Worse is the fact that they have refused to create multi-use fields, so there's no place to play soccer. When Enos Jones was renovated we at HPNA asked, and were ignored. We now have a padlocked NCAA field, but no place for 8 year olds to kick a ball around without risking Minnie and her cohort calling the cops.

They should do like they do with everything, sell it to a developer. The old London Bridge had residents and shops, why not a new life for the Skyway as a linear neighborhood? It's kinda like Port Liberte with killer views and restricted access, but a close commute. They could hardly do a worse job of maintaining it.

It's the area around Riverview Park (Fisk Park?), which is between Palisade and the cliff, from Bowers south to Griffith.

It's an interesting area, luring some shockingly affluent people (for the Heights) to some great housing stock with stunning views.

GP, not that I would put much behind the typically poorly written and researched JJ article, but I think the phrase confusing you is "The recipient pays substantially more in "payments in lieu of taxes"". I believe the comparison the inept writer intends is to NYC abated property rather than equivalent unabated JC property. My understanding is that our abatements cost the owner less, but JC gets all of it rather than sharing with the county and schools.

Exactly. The police are always there and often Steve Fulop. The next meeting is next Wed the 7th. Several traffic signs in the neighborhood are the result of HPNA action.

Speed bumps have been controversial because of the noise and potential vibration damage to nearby older buildings.I

Personally, I think red light cameras should be privatized. A split of revenue between city and vendor, no points for the driver so positive driver ID isn't an issue, and everyone but the scoflaw is a winner as they proliferate. This works for gridlock too, if you're in the intersection when it's red.....

Not a chance, we couldn't even get the ballfield at Enos Jones to be dual use, the baseball mafia is too strong here. Any space large enough is either owned by developers or going to be sold to them by our perennially broke city.

The worst thing I've seen in the plan so far is evicting Camp Liberty to make more ballfields. there's no way that makes sense especially in a kids/acre/hr calculation. hundreds of kids all summer can't be beat by a couple of diamonds.

Exactly. And if weekend films at the JCM were a great success, it might inspire a commercial venture on someone's part. I certainly wasn't proposing nightly films there, mainly because I don't think the demand is there. But who knows until you try?

Now all that is needed is someone with the energy and time to push the museum.....

Nah, indie movies on a screen ain't my jones, I barely get out, but it surely seems the way to go if it's what you want. If they managed to schedule something remarkable enough maybe I'd go. I'd sign a petition if someone went that far, I think it'd be great for Downtown.

I know it's pathetic, but I'll bump my own post because you guys are even more pathetic with fantasies about buying the ex-synagogue.

If you REALLY want indie movies, a public campaign directed at the museum could REALLY work. Come back to earth. This is a publicly funded arts organization with a mandate to serve our community possessing an underused theater in our backyard. HELLO!!?

Mikhailov owns the practice in the mall, I doubt he does any of the work, it's a large revolving crew of young dentists, different every day of the week. Had a root canal & crown done and I thought the work was okay until I found that he had missed a root. What a huge PITA.

When was the last time a talented outsider was recruited for a JC govt job like Booker did for police chief? As long as our govt acts like a mob family we'll be screwed. The Parking Authority is simply the most publicly visible point of failure because its SUPPOSED TO MAKE MONEY as opposed to all the other failing services like police and sewers.

A while back we were discussing a "historic light" zoning idea, and no mention was made of a design standard. Is this an actual zoning standard, or simply a "guideline" for those inclined to follow it? Where can this be found and who is responsible for compliance, if compliance is actually required not suggested?

I'm impressed that it isn't a real estate porn job, but an attempt to integrate the gentrification phenomenon in context of DJC. My favorite line is "In Jersey City, it?s not a cycle at all. It?s happening all at once." Yeah, we got no grace period before Trump made his appearance.

The swing for the fences in terms of balancing thoughfulness about historic context and snark with typical real estate interviews makes me forgive some of the factual exaggerations and errors. There's only 2 dollar stores left! they're almost an endangered species!

Definitely better than most treatments we've gotten. At least there were no references to "Hamilton Square Park".

HPNA has been all over this issue. Come to the meetings on the 1st Wed of the month to keep up.

These are being built by LeFrak on top of the existing 10th st embankment with breaks for driveways on Monmouth St. They tried for far higher density than allowed but were forced back by HPNA and other interests.

The bright side is at least one is a nice retro "loft conversion" design reminiscent of the large warehouse on Coles at 15th St with large, many paned windows. Personally I'm disappointed that Lefrak builds hundreds of new apts on 10th without putting in one storefront, so the residents will need to get in their car to get anything at all.

I don't know what the "planning dept" does all day, but I've seen no evidence of planning.

Ex: The "Jersey Ave Redevelopment Zone" was created, and developers started drawing up residential buildings for the area, a whole new neighborhood. Did the city think: Hmmm, new neighborhood, maybe we should plan a park there on the land we already own? Nope, they sold it to a developer. Similarly, why was Lefrak allowed to create an entire city without a single real park?

As far as I've seen the planning dept is 100% reactive to developers notions, not proactive in planning what the city should be. So, expecting such highflying planning like dealing with increased commuter population is absurd. Better hope somebody figures out how to properly run a ferry business.

Very true, but there's also no common courtesy FROM pedestrians towards drivers. I can't say I never jaywalk or ride a bike the wrong way up a street, but when I do I acknowledge that in any confrontation I'm in the wrong. I try to give way to the pedestrians or vehicles that actually do have right of way, or at least speed up my walk, rather than slowly agressively stroll like most kids.

As for the driver, who knows what he thought, but I've always been amazed at people's willingness to bet their lives on the fact that I'm not distracted in some way while driving down a section where there shouldn't be someone in the middle of the street.

A mall might be more than necessary, but I've been saying for years it needs to be one way from Jersey to Grove. Cars & trucks illegally parking on the S side force cars and bicycles into dangerous traffic. Also, doubling the available meters would be a boon to businesses. If I'm in my car rather than on foot or bike I'll go elsewhere, rather than waste time with a futile search for parking there.

You should clarify to us whether you're looking to write a "real estate porn" fluff piece about all the cool people moving to a popping, relatively affordable neighborhood just across the river, or a real study on what happens when gentrification meets old line Hudson County incompetence and corruption.

The former has been done, the latter is Pulitzer material.

This is a city of 240k people with a huge building boom that still manages to be broke. Even the Parking Authority (you know, the people who give parking tickets and manages the lots) contrives to operate in the red. Imagine the malfeasance that takes!

The beautiful brownstone neighborhoods aren't so lovely underneath, everyone's basements flood with sewer water when it rains hard because the 130 year old sewers are crumbling and not only isn't there money to modernize them, they don't even have a plan to if they did.

While the few historic districts are treated to strict controls on every external detail, elsewhere in the city, blocks of hideous "pink sugared brick" staten island type 2 family mostrosities are thrown up as fast and as cheap as the carpetbagging developers can do it.

The first person who showed me real estate in JC said "you can manufacture plutonium in Jersey City if you know the right people", and in 9 years I've seen little to prove him wrong. But he was too cynical, as he was unloading his holdings in 97, and left millions on the table. That's a JC
story too, as people sold thinking "this can't go ANY higher!" . But it did, and you now have people in townhouses who paid literally 70 times what their neighbor paid 35 years ago, and are able to walk to art galleries and french bistros.

As Shreck said, we're like an onion: lots of layers, with a stink.

Perhaps not for long if the suburban tax rebels succeed in gutting the Abbott program that gives us $14k per kid. You know, if you are willing to gamble with short term renters from outside the USA - you might consider creating a furnished apartment and have short leases -- you could get a real premium -- not sure about here but it is common elsewhere.


He's candidly said the current contract runs till august, but he's confident it and his visa will be renewed. So the worst case as far as that is a 9 month lease. I've had tenants break a lease after 3 months. Even holding them to the lease and losing no rent in a transition to a new tenant it was a pain in the ass. You just never know no matter what they say.

I've thought about the furnished apt thing, loosely known as a B&B apt. If I had a ground floor apt available I think I could easily rent it for visiting parents and relatives. Have you looked at the hotel prices around here?!!. I have a nice 2nd floor unit, but parents don't like stairs.
