Maybe you do, but I have a bad feeling that many, many people aren't able to see past the price tag of what they buy and consume. If people did see beyond those price tags, they wouldn't support the unethical treatment of animals and our natural resources by demanding and expecting increasingly lower prices.

According to the tax record, that is a single unit home. Not a two family. I would be interested in learning more about its current situation. It is definitely a nice looking property from the outside. I would guess that the inside probably needs a ton of work and they ran out of money. It wouldn't make any sense to spend so much money on fixing the outside and then sitting on it.

Based on the amount of electric boxes they put on the outside, I was figuring they were going for a multifamily. They might not have changed it in the tax records yet.

Maybe that is the hold up? Perhaps that couple bought the property hoping to turn it into an investment rental property and haven't been able to get approval from the city to change its zoning/classification into a multi-family dwelling?

In any case, a quick search in Google shows this couple lives in the Bronx and they're getting married next year. Maybe they are too busy now to see this through now.

During the last World Cup, I remember catching a few games at Zeppelin and having a great time. People got really into it. Not sure if I would call it a Team USA soccer bar, but I think any bar showing USNMT matches will have a lively turnout.

Hey, Monroe. My recollection, from a few years ago, is that someone bought the property and started to renovate it. When the work came to an abrupt stop, I assumed that they ran out of money, or couldn't borrow any, when the economy tanked. Looking at the tax record information online, it seems like that bears out. The property was bought in 2006. Also, I gotta say, it is a steal! That entire brownstone is paying under $3,700.

Well, the rent prices are realistic if people are willing to pay them. I am continually surprised by the prices being commanded by some of the new development in DTJC. Warren at York is essentially fully leased, and that was an expensive building, with many units surpassing 4 and 5 thousand dollars. Heck, their cheapest 1BR/1BA (only 734 sf) was $2,300.

Re: Bergen Lafayette?

Just to clarify on the parking at The Foundry and the LSP Park & Ride lot: as Monroe points out, the owners get a dedicated spot. As for renters, they get a free spot, but not a dedicated (i.e., numbered) spot. I don't know of any renters paying to park on the lot, but maybe they are now charging newer arrivals, since parking is probably maxed out.

As for the LSP Park and Ride, it is only $57.50 per month, so essentially a steal. The trick to LSP is to stop at any of the ticket machines on the 20th before the beginning of the month. That's when parking passes go on sale. Also, if a machine tells you it is out of parking passes, try a different one. It has happened to me twice that a machine may be out of them, but the other ones still have passes for sale.

As for the people who think they may be "affected" because of more development, I am sure it can all (or, almost all of it) be boiled down to parking. Because, honestly, how is new development in our area going to be detrimental to the neighborhood?? No one is entitled to free parking. Park at the LSP Park and Ride lot. Or, drive around to find a spot. Either way, I think this new development is great news and (hopefully) a harbinger that the area's development and improvement is back on track.

I really wish they would stop the madness and just get rid of it. It would be more useful to make it into regular steps. As for an elevator, I believe the PA has been fighting tooth and nail to NOT do it. As long as I have lived in JC, those Grove St Station escalators have been a JOKE. They are out of service more often than not. It is truly UNBELIEVABLE that such a short escalator can possibly need so much maintenance/repairs. If that is not proof positive of the snow job that unions are pulling on all of us, then I don't know what is. Get rid of the damn thing and make it into a stairwell. During rush hours, that side of the station gets pretty crowded, especially on days when the plaza is in use for special events.

Re: JC to Governors Island

There are several kayakers in this board, so feel free to post your questions. I don't do a whole lot of it, but when I do go out, I usually head into the Hudson, paddle around Liberty Island and come back in. I haven't done a full Hudson crossing, but I will likely do that a couple of times this Summer.

I would add that anyone intending to go across the Hudson should have very good upper body strength (the Hudson can get choppy at times, and the currents can also be very strong) and must be very comfortable being out on the water on what is a very vulnerable craft. Lots of traffic out there, and lots of ass hats boating at high speed, leaving wakes that could flip your kayak if one is not careful. But, it is definitely fun. I go out on a two-person inflatable, and bring my dog with me. He rides in the back and gets a kick out of it.

There is no ferry into Governor's Island from JC but, if you are so inclined, you could kayak to it. It is just under 2.5 miles if you launch from the south side launch area in LSP (Liberty Island is about halfway there).

NB - If anyone is interested in kayaking to Governor's Island, make sure you get a NYC boat/kayak launch permit. It's cheap ($15) and a requirement to arrive, or depart, from any of the city boat launches.

As for lap swimming, I just confirmed that in prior years the lap swimming hours were 7 AM - 9 AM, M - F. Here is the press release from 2012: Pool Schedule 2012. It will try and get a confirmation of lap swimming hours later this week if none are posted on the city website by then.

Spoken like a true idealist... What do you think would happen if this was instituted?? Guaranteed that MANY kids (probably spurred by deadbeat parents) would game the system and simply fail several grades along the way to graduation to increase their pot.

-$2k instead of +$2k for a failed grade. Problem solved. Of course anything can be "gamed", but most of those can be fixed by laying some ground-rules.

The idea revolves around giving kids some real incentive to succeed. A motivated student will overcome immense obstacles including bad parents, bad schools, bad curriculum, bad teachers and bad environment. And the benefit of this kind of approach is it gives money directly to the kids and their communities, and not to the various education interest groups feeding at the trough.

As far as needing a billionaire to sponsor? Heck I'd support an across the board 10% increase in inner City school budgets to pay for it. I pay too much in state and county taxes already, but long-term the pay-back could be huge.

Again, noble ideas, but based on hopes and not reality. This idea has already been tried, in many places, and it has always failed. Have you seen the documentary Freakonomics? There was a segment there on this very idea. Incentivizing kids with money seems to lose its appeal/effect as they get older. It apparently works well into the tweens, but it then loses its effect, and sometimes with really bad reversals.

Here is an article from the NYT on the subject. It is based on a similar program in the UAE. NYT Article

Here is a quote from the article:
"There is no evidence that paying people helps them learn ? and a lot of evidence that it doesn't," Mr. Deci said. Then why do parents ? and governments like the U.A.E. ? resort to paying students? "Because it's easy," Mr. Deci said. "It's much harder to work with people to get them motivated from the inside."

Dude, again, you keep slinging accusations my way and you know nothing about me, or what I do. I am an IT consultant, with a specialty in networking and traffic manipulation/management. But, because of the nature of my work, I have a lot of knowledge about the industry and how it all works. You, on the other hand, keep showing your ignorance post after post. Keep at it.

As for the $200 billion dollars you claim they pocketed, even the article goes on to the explain that a portion of that was simply wasted due to bad legislation.

And, for the record, I don't defend the ISPs nilly willy. I think most of them are crap. I absolutely abhor Comcast, but I really have enjoyed my FiOS experience to date. In over two years, not one outage, decent customer service and reliable internet and cable. But, in the situation of Netflix and the ISPs, I do side with the ISPs.

I would also add that unlike what your quoted article claims, I don't think we (the USA) pay a lot for the internet access we have. I have friends overseas who are always surprised to hear how little I pay for the internet broadband speeds I enjoy. The same level of service in Europe is costlier, if even available.

Mornings are definitely (or, were, in the past) for lap swimming, even during Summer months when school is out. I believe the first hour and two were such designated.

Afterwards, it gets really crowded to the point of being unpleasant.

And, I echo the comments of others: nice place, good facility. Lots of lifeguards on staff. Friendly people, for the most part. Starting in mid June, I will be going in the mornings to do laps in the mornings when not running.

So, can we conclude the foretold increased enforcement is not going to happen? It's already almost June. If they are really planning to step up enforcement, they are sure dragging their feet.

In less than 5 months, Winter will be here again and not many people outside to complain about free roaming dogs, or dogs running off leash (since their owners will only take them outside for quick trips to relieve themselves).

You obviously have NO IDEA what you are talking about if you think that there is "essentially" a monopoly, or duopoly, in ISPs. The "last mile" providers of broadband internet to people's homes are many, but they pale in comparison to the amount of real backbone providers out there. And, the fact remains that this problem was created by Netflix.

No. I do not work for an ISP, but I understand the issue much better than you do, as I work as a consultant in similar matters for other clients. My particular specialty is in networking and traffic management.

The article you posted is from 2007 (!!). Do you realize that Netflix at that time was barely generating any significant network traffic? The issue back then has little bearing on the issue today. Residential broadband back then were xDSL networks. Today we are talking about much bigger pipes and different technologies. Educate yourself about the issue. The issue was brought about because Netflix CHOSE to implement a new streaming format that is SIGNIFICANTLY higher in size, leading to all the bandwidth being consumed unnecessarily. They then turned around and essentially demanded that all ISPs buy from them special appliances that would cache content and alleviate traffic on their networks. So, you have a company who overnight increased their traffic, unnecessarily, and demanded that in order to help with the problem the people carrying their traffic could pay for expensive appliances and incur network improvement costs. THAT'S extortion. Netflix wouldn't be paying all these ISPs if they they weren't in the wrong.

Netflix paid Verizon's extortion fee, so Verizon decided to do their job and make sure their paying customers were able to receive a service they already paid for.

BS. It is NOT an extortion fee. Netflix DECIDED to unleash massive amounts of traffic by implementing a new encoding stream, and then pretended for all providers upstream to suck it up and handle their increased traffic.

This would like a trucking company opening shop in JC, and all of a sudden you have hundred of thousands of trucks driving through the local streets of DT JC and the company expecting the city government to provide bigger and better roads to handle the truck traffic. If that was the situation, everyone would expect the company to pitch in to improve the roads and/or help alleviate the increased traffic. Why should Verizon, and every other ISPs, have to invest hundred of thousands, or maybe even millions of dollars, out of their pockets, to increase bandwidth to handle the Netflix traffic?? Netflix should pay for those improvements, or provide their traffic caching appliances free of charge.

Astor Place is nice, but that is certainly not South of Communipaw, so it never occurred to me to suggest that area. I have been familiar with the area going back about 5 or 6 years. Back then, you could tell it was starting to turn a corner. Several burned out rowhouses were being gut renovated. I got to poke my head inside of one and I was very impressed with the work being done. Despite its area, it looks rather quiet. One downside I can see: traffic from Summit into Grand and Communipaw is heavy at times, and the surrounding roads are nothing short of atrocious. Potholes everywhere, and whatever surfaces are free of potholes, are very, very uneven.

The Library Hall Lofts should have anchored a neighborhood revival, but the economy tanked and that area has languished a bit.
