubble again so I wouldn't be surprised if condo prices keep increasing, even if the tax bills will go up by a few thousand $$/yr

i have a question about how property taxes are handled now (pre reval). If i buy a condo that had been paying $5k/yr in taxes, will my property tax rate go up based on my purchase price?

Then when the reval is done, could it potentially go up again?

Jersey city to LGA or JFK is a pain. any $ savings in the flight is almost surely wiped out by either A) the price of transportation to/from the airport, and B) the time wasted to/from the airport. If you live in NJ, it's recommended to pay extra to fly out of EWR.

If you are traveling alone, I would take the recommendation from the poster above - bus into Port Authority, then take the NYC airporter.

If you are traveling with someone else - consider just taking a yellow cab once you get to Port Authority. The price for a cab from Manhattan to LGA is around the same as 2 shuttle ride payments.

Thanks for the replies. Here are some thoughts on my experience:

- I drove since I was running late (dumb), and parked in JSQ PATH since I wasn't sure if the small lot across the street from the courthouse would have spots. It is better to take the bus or PATH, and if you have to drive, park in the lot across the street - they should have spots

- I wasn't able to get one of the small desks to sit in, but I did get a seat in the far right hand corner of the room in a folding chair. The seat is next to a window so you can set your bag/coat/food on the window ledge, and you are close enough to the power outlet at the desk next to you so you can plug your laptop or phone in.

- I didn't wind up getting called for a case, and they dismissed everyone by 3pm (and we were told not to come back for the 2nd day)

dumb. Just allow home owners a front driveway, and also change the law to allow a second car parked on the street in the driveway spot. That way you get 2 fewer cars looking for parking spots around the neighborhood (the car parked inside the driveway + the car parked on the street in front of the driveway). Everyone else on the block benefits as there is less competition for the remaining spots.

bump - anyone served on a jury lately? I've also been summoned for the first time - due to show up next week.

- The instructions said to call the night before after 5pm. What are the chances that I get dismissed at that point?

- assuming I show up the day of - and assuming the lawyers don't like me as a potential juror, am I free to go? Or will I just get recycled as a potential juror for another case?

I wish the jitneys would run an express route into manhattan.

start at JSQ, go down JFK Blvd, then turn right at Congress and head into the Lincoln Tunnel via the Hoboken viaduct. It would cut commute times by about 15-20 mins.

Not every bus would be an express bus obviously, but maybe one every 5-10 mins during peak hours.

How do we go about recommending this change?

It won't be quick. If history is any indication, the process will be protracted and painful. But it is necessary.

anyone have a ballpark estimate of what it would cost to demolish an existing 1 or 2 family house and rebuilding a new one? i know it can vary depending on design, features, etc....but ballpark what are we talking about? $50K? $100K? thanks

Has anyone who has purchased a home or condo around here signed an "Exclusive Buyer Agreement"? A realtor I am working with now has asked me to sign it, but I've never heard of this until today and the limited research I've done has turned up mixed results (sign it / don't sign it!).

Would love to hear any firsthand experiences, etc. regarding such a contract. Thanks
