These are open platforms and it is based in the honor system, big joke implementing that in JC.

Most folks who don't need the headache of being ticketed pay the fare, the enforcement is via random checks by uniformed clowns masquerading as far inspectors checking tickets when they very seldom board the trains and even then it is very selective who they ask - a certain element never get checked and are allowed endlessly to ride for free.

No surprise with CIA officers as executives on the light rails parent company URS:

Reality is outside of the commuter hours the HBLR is a free shuttle bus for the ghetto of JC - MLK and Richard Street et al.

0 fare inspectors doing their jobs and the company is not even NJ Transit who runs it:

http://businessfinder.nj.com/21st-cen ... orp-jersey-city-nj-1.html

All parts of the system have been farmed out to bullshit huge corporations getting their hands in internal US infrastructure via government tax dollars, Raytheon was somehow one of the parent companies involved via 21st Century Rail and Washington Group International now URS.

https://en.wikipedia.org/wiki/URS_Corporation

It is called corporate welfare and it pays well if you get to ride for free.

brewster or anyone, i need some advise on a full kitchen renovation.

This time it's for my own kitchen not investment property, so i want go a bit high end. I plan to order cabinets from cabinets.com and countertop from a TBD source myself.

But i am not sure how that will go with contractors, do I just tell them to go pickup the countertop from the store i ordered from? and the cabinets will be shipped to my house.

What is the normal accepted process with contractors, can i buy my own kitchen cabinet and countertops? I am just lost in the logistic details on how to properly size/order the cabinets/countertops and how the contractor will get them.

In the past, i just get an all-in quote from the conractor and off they go and does everything.

Your contractor will draw the layout you agree on - WITH HIS DIMENSIONS.

Any cabinetry or counter tops should be ordered (or priced) from those measurements.

For stone counters the bases will need to be in place (the ground cabinets) and they (the counter ppl) will come and make a second EXACT measure - you hand them the EXACT sink to use so that cutout is exact and *they will ask to install the counters as they are liable for moving it and preventing any chips - most general contractors don't want to deal with that shit and a chipped countertop or ill fitting counter top is a liability.

Good carpentry is much harder than it looks.

I want to make sure it's a material that most people looking at the place to buy would like.

Suggestions?

Most people will want to put their own tastes in countertops in so your return on investment is negligible, unless you're gutting out all that goes with it i.e. new cabinets, dishwasher and sink - easy few grand at that point.

Sounds like your counters are so small check this place out for great prices and installation :

New York Stone ?
Stone Supplier
Address: 31 Howell St, Jersey City, NJ 07306
(off 1&9 - best to go to the base of Broadway and it's right there off 1&9)

They service higher end revamps in NYC so their remnants @ this factory are often sweet and they like selling them local.

This does not always work, There was a property sold a few months ago down the block from me for 300k and another abandon property 8 months ago that sold for 40k.

It would never work as the Fulop/Ogden Ave example proves.

Who would want to upset their 'base' by being the guy who raised city property taxes just prior to running for Governor.

Your basic error is calling it tax on appreciation. It's not. It's a tax on VALUE.

They're getting the same services from the city that taxes are supposed to pay for. If staying where you are is more meaningful than taking the cash and moving, it's easy to extract the cash to pay taxes. But having your cake and eating it too is unfair.

What is the "fair" way to establish value ?

Comps of recent property sales in that area ?

Still totally subjective considering some ppl do gut renovation revamps on their properties and others are still using heating
oil (intently applied to Fulop's Ogden Ave 25x100 lot).....

It's the inevitable for property taxes to adjust, but who determines fair market value on the properties?

Location alone and or some type of algorithm ?

Seems to make blanket assessments on property values will bring out the best in people.

Podewitz's has killer stuffed cabbage , true old school JC spot.

Now assume said peon lives in his same small New Jersey apartment and commutes back and forth to his same pointless basement job in New York 480 times a year for 30 years.

If you were to travel through there twice a day, every weekday - even with 20 paid vacation days every year - for three decades, that would still work out at $1.38 for EVERY commuter for EVERY time they walk through there for 30 YEARS.

But hey, you can't put a price on feeling important folks.

Or being referred to as a peon.

Proof is in the pudding, maybe you'll gush when walking thru that transit hub.
