If the problem is in Chelsea, there is no way that only the JSQ train should be affected. And there is no reason that a repair should take so long. What they have done is cut the frequency of trains by 50% by canceling the JSQ train. They would finish a lot faster if they stopped both lines. Or, they could cut the number of trains on each line by 50%, but that would inconvenience the riders from Hoboken. As usual, JC is getting screwed. And the travelers on NJ Transit trains terminating in Hoboken are getting preferential treatment. Like they do every day.

From PATH Alert:

Train service on the JSQ-33rd line & HOB-33rd line is suspended indefinitely

NJT is cross honoring PATH ticket holders via Bus and Rail

I often hear this when PATH service is suspended. How exactly does this work? Are they saying I can just get on a bus or train, flash my SmartLink card, and ride for "free"?

I really don't trust this.

It doesn't matter if YOU are willing to spend more of your salary on rent. Developers/bankers/loaners use guidelines such as 40x (current going rate in most of NYC) because they know that is a PRUDENT risk for them to take on. Allowing people to commit to expenses that high relative to their earning power/capability is part of the reason why we found ourselves in the mortgage crisis. Some people just can't manage their own finances and do not understand money and are too often too willing to accept risks that are not prudent.

This is very true, just because you want to rent doesn't mean a developer will let you. Still, the guidelines are pretty flexible and I think they allow pretty high percentage of salary before they reject you.

Another thing to keep in mind is that 40% of your salary can leave very little wiggle room when you're making 30k, but a lot of discretionary money when you're making 100k.

No it can't. $100k is a really mediocre salary and no way that will be true unless there's a huge bonus involved.

It's mediocre based on what?

Seriously! HOW in this economy is $100K considered "mediocre"? What mid- to late-90s planet are you living on?

That is a key phrase. There are a lot of people on food stamps today. Some are middle-class people going through a tough time during this economic downturn. But A LOT of the recipients are working minimum-wage jobs and have no time to plan meals or peruse the grocery circulars for sales. They are even more screwed if they don't live in an area with a supermarket. Bodegas are expensive if you are living on $4.20 per day.

I think this person is talking about the former parking lot on 4th and Erie. It looks like they are putting up a building on that site. Probably condo/rental units.

I got a coupon from delivery.com so I decided to give Alex's a try. I ordered a pizza with eggplant and a tossed salad.

They delivered within 35 minutes. The pizza was on par with other "grab-and-go-slice" places. Not bad at all. I just wish I had a choice to get a smaller pizza (I was only offered large or extra large). Salad was good. It came with chunks of mozzarella.

Overall I think it's your average pizza place. That said, I'll probably order from Carmine's since it's 2 blocks away from my apt and it's more convenient to pick it up.

I used Reliable Jim's once. (201) 736-7301. They are in JC. They are licensed and insured.

I had them haul away a mattress, box spring, an old bureau, and a few other heavy items. I'm on the 3rd floor with no elevator. They were in and out within half an hour. I was charged around $250. Much cheaper than 1-800-Got-Junk.

NOTE!
Before you end or break a lease, you must understand a basic rule about
landlord-tenant law in New Jersey. Because of the Anti-Eviction Act, you cannot be
evicted simply because your lease ends. As explained in Chapter 9,
The Causes for
Eviction,
on page 56, a tenant can only be evicted if the landlord can prove one of the
good causes for eviction under the law. The ending or expiration of a lease is not a
good cause for eviction. This means that, however long your lease, you do not have
to move just because your lease has ended. It also means that, unless you or the land-
lord end your lease, all yearly leases and month-to-month leases automatically renew
themselves. The only exception to this rule is if you live in a building with only two
or three apartments and the landlord lives in one of the apartments.

http://www.lsnjlaw.org/Publications/P ... Manuals/TenantsRights.pdf

Don't believe for one minute that if the building is a 2 or 3 unit owner occupied building that things are easier. I have 2 units, I live in one. And even though I had more rights than say an owner with over 4 units, Jersey no matter how you slice it still does everything possible to protect the tenant. I had a tenant that decided he wasn't going to pay rent after Sandy. I went through all the steps of notifying him that his lease would not be renewed & that the premises were to be vacated, yada, yada, yada. Well this motherf-er went out & hired the biggest scumbag lawyer in the city because as he told me "I will leave when I want to & you cannot do anything about it. I had to get a lawyer. I got stiffed for 6 months rent & $3k in damages. The little bastard still sends bills that he doesn't want to pay to my address even though he moved out almost a year & a half ago (no forwarding address to me or post office). I managed to run down his mother's address & now she gets all the hospital bills for his "operations".

This rule also extends to "owner-occupied" roommate situations. I rented out an extra bedroom to someone I wound up having problems with (luckily nothing too terrible). I had to have "just cause" to get rid of him. Luckily he had to leave the country.

I always thought I'd rent my apt out some day. Nope. I have a friend who's a lawyer and does a lot of tenant-landlord cases. The stories she's told me makes me never want to be a landlord in NJ ever.

I will not be surprised when a ticket shows up in the mail. I am here to try to understand the consequences associated with a red light camera. Is it zero points and $85? My understanding is that it still can impact my insurance, right?

Thanks for any insight! :)

I did the same thing as you at the same intersection back in April and have yet to receive a ticket. Maybe you won't get one?

NYC vs NJ property taxes
#81

I was talking to someone who just bought an 875 sq ft apt in Greenwich Village and is paying 5k in property taxes.

A friend who has an equivalent apt in Brooklyn is paying 1/2 of my property taxes.

I own a 675 sq ft apt downtown JC. Why am I paying more property taxes by being NEAR NYC than being IN NYC?
