Cankicker is right, most management groups usually work with small margins since the developer always underestimates the monthly condo fees in order to entice buyers.

they usually dont care if you fire them because you are going to get same service or worse unless you pay alot more.

Heres another scenerio, single mom on welfare gets more food stamps and larger section 8 voucher the more kids she has.

So she has 5 kids form 5 different fathers, none which are ever around. Kid grows up in a broken home. He doesnt have much of a chance.

Mother smokes dope and on and on and on

and the dems get more votes come election time

oh and the poor kid gets shot because he was involved wit ha gang or maybe he just need the gun to protect himself or maybe he was framed. regardless he never had any direction or a chance in life.

Thats the reality. It sucks

that was my point. the Republicans adapted the party adapted to get the votes. This is something the dems cannot seem to figure out. Winning an election is all about strategy. The dems dont seem to have one.

What people fail to realize is the republican/independent party already one upped the dems by electing a moderate as their candidate.

McCain is far from a conservative, hes a moderate at best. This is just the latest in a series of brilliant chess moves by the GOP to secure another presidency.

The last election was almost laughable, all you have to do is watch the two conventions.

On one hand you have guiliani and arnold electrifying the audience (yes dems were impresssed too) and on the other hand you have Kerry's crack pot wife babbling about god knows what.

The truth about Obama is coming out. He is so far left he makes Hillary look conservative. He will alienate the independent voters. FYI thats the key to winning every election. His DIRECT ties to the controversial minister as well as other black extremists and far left supporters will cripple him. the only people that wont see this until the election is over are the far left supporters, hollywood and the press.

McCain in a landslide if obama is nominated. If hillary is nominated it will be a much closer race.

crime is an issue in ALL parts jersey city. The criminals know most law biding people are walking around the streets unarmed therefore making them easy targets. The criminals are brazen enough attempt home invasions for the same reason. I really dont see things changing until we get rid of this clown of a mayor and the other loon corzine.

Until we get some Guiliani types it will be the same old story. Thats the reality.

That being said gentrification in the heights has contributed to vast improvements but alot more work needs to be done. I think that in 5-7yrs when real estae stabilizes we will see this gentrification continue where it left off. Unfortuntely, all you need is one slum lord to put bad tenants in a building and the whole block can turn to $H!+.
If they put just a little money into the apartments they could get a much better quality tenant.

I have a feeling you either are just not an optimistic person or you have a hidden agenda.

The heights has seen drastic improvement over the past few years for several reasons. The realestate market has been the main factor. Housing prices are holding firm considering whats going on in the market. Rents are actually going up. I know 1st hand because Im a landlord. Since the lightrail elevator has been in service I have seen the quality of tenant improve and rents go up as well.

Get your stories straight.
As far as the killings off of bowers. It was 2 separate killings not 3.

1.The shooting on the corner was on 4th of july 3 years ago when there were tens of thousands of people congregating at the park for the firework display in NYC. It was also gang related and they knew each other. Cops caught the guy.

2. As far as the home invasion baseball bat incident. The owners son had a party and asked some kids to leave, they came back with some friends and the son hit an intruder in the head and he later died. That building has since been converted to 3 luxury condos priced at $350k plus.

The entire area is gentrifying and next round of the realesate boom this area will be substantially improved.

A little advice try to be more positive. You remind me of debby downer from SNL

The entire welfare system in this country is disfunctional. In my opinion there is nothing worse for the human spirit than giving a person something that they did not earn. Handing out more food stamps based on how many children they have seems good in theory but it is often abused by mothers that in turn have more kids for just that reason. they than turn around and get cash for the stamps.


yes our govt does waste tremendous amounts of money on other things but I believe that welfare is as crippling as crack cocaine or heroin.

On top of that, the projects are a breeding ground for more of the same types of mentality. They are led to believe that there is no hope for themselves. Its a vicious cycle that has to be stopped.

We need to really find an alternative waty to get these people to function in our society.

Obviously people that are mentally handicapped and senior citizens need to be taken care of.

Unfortunately most people in the system are healthy and of working age.

Dumping more moeny into this broken sysyem is not the answer.

Sometimes you are better off not reading forums. If you read forums pertaining to the village, upper east side nyc etc you would find there is crime everywhere there are people.

I live in the heights. Its coming along nicely. there is crime in all parts of city including downtown JC and yes hoboken. Its relatively safe for a city. The heights has a good neighborhood watch. Better than hoboken.


I lived in hoboken for 5 years. My car was stolen from my parking lot in a luxury building.

Also I grew up in westchester NY suburbs and the city life is relatively new to me.

You made the right choice. It is best value in the area. Good luck and welcome to the neighborhood.

I do agree that the ceviche is the best I've ever had. the ambience and sangria was also great. Although I cannot say the same for my main course.

It tasted like the chef took stir fried rice from the chinese restaurant down the block and mixed it in with some seafood. I was really let down. After eating the ceviche and experiencing the great atmosphere I expected much much more. The worst part is the waiter recommended it.

My bill for my fiance and I was over $90.00. At that price I will go to hoboken for gauranteed fine dining but, do to the overwhelming positive feedback from you guys I will give it another chance this spring.

I live in the heights but try to avoid central avenue as much as possible. I'm not happy with the (lack of) progress being made to improve it.

Bdlaw You CAN ship pepper spray to NJ. In NY you need to buy it in state even than you need a special license.

When I asked several police in JC , all gave me different answers.

After further research I found out that in NJ you can carry up to 3/4 of an ounce. basically the keychain type. when I go out late night I carry a 4 ounce cannister. More fire power. Although it is illegal , i'll take my chances. With the 3/4 ounce you could take no more than 1 or maybe 2 attackers. It's a small dose.


For home use I think there is no limit on the size of the cannister.

Get a keychain pepper spray from fox labs . About $10.00. Keep it easily accessible otherwise its useless. Basically hold your keys by the spray cannister at all times. You usually have milliseconds to react in an attack.

I am overcome with joy. This is great news. The guardian angels were very effective in NYc in the 70's throught the and 90's. They laid the groundwork for the for the Rudi Guiliani era. The only ones more upset than the criminals were the ineffective police precincts which were exposed.

By having the guardian angels presence in JC, the police in jc will once and for all be exposed as incompetent. maybe we can also expose this mayor as well.

Believe me, Guiliani would have dumped this troy guy so quicky his head would spin.

Healy needs to go as well. the guardian angels will take the first step to really attack crime at the street level.

Once people see how effective their presence is they will also realize what a fraud the local officials are as well.

You couldnt be more wrong, but thanks for the input. If underaged yuppy kids are caught drinking in hoboken they would also be arrested. the drinking age is 21. These underage kids should be doing something called studying or other constructive behavior( working part time etc). A majority of these kids will not get a further education after college and worse cannnot speak proper english and waste our tax $ on schooling them. the bonus for the tax payer is a large percentage of these kids parents get state aid which is also paid for by us.

ther is a direct link between quality of life crimes and more violent crimes. If you are new to the country please look up this name. Rudy Guiliani. He proved every one of your points wrong.

In America, many of us own houses and take great pride in our property. All of these things you mention deteriorate a neighborhood and the properties we own.

By the way, these kids are drinking on their landlords steps, not their own steps.

You left Communist Russia because it was a police state but when you left you forgot to leave behind your extreme socialist views. Before you came to America you should have done your research better. There are several countries that seem to be a better fit for you. Canada and France come to mind. You should check them out when you get the chance. America is the land of opportunity, not the land of excuses and handouts. with your attitude and beliefs you will never grasp the capitalist concept.

Before we go and burn down every two family cookie cutter in JC heights lets look at this from another perspective.

I will admit that I am the owner of one of these "eyesores".

I own several older properties in the heights and live in a new construction two family. the block i am on has several older historic type homes and some older homes that need more than just a face lift.

My two family is probably built by one of the better builders in the area. It doesnt look as tacky as some of the others. natural brick etc. Also it is the only one on the block so it doesnt look like a block of cookie cutters. Another problem witht these cookie cutters is that they do all look the same and most streets they are built on have no trees.

trees make a huge difference!!!!! i plat them in front of all my properties. i also tell my neighbors i will pay for their tree to be planted. Two took me up on the offer.

The city should absolutley have laws to make these houses look different from each other. Some brick, some stucco, some to resemble brownstowns etc. Historic facades couldnt be to costly.

there is no way an old victorian should be able to be knocked down and replaced with a couple of cookie cutters,
but many times old delapitated 3 or 4 family homes with less than desireable tenants are knocked down and a two family is resurrected.

My house was built where the previous house was known on the block for trouble. everyone on the block was happy to see it torn down. yes a parking spot on the street is gone but My two cars are in the garage so it is plus one as far as spots available in the neighborhood.

as far as illegal apts as long as it is a family member it is legal. If a friend in there it must not have a kitchen. they have to use the kitchen in one of the other units.

These houses are extremely efficient for living in. the units are large and really nice inside. Cathedral ceilings, it has 2 units with 3 br/ 2 baths and wash drier. and bonus apt 2 br with a bath. 2 car garage and backyard.

I appreciate historical buildings as much as anyone. I grew up in a fully restored victorian house with all original detail including a well in the backyard and a carage house.

Before I bought this house, I put an offer in an older well kept property but lost in a bidding war.

If these new construction houses were to have stricter laws on facades and tree planting, I think almost everyone would be satisfied.

Dont forget many parts of hoboken allow large complexes to be built that do not fit into the historic codes.

the heights has zoning laws that restrict what can be built in on a lot.

please if you happen to pass by my house please do not burn it down or atleast let me get out first.
