my "guesstimate" is a decline of at least a 10% over a 2 year period .... since 2006 .... who knows ... i have seen condos dropping more than 20% since then .... but you know that (i assume) .....

it seems that it also depends on quality ... and .... "other factors"

you are overpaying, unless there have been some substantial improvements to the condo. since there has not been many transactions in the building (at least what your statement implies), the sellers may still have their 2006 goggles on ... and that is not good.

all in all, at a 5% discount from the 2 year price, the seller is getting a sweet deal ... not you ... you are probably overpaying 5-10% .... NEGOTIATE!

actually --- i am curios what the wisdom of jclist has on prices .....

Jersey City City Councilman Mariano Vega remains an arrogant individual. He is also becoming more embarrassing. After being among 44 people arrested in July by the FBI on corruption charges, Vega ignored calls by residents for him to remove himself from government. He was encouraged by the support of the other members of the City Council, except for Downtown Councilman Steven Fulop. Councilman David Donnelly was not yet a member of the governing panel. When Fulop introduced a resolution calling for a vote of "no confidence" in Vega, again the City Council majority ignored what was best for the city and enabled Vega to do the wrong thing. The council seat is not his personal property. He has lost the trust of the people and should remove himself from office. His explanations for all the embarrassing revelations and his claims of innocence are sounding more and more hollow. Vega said he did nothing wrong. Unfortunately for him, his credibility with the public has evaporated. He wears phony well. There was no bigger example of this than in his reporting of contributions to his campaign war chest. The Jersey Journal reported last week that Vega updated his ELEC filings last month to include $10,000 that was previously not reported. The funds are linked to $30,000 Vega allegedly took from a federal informant cooperating in this summer's federal corruption sting. How did he forget to report the alleged bribes? Did he finally do so under advice of an attorney? Vega is sinking deeper into the quicksand. At a City Council meeting, a city resident questioned whether an engineering firm, T&M Associates, which was about to be awarded a contract, had violated the city's pay-to-play law because it contributed to Vega's campaign. The contract measure was tabled. The Journal found in Vega's May Election Law Enforcement Commission reports that he listed T&M Associates as contributing $600 to his re-election campaign and Dominic Carrino, the vice president of the Middletown-based firm, as donating $400. There was no date for the contributions on the report. Vega lists himself as the treasurer of the account. This would be a violation of the law, which prohibits donations of more than $300 from people and firms that do business with the city within one year of the donation. Then came an even bigger surprise, for some. T&M spokesman Pete McDonough, a partner at Winning Strategies Pubic Relations, said the donations were never made and noted that the company's address on the contribution attributed to Carrino is incorrect. "They checked with the employee and they checked the bank records, and no donations were made," he said. What was Vega's response? "If I put it in there, I must have gotten something from somebody," said Vega. "I'll probably look into it." While he is looking, perhaps he could find the other $20,000 the federal government said he received as bribes. He could probably have more time for his search if he would resign from elected office.

and they are charging roughly $400/sq ft ... blows my mind ...

there must be some flips in the building, and what i understand having looked at the tax records, one owner has not paid taxes for a while and is accruing interest ... anyway, the yellow vinyl siding ads class to the building and emphasizes the architectural vision.

comparing it to other newer developments in that area, this place is really overpriced ...

just by judging the the information on zillow and trulia about the monstrosity, they do not list any sales with that particular address combination. there might be some people renting there ... when i was looking at that place, the whole place gave the impression of a flip gone cold ... the building quality was clearly subpar.

i doubt your are wrong. our fletch2 may even be a flipper, or even worse, a real estate sales professional. since saffron is completed and the "most desirable" units were sold, then the strategy of establishing a floor has failed miserably. if the monstrocity at the corner of 5th and brunswick is listed at $400/sf (of course it is marketed by one of the least professional and most incompetent and unethical brokers in the area --- era avalon ---- ) then having $400/sf for the premium apts is not a real win, me thinks.

it is not only the sq ft/price you have to look at when comparing. in this case, the tax abatement was only 5 years, which presses down prices for the rational buyer. had the abatements been longer, the prices would have been higher.

btw, any new on the condos that went up on the corner by madame claude? anyone looked at those condos? i often walk by there, but i have yet to see a lit window during the evening and night hours?

i would hate to have a one sentence decision after all this bruhahha ...

perhaps he knows what the decision is, but getting there may not be as straightforward as one would hope....

what is really bothering me is the 4k legal bill .... for that, i would not even be able to have a decent lawyer pick up the phone to answer a simple question ....

and even if she is found to be ineligible to sit for the election, there is always that pesky thing called appeal ...

and with the speed the our legal system deals with cases, it may be a few years before this whole thing finds its way through our courts ...

perhaps that is her strategy ....

do as little as possible until the next election cycle arrives ...

Sounds nice, but hasn't happened. At least not as of Healy's last filing in mid-October. Healy hasn't made the contribution. The coroner's report on Shaw hasn't been released. yes ... these guys are playing from a position of inherited power ... they can wait and wait and wait. certainly, vega's choice to report the ill-gotten booty as clean and legal campaign contribution shows that (a) he does not -- have to -- care, (b) has pretty bad advisors or does not listen to anybody smart, (c) pretty full of himself, and (d) does not --want to -- understand what he has gotten himself into.

actually, when i read the news yesterday, i almost thought that this is an april's fools joke ... alas, it is november.

he has not even plead guilty ... yet ... perhaps, he knows more than we do?

giovanni is a great place, and i recommend it. they are fast and do a really good job

i would not recommend the place by the pedestrian bridge in the mall. the experience there was far from pleasant .... i had to take back the same shoe several times before they were able to glue the sole correctly.

the factors in this survey seem to be comprehensive: it considers income, wealth, health, education, and geography. with the weighting scheme within the categories and across the categories not disclosed and with the scores not shared in the various categories, it is difficult to conclude what led to this determination. we may just discount it as a blip and move to some nicer place in the burbs instead ....

it seems that they routinely reassess properties after pulling permits. it is your responsibility to prove that the permits were for maintenance and not for improvements, which is not always clear or easy to do. the rule that activities that consist of maintenance are to keep the property habitable often collides with the rule that activities considered improvements increase the value of the property. hiring an attorney for reassessment would probably cost you 2k, and even that would not guarantee that your assessments, hence your taxes, are reduced.

i hate to say this, but you are probably better off taking the hit of the 25k assessment charge ...

N.J. pedestrian deaths jump after years of decline

Pedestrian deaths this year have jumped 34 percent statewide, the highest number of such fatalities in New Jersey since the turn of the century, state accident data shows.

Through the end of September, 122 pedestrians were killed in motor vehicle related incidents, according to statistics from the state police?s fatal accident investigation unit. During the first nine months of last year, there were 91 pedestrian fatalities.

This comes in spite of a nearly $74 million pedestrian safety initiative Gov. Jon Corzine announced about six months after he took office in 2006. The governor said the five-year program would focus on enforcement, education and engineering by cracking down on motorists and pedestrian violations.

Pedestrian deaths in New Jersey declined from 166 that year to 138 last year.

"Since 2006, we?ve been seeing the pedestrian numbers starting to come down. This year we have this spike," said Pam Fischer, director of the state Division of Highway Traffic Safety. "We?re hoping this is an anomaly."

In just the past two weeks, at least five people were killed by motor vehicles. Four of the accidents occurred in suburban parts of the state.

pedfate.jpgView full sizeChildren, senior citizens and non-English speaking people walking in urban areas are generally considered to be the most at-risk groups of pedestrians, Fischer said. But state data shows that since 2003, middle-age pedestrians have consistently been the largest age group for pedestrian fatalities.

"They?re physically active," Fischer said. "They?re able to get around. They?re not the vulnerable group you think about."

Pedestrian advocates say New Jersey?s nearly fully-developed road system ? much of which isn?t pedestrian friendly ? can make walking precarious all over the state.

"Everyone walks, at some point. At some point, you have to get out of your car and get to where you?re going. But, in the past, highways and developments have been built in a way, it seemed, as if it was assumed as if people wouldn?t walk at all," said Peter Bilton, a project manager with the New Jersey Pedestrian and Bicycle Resource Center, based at Rutgers University?s Edward J. Bloustein School of Public and Planning Policy.

Now, suburban residents are rallying for safer community streets.

At a recent council meeting in Summit, neighbors demanded more be done to improve the crossroad where Carlyse Kennedy, 55, was struck by a limousine service driver near Mountain Avenue and Devon Road on September 28. She died at the hospital the next day.

Patrick Hurley, who was acting as a representative for a group of neighbors, called for caution signs, reduced speed limits and more enforcement.

"The fact is the intersection is dangerous, and it?s deadly," Hurley said of the the intersection, where five roads meet. "It was not a question if a fatal accident would happen at that intersection. It was a question of when. And that question was answered ... when a resident of Summit was struck and killed by a car."

To address the large number of fatalities, the state has funded local initiatives, including decoy programs in towns like Montclair and Denville, where officers pose as pedestrians in crosswalks and ticket drivers who fail to yield.

The state Department of Transportation has also completed 60 pedestrian safety projects, including new sidewalks, revamped crosswalks and new pedestrian crossing signs and countdown signals, throughout the state since 2007, state officials said.

State officials say such programs have had a positive effect. But the responsibility for preventing further pedestrian fatalities ultimately rests on people on the road.

"We really need to focus on getting both pedestrians and motorists to really think about what they are doing out there," Fischer said. "We are all in a big hurry to get somewhere."
