Jersey City Home Depot out of car batteries, generators, most pumps.

I drove to eatontown and got a wet vac, backup utility pump (shallower than a subpump), rain gear, extra batteries, extension chords. Still need sand / clay / mulch bags.

It was worth the extra effort and cost for piece of mind.

outside areas near doors are both covered.

both of them have battery backups, but better safe than sorry. thinking about portable subpump in case one of the others fail.

Can anyone recommend flood preparation equipment ?

I am garden level on grove street and have subpumps in front and back of unit.

Thinking about picking up portable subpump, backup generators, wet-vac, and sand / mulch bags.

Anything else ?

Re: Flood Insurance

I am also in a "garden-level" brownstone in downtown Jersey City. We have dual subpumps and are vigilant whenever it starts raining hard (like last night). The space itself is great and the patio in addition to shared backyard really adds alot of space.

I know there was a thread on here recently about flood insurance and whether your personal property (walls-in) is covered in the event of a flood. Someone had mentioned that they have had issues with flood claims because most of the flooding in jersey city is due to the sewer systems and not actual flooding.

In this case, I believe Homeowners would cover personal property inside the brownstone unit. Another recommendation was to make sure that your Homeowners covered any sort of subpump failure or backup.

PathH8er - what area of Jersey City are you in ? Sounds like youre doing a stellar job of preparing if you had no damage during Katrina. Good luck !

Re: Jersey City Parking Authority

I guess technically I was parked in the "wrong" zone, but it seems way extreme to boot someone's car especially when they do have a valid parking pass, especially for property owners.

Not always easy to check signs as street parking getting harder, let alone avoiding street sweeping.

If you lose in court - then you are most likely on the hook for court costs in addition to $110 boot fee, $42 ticket, & $125 towing.

$300 for simply parking in the wrong zone is ridiculous

Jersey City Parking Authority
Home away from home
Home away from home

I came home yesterday from work to find a boot on my car parked on Grand Street. Apparently, Grand Street is Zone 3 parking even though Grove Street and Van Vorst area is Zone 1.

This happened to another person also who lived on Montgomery and had been parking on Grand for a few years. The parking sign which says its Zone 3 near Taqueria is completely hidden by a massively untrimmed tree.

This shows all the different parking zones:

http://www.jcparking.org/pdf/zone%20permits%20all%20zones.pdf

I have been parking all over Jersey City for years and have never seen anyone get a boot on their car for being in the wrong zone - is this something new ?

If you call them, they will say you have the right to fight the charge in court, however -

1) you will probably have to take off work
2) court costs and time to be seen by the judge
3) if you do not have the boot removed within 24 hours your car will be towed, so you will have to pay the $110 to get the boot removed, $125 for tow, and $42 per ticket.

So if your car got the boot placed on at 11:00am, you have until 11:00am the next day to get it removed. Almost impossible if you're trying to fight in court. This seems completely absurd.

Silverman building Grove Street btw York & Montgomery

Heard at the Cinco de Mayo party this year that the developers will be breaking ground this year at the current parking lot site on Grove between York & Montgomery.

Anyone have updates on this including height, number of retail shops, etc ?

Start with a public bicycle sharing program. This would give people an easy way to access different parts of the park and provide a revenue stream in addition.

Re: Flooding on Grove Street

I have flood insurance through our homeowners association and homeowners insurance separately on my own and a sub-pump in the front and back of our unit. No issues so far (knock on wood) thank god, but am glad now that I've done alot of research on here.

Like Jaded said, first-time buying is a big learning experience and was hoping to share this with anyone who is currently in the same boat so they know what to expect and what questions to ask.

Home inspectors are usually limited to what they can see. There was no obvious signs of discoloration due to mold or water damage, so in his mind it was ok.

They also do not check behind walls unless there is some kind of opening such as electrical panel access in a basement. Unless you ask very specific questions, chances are in New Jersey, no one is going to tell you anything. In other states, this is different, and disclosure is required legally.

We learned about the history of damages from our neighbor and still haven't found out everything. To a degree, this is the buyer's responsibility as part of due diligence, but lessons learned. Real Estate can be a f#$ked up game.

You could say that about all of Jersey City, but certain areas definitely seem way worse than others. From what I hear, Paulus Hook stays dry for the most part even though it is closer to the river than Grove STreet.

I guess we just didnt do enough research and relied on the realtor way too much.

Flooding on Grove Street
Home away from home
Home away from home

Greetings all,

Just bought a ground floor condo on Grove Street in-between York / Montgomery and am finding out that there is a history of flooding damages.

Has anyone lived in this area for a while and could possibly provide some insight into specifics of major flooding events ? This information was not disclosed to me during the buying process unfortunately and my realtor was not helpful in educating us regarding the risks in the area.

Also, how does this location affect the resale value of the property ? It is a beautiful 2 bedroom condo newly renovated with shared backyard and private patio space, but finding out this unforseen information has definitely tainted its appeal in my opinion.
