Rent income / loss has been treated as passive. Once your adjusted gross income goes over $100k, the tax advantage of owning investment property (ability to take losses against your active income) pretty much goes away.

So far I haven't found any articles on changes, if any, to the tax treatment of real estate income / loss.

How will the new tax reform laws affect real estate investors?
The new tax laws aren?t doing any favors for homeowners, but the same cannot be said for real estate investors. The tax bills in the House and Senate are very business friendly. Right now, real estate investors pay much of their taxes as ordinary income. The highest tax bracket is 39.6% (which will also likely change), so on rental and flip income, most investors pay high tax rates based on how much income they make.

Most real estate investors use LLCs or S corporations to do business if they do not simply pay taxes as an individual. When you operate these types of businesses, the income passes through the corporation to the individual. In both the House and the Senate bills, pass-through tax rates would drastically change. If you were in the highest tax bracket, instead of paying 39.6%?or whatever the new highest rate will be (possibly 38)?you would pay 25% on pass-through income. The senate bill has some restrictions for those that make over $700,000, while the House bill does not. For those who have rentals or flip houses in a corporation, you will likely see big drops in your tax bill. I have 18 flips going at the moment, so this could literally save me hundreds of thousands of dollars in taxes in the next couple of years. However, some of these rules may not take effect until 2019.

The new rules change the corporate tax rate from 35% to 20%.

Here are some other changes that will benefit real estate investors if the changes make it into the final bill:

The depreciation schedule will decrease for rental property owners from 27.5 years to 25 years on residential properties and from 39 years to 25 years for nonresidential property.
Landlords will still be able to deduct their interest from mortgages in full on rentals they own.

The Senate bill left the $1m interest deduction in-place, and 10k in SALTs. If passed, RE prices won't tank on policy.

Think Dolomiti is right, JC property prices will continue to be driven by supply and demand.

What's the latest on PTE and the tax bills wrt rental income? If passive rental income is treated at 25% - there would a pickup in buy-to-rent sales. It also remains to be seen whether JC benefits from a bigger shift out of NYC.

Refinance now. Interest rates are going up along with costs. The reval will have no impact on that.

Blue Apron have serious logistics issues. Missing ingredients every week. Last week they sent 2 entirely wrong recipes. I gave them every chance to fix and deliver. Best they could do was a Blue Apron credit.

Told them - you don't walk into McDonalds. Ask for Big Mac,Fries and Coke. Given a chicken-burger, Fries and Sprite. Then be happy with a refund and told to come back next week...

That's how these dumbf@@ks run their business...

I used to rent a similar parking space in a waterfront building for $100/month for ease of commute to downtown Manhattan. No doubt properties near the waterfront or PATH can fill their spaces. Parking lots elsewhere look like the lot at Newport mall.

Hmm, I'd have thought the opposite more likely true. An apartment with a parking space is worth more, it's assessment is more, and consequently it has higher property taxes. Nope. The pilot (city revenue) is based on number of units x sq footage. The parking space doesn't enter that equation. If eventually those units convert to condos, the parking space would count very little towards a tax assessment, even if the parking was deeded - since it's not considered habitable space.

There is some benefit to the developer for have some available parking, and typically that's an add-on charge to a rental. But I'd bet every developer in JC would prefer to build more units and less parking - since most of it goes to waste.

The best school systems on the planet are federally funded. I don't think JC is doing anything wrong by taking advantage of local credits in what is basically a f%%ked up system. I'd be entirely happy if local whiny moms and pops pay full sticker price for the education of their kids. But I see neither happening....

It's a pretty simple solution. The businesses that want to stay open past 10pm or so pay the $60k/year or so for security - or hire their own security that patrol the plaza.

But why is all the road digging going on over the winter? My street isn't cleared - likely because the plows can't clear streets with the metal plates covering the excavation.

There are very few low-cost home security options unless you are tech savvy. Over the years - the most dependable and low-cost (relatively) diy system for me - has been my logitech alert system.

Other things you might try:
- Cable/internet provider - might have something.
- Canary: Blurb is promising. Personally wouldn't trust it. https://canary.is/flex/
- Blue Iris: http://blueirissoftware.com/ - you need to be tech savv. Set up your own server...
