Re: Looking for info on failed The Colosseum gay night club in JC

You have to be mindful that the neighborhood was very different in those days. Also the folks who started the HPNA in the late 70s and early 80s worked hard to reduce crime and change the composition of the neighborhood. For instance the space that is now the Cole St. Cafe was a destination for drug sales with an actual plexiglass window with a slot where drugs and money would be exchanged. So after much hard and long hard work to change things I would imagine the folks who were than running the HNPA were sensitive to the risks associated with a nightclub and the type of activity it would foreseeably attract. All of the gentrification, improvements and development you see now are relatively new and at least in part a result of the efforts of the folks in the various downtown neighborhood associations.

It is a pity. Me being from Manhattan (a native), I think it would've been great. The area is exactly the kind of place I prefer my nightclubs. As for HPNA, I think they over reacted. Increased traffic? Pahleeze. Did they not notice the Holland Tunnel right next door with traffic constantly running up Monmouth, Jersey, and Erie Streets???

It's not difficult at all to move a case to another county if necessary. But I don't think this situation warrants it. While I don't know the status of the "parking ticket fix" matter what happens at the trial level has almost nothing to do with the appellate level until it gets there. Unlike New York, NJ doesn't have interlocatory appeals which for a litigator can be the biggest pain in the ass. So assuming it's at the trial level the kid isn't involved at all. If it makes it to the appellate level then she should be recused from that particular matter and another Jr. DA would be assigned to it.

While I'm no fan of Healy I wouldn't over dramatize the significance of his daughter getting this job. It's naive to believe that people don't use any connections they can to get a job. Especially in this climate. That's why people network, to benefit themselves and family members when legitimately possible. People join faternities, networking groups, attend particular schools all for the benefit of establishing relationships they could leverage.

This kid went to law school (at the cost of approximatley $120k) earned a law degree, a license to practice law, spent a year clerking for a judge. Give her a break. Practicing law sucks enough.

In a tight job market employers often look at where a candidate went to law school. While Seton Hall is not a top ranking school by any metric, it's not unusual for Seton Hall Law grads to land jobs at the county level with DAs etc. here in NJ, since it's a local school. Also, it's not unsual for criminal court law clerks to end up in the DA's office.

I'm just not sure how typical it is for a clerk from a trial level court to get a DA's slot at the appellate level.

I would have to believe that who her father was may have influenced her securing the judicial clerkship to some extent. I'm NOT SAYING her father influenced the decision at all. Of course familiarity often plays a role in hiring decisions, so I would vear away from any suggestion or intimation anything improper is going on. It's just a reality of life.

Overall she probably is as qualified as the next candidate, unless she was in the bottom quarter of her class. Even that wouldn't necessarily rule her out as qualified; especially since she has in fact passed the bar and it's common knowledge the law school grading system can be screwy. This is a jr. level position and she will have to earn her keep as time goes on.

In terms of a conflict of interest I would say there isn't one. This is a State level job not a municipal one. Conflicts would arise if her father were a State Appellate Judge.

The banks have definitely taken over the running of our country and the average citizen is pretty much disenfranchised in the traditional sense of the word. Our votes now really mean very little.

EXCEPT, we still hold one huge playing card. It would be totally significant to the redirection of the state of affairs of this country if all citizens banded together and went on a mortgage and credit card boycott for one month. This would entail no one making a mortgage or credit card payment for one month. This would be more significant than any goofy march on Washington. We would then demonstrate who actually CAN control the country.

Interestingly, too many people would be afraid of what this would do to their credit. Which is funny since we expect young men and women to jeopardize their lives for Bush's oil and Chaney's defense contracts, but fear of credit problems paralyzes people.

I don't know about the stuff that Heights linked into as I have not read it.

Separately, you do not have a right to be a holdover tenant. If when your landlord presents you with your new lease you tell him you want to go month to month and if he refuses your counter offer then you have to move out. You just can't automatically convert it to a month to month unilaterally. Alternatively, you could sign the one year lease and then break it when you know you're going to move. Keep in mind you may very well be on the hook for the remaining months of the lease or until the landlord finds a replacement tenant, assuming he reasonably attempts to mitigates.

Re: Can landlord 'force' me to renew my lease?

The vast majority of landlords prefer one year leases for a host of reasons. Most notably you have some sense of when you may have to start looking for a new tenant and what your rent roll is going to be for a set period of time. Even in a good rental market like the present it could be a bit of a pain to look for a tenant. For many landlords, the rental income is necessary to paying the mortgage. There are certainly instances when a landlord may negotiate with a tenant to go from a one year lease to a month to month. As has been commented, in those instances the rent typically goes up. In this market I would probably not agree to let a tenant go month to month and ask they move out before the current lease expires. The rental market has clearly heated up in Jersey City and there are plenty of propsective tenants looking for places. Of course there may be some exceptional reason.

While the rent increase seems outrageous, be mindful real estate taxes have gone up dramatically as have water and sewage charges. Of course I'm not at all familiar with the OP's situation, it is something to think about when describing a rent increase as unconscionable or simply being surprised by the increase. The landlords are similarly shocked by the increase in real estate taxes.

Re: Can anyone shed some insight on the Newport Mall lockout of Hamilton Park?

When the LeFrak organization first built and developed the mall and it's surrounding apartment buildings their original intent was to totally block residents of Hamilton Park from having any direct access to the Pavonia PATH stop. Executive representatives from the LeFrak organization at the time articulated in no uncertain terms they did not want people from this area accessing their domain. The Hamilton Park Neighborhood Association railed against the LeFrak organization and ultimately was able to force them to keep the garage and mall open so people could access the PATH train. Otherwise residents would have been forced to walk around to 6th Street.

New Jersey madam busted by feds, boasted that she had former Olympian as a hooker

A New Jersey madam who allegedly boasted her stable of hookers included a former Olympian and a school teacher was busted Tuesday by the feds.

Naira Jalovian operated the high-end ring from her Jersey City apartment, advertising on the Web site Eros.com, according to a complaint in Brooklyn Federal Court.

Jalovian, 29, spilled the secrets of her profession to an undercover Immigration and Customs Enforcement agent posing as a corrupt cop offering protection, court papers say.

The agent secretly taped her during meetings at the Opia Bar and Lounge in East Harlem, Keens Steakhouse in Midtown and a Starbucks in Jersey City.

Jalovian proudly showed off photos of call girls, describing them as a one-time Olympic athlete, a military surgeon, a geometry teacher and a former lingerie model.

"According to Jalovian, she steered clear of drugs, underage girls and clients who were politicians or famous, because this would invite law enforcement scrutiny," ICE special agent Sara Brady stated in the complaint.

Jalovian said the hookers charged $800 to $1,000 for sexual encounters in Midtown apartments with clients who were mostly businessmen and doctors.

She gave the undercover agent - who promised to dig up dirt on other madams - about $2,800 in bribes.

"That's so hot - let's do it," she told the agent after he offered to recruit others to go after her rivals.

Not to be insensitive to the folks who live near the HP Basketball courts, but it's important to be mindful that there are homes near Enos Jones. I imagine those folks aren't thrilled with the noise, parking and other issues associated with the little league that plays there either.

Re: broker worth it for rental?
Home away from home
Home away from home

Friends of mine just rented out a duplex in their town house for the amount you've mentioned, without using a broker. However, they rented out the top two floors so there's no outdoor space. Of course the place is very nicely renovated.

In speaking with a few neighbors and friends, it seems the rental market is heating up a bit, as all have mentioned they have filled their apartments in less than a week after listing. Two of them rented out ground (garden) level one bedroom apartments for about $1,700. with partial yard access.

So while I understand that you want to save the money, I would suggest you give it a try on your own for a week, and if you don't find what you're looking for than use a broker. If the anecdotal observations are correct, the days of no fee broker rentals are coming to a close. So you may want to take advantage of what's left of this window of opportunity to get the best deal you want.

Also, I suspect rents may start going up in light of increases to real estate taxes and evidence of a modestly improving economy. So you may want to think about making sure you're getting a good over all good deal, (ie the right price point, in a good building with a decent landlord) and secure a two year lease with a set year 2 price increase. If you focus on price alone you may find the other costs to consume any perceived savings.

Bad assumption. I've seen many dog owners over the last two weeks letting their dogs pee and crap all over the lawns in HP.

No one in particular should necessarily feel obligated to clean the park. But if you're not going to take ownership of ANY area of the park, there's no value in trashing your neighbors who want to, nor continuously complain about every gum wrapper and gatorade bottle you see on the ground. Negative energy does not advance anything. I'm sure that most neighbors could comment on at least one component of the park they don't like. Still the overwhelming majority of people have expressed great appreciation for the outcome and are thrilled with it. I heard one constituent from the Van Vorst Park neighborhood say Hamilton Park reminds her of Savannah, GA. Other neighbors commented on how much bigger it looks with the new design, which makes the lawn areas look bigger. I enjoy seeing people take their coffee and paper in the early morning hours. Also, impressive are the folks who play tennis super early in the am. The benefits go on and on.

I didn't make the meeting either. Because of my odd work schedule and other commitments I probably won't be able to participate in an organized clean up effort. However, I have picked up a few nights in various areas of the park including both the BB Court and the children's area.

I am sure anyone who cannot participate in an organized effort is welcome to clean up in the park as they can.

Any effort will be valuable and appreciated.

There's no point of arguing with the losers on this site who do nothing but rank on their neighbors who have made efforts to improve the neighborhood.

It's better to take action and take care of this gem we are uniquely fortunate to have.

One thing I couldn't help but notice is that there are slightly more people using the small dog run with their small dogs than people using the large dog run with their larger dogs. This is quite contrary to what everyone said would happen.

Many many people in the large dog run have commented how big it is.

Also, several people have commented that the park in general looks much large as a result of the new lay out.

I would have no problem with closing the BB Court for an hour to make the people who use it clean up.

In terms of the comment that some kids were hogging the courts that's standard practice. Public courts are a first come first service basis. The way to get in is to ask if some of your group can rotate in with the existing group or wait it out. Until the previous game is over. From what I remember, we played 21 point games.

Keeping the court was not only a great idea, it was essential. Clearly a ton of people agree in light of the amount of people using it. But the people who use it should keep it cleaned up and encourage the other people who use it to clean it up. There are a host of ways to inspire the people who use the BB Courts to keep it clean without being aggressively confrontational.

I think everyone and anyone using the basketball courts or any other area of the park should feel a part of keeping it clean even if they are not the one's who liter. Participating in maintaining something you think is valuable is a hell of a lot more productive than ranting about it on line or to your neighbors. Otherwise you should just shut your pie hole.

I think Pat Delaney is the guy in charge of the Basketball League. He may be a good contact to help align the basketball people with the neighbors to keep the park cleaner as well as helping to enforce the rules around the park hours.

This morning I saw a guy (I think his name is Martino), playing basketball who was very vocal about his opposition to the basketball court. So I have to believe he sees value in the courts being there, which I think is good. Maybe someone like him who is using the courts could be best positioned to get the other players involved in keeping them clean.

While it's absolutely no surprise that teenage boys are slobs, if the HPNA organizes a clean up for the basketball court area it may be a good idea to insist that the basketball league participate in that project with the HPNA. This may help build that bridge between the local community which in fact started and supports that league while giving those kids a sense of ownership and involvement in the park.

This morning I had to pick up someone else's dog's crap from in front of my house. Quote:
