Is the problem house a multi family? if it is, Im sure there is an illegal apartment. If this is the case or there are too many people living there, call zoning and explain all the problems.

we had a very similiar problem on our block. Problem tenants with an abused dog. all the neighbors called animal control, the police etc. nothing worked. finally someone called zoning and reported an illegal apartment. the very next day the house was raided by about 5 different agencies. The problem tenants, the barking dog etc were all gone that day. I heard the landlord was fined $10,000 as well.

I dont feel bad for the landlord because people asked him nicely several times to cooperate.

It depends on what it was assessed for and what it sells for. a good attorney can fight to lower the taxes too.

xerxes-whats your correction ? all I know is my nut is covered by the tenants. (Thanks tenants)

I think I know which 3 family that is. its worth about $150k needs another $50 k in renovations inc separating the heat. would bring in atleast $36,000 per year. thats renovated a 2br for 1000 per unit

its a REO property so the bank is just looking to unload it.

loan of $160K x 6.5 rate =$1040
water per month $100
hall utilites $50
taxes $400
insurance $200

total operating $1790 per month
monthly income $3000 per month

APPROX CASH FLOW $1210 PER MONTH

xerxes -the #'s are even better now for a landlord. usually good 6 -10 familiy properties in the heights & JSQ are 10x-12x rent right now. The larger buildings 20 plus units are even better.

areas like greenville and bergen are seeing even better ratios.

SkepticalHook-you are an absolute clown. these kids are 14 yrs old and it wasnt past a curfew. The kid was hit in the chest 1x. He either had a heart defect or the punch just happened to stop his heartbeat.

This happens in many sports inc lacrosse, baseball, football etc. Last time I checked head gear doesnt protect the chest area. They were wearing boxing gloves which have padding and do offer protection against these types of injuries.

Its a freak accident bottom line. Stop whining and trying to blame someone. No normal parents watch their child 24-7. the kids were in a park across the street from their houses.

now is the time to mourn rather than finger point and accuse the parents of neglect.

There are a few reasons why they do this. 1st it is to reduces the strains of rent control and the other is to inflate the rent roll when they try to sell the building.

I saw this a few years ago when I bought a building based on the leases and rent roll. It turned out the rents were inflated by the 13th free month. No where in the leases did it state this.

the other day some lady littered in front of one of my properties right after I swept it up...I said pick it up lady...she walked over picked it up and said this isnt u property. I told her actually it is..in reality I wasnt that nice.

Get rid of welfare and section 8 in JC and 90% of the problem is eliminated. I really think something needs to be done regarding healthy people that dont work and receive assistance.

Why do they need to live in a city ? the point of living in a city is to take advantage of the job market etc. Cant we build welfare cities in the desert somewhere or take delapitated cities in detroit etc and make them welfare citiies?

The JC school system should implement a program to teach these kids how to shoot more accurately.

It will result in more efficient shootings which in turn will lower (tax payer) hospital bills and avoid innocent bystanders from getting caught up the crossfire. not to mention it will lower the gang population in Jersey City.

another solution is to give these gang members more powerful handguns. these 9 mm just don't get the job done.

crushthedemoniac- Ill tell you how gentrification helps a city.

I'll paint a picture for you hows that.

A 20 unit rent controlled building with most if not all of its tenants on welfare and section 8. There are a total of 40 school age children living in this building. thats 2 per unit(i'm lowballing its more like 4 per unit). Remember the parents don't pay rent,taxes and few in the building work. The annual taxes on the building are $15,000 per yr.

A developer comes along and buys the building He/she proceeds to negotiate with the tenants to buy them out.
They all jump at the cash offers to vacate.

The developer gut renovates the building meanwhile employing local laborers and contractors.

After 18 months all 20 units sell to the new condo owners. Yes many of these new owners are the dreaded yuppies.
The avg tax on this 20 unit building is 5,000 per unit. that equates $100,000 in tax revenue to the city.

There are now a total of 5 school age children(thats a high ball #, more like 1 or 2 children) in the building and none go to the local public schools. this is very common amongst yuppies.

These yuppies also pump $ into the local economy by dining shopping etc paying more taxes and creating local jobs for restaurants shops etc not to mention more useless govt jobs.

lets not forget to mention that many of the previous tenants that occupied the building and their children will end up in the legal system and increase the need for police etc.The sad reality is crime and poverty go hand in hand.

thats how yuppies help a city unless of course you would rather have a disfunctional city. if thats the case move to Camden,NJ. dont't forget to send us a postcard.

Let me start out by saying that I am the farthest thing from a yuppie. I will admit it can be a little much in hoboken......

I think the hate being portrayed on this board is more about the haves vs the have nots. worry about yourselves. Stop whining. I have liberal and conservative friends living in Hoboken. Some are musicians, artists and others are in corporate.its not all one type.

Do me a favor grab a beer on a sunny friday outside texas arizona and tell me how the women look that get off the path train. maybe thats just it ! Cant score the hot chicks? or maybe your one of those angry chicks that doesnt shave her arm pits?

Its a fact? the same apartment would go for atleast $1800 in hoboken so I think its all relative. The renter looked at hoboken and downtown JC as well so I dont think I took advantage of anyone. Wow there are some real losers on this board.

Those were facts in order to make my case. I was defending my track record by stating what experience I have in real estate. It might come off as bragging.

I probably could have gotten slightly 1000 if I waited. But 1 month lost rent is approx $85 per month off the rent. over $1020 is the number I was getting.

My prices were a little above market from what I was told during good times.

less profit is better than geting foreclosed on....Isnt it?
