You can be evicted for several reasons in addition to the one you listed. One is for not paying rent. See the link I posted for a complete list of reasons for eviction.

Eviction. Tenants rights please help.

Hi. This is a long one, but I want the issue to be clear. Please ask any questions you have.

My current apt lease ends April 30th. 3 weeks ago I got an email from the landlord telling me the rent will go up 9% at the end of the lease April 30th. I agreed to the rent increase. I have lived in the apt for 4 years and am on my 3rd roommate. We are both on the lease.. My current roommate and I don't get along. . Nothing major, Neither my roommate nor I have broken any laws nor have we done anything we are not supposed to that is listed in our lease. She has lived here 9 months, and will be here 1 year at end of lease on April 30. I have been here 4 years. Before talking to me, my roommate called our landlord last week and told the landlord she didn't like me and wants to keep the apt for herself and find a new roommate, and have me kicked out, evicted. I found this out when the landlord called to ask me why we didn't get along a few days ago. So I asked my landlord what my options were. She said she could refuse to give either of us a new lease (evicting me and my roommate), or to give my current roommate and a new roommate of her choosing a new lease, evicting me, or if my current roommate agrees to renewing the lease with me then we can both stay. I am fine renewing the lease with my current roommate though I would prefer a new one, but I'd never just kick her out unless she wanted to leave.
My landlord doesn't like the fact I would prefer to change roommates again, if my current roommate wants to move on her own accord. The landlord said she would refuse to sign a new lease for me and a new roommate which also evicts me. Can my landlord refuse to let me sign a new lease if I agree it a rent increase, have broken no laws and have not broken any of the rules in the lease? Can my landlord choose to give either or neither of us a new lease? She says she can. I have read through the tenants rights in NJ handbook several times and as far as I can tell she has no legal reason to kick me out. I don't want to move, my roommate doesnt want to move. Neither of us have broken any laws , we just don't have anything in common and don't get along. Please help. Where can I go for free or inexpensive legal advice. Thanks.

So she told a friend and I a week and a half ago or so when we went in the store that there has been a falling out of sorts with her daughter. She also spoke of some plumbing and electrical issues the store has been having and how the daughters boyfriend was susposed to fix them but hasn't. It was a whole lot of very personal family drama info I didn't want to know. I went in to look for a book and to get a cup of coffee. I left empty handed as there was no coffee and they didn't have the book I was looking for. They are nice people and I love the store. I hope they can work the issues out.

So the fact that gas prices are higher now than in the past makes it ok in your eyes that this gas station was robbed? Perhaps you should learn a little bit about how and how the price of gas fluctuates, and who sets the price. Your comment was neither witty nor funny, btw.

Why not go in or call the tailor and ask if the offer a measurement service? I think it is low class of you to expect this service for free. Why shouldn't a tailor charge for a service they provide you? They gotta get paid too. Do you work for free?

Re: Is Van Vorst Park area safe?

Every area has it's good and bad spots. The Van Vorst Park is about as nice as it gets for JC as a whole. I've lived downtown in the area of 6th and Coles for 6.5 years and never had a problem. I am a single woman in my 30's , and I walk home from the PATH at all hours of the day and night. I know of bad stuff that has happened to people (men and women) where I have lived, and where you are looking to live, but again, nothing bad has happened to me. I do not walk around with ear buds in my ears, ever. And for the most part I stay off my phone if I am walking home late at night. I consider myself to be pretty street smart, and around here the more street smart and aware of your surroundings you are, the less of a chance someone will take advantage of you.

Don't leave your bag or GPS in your car...there are no guarantees though. This is a city, and folks from the shitty areas are still allowed to come into the good areas. There are always random acts of window smashing for fun here in JC, even in the the VVP area.

Dont get shi* faced drunk and walk home alone late at night...

I second the idea that you should come see the area for yourself at night. Take the PATH in and walk around.

JC is a cool place. Close to the city without the attitude. You have to decide if the possibility of grittiness out-weights the great stuff JC has to offer.

I am looking for an internet only option. I currently use Comcast (service is fine I just don't like paying for cable when I don't watch TV). This is for my home and I want high speed internet. I do not want cable tv or a home phone, only internet. Thanks.

Taqueria owner man...what's your name Phil? You are a total doucheb@g jerk. You can't take criticism and are rude as hell to people. You got all pissed off because I challenged the authenticity of your food, and the bs that you spout so that you don't have to provide guacamole. I stopped eating at your place close to 4 years ago now due to your being such a jerk.

CLOSE NOW! Please. The sooner the better. Close, move away and drop dead.

Re: Swimming

Anyone can swim at the pool...you just sign in when you get there. I wouldn't mention that your friend isn't a resident, though. I swam there last Monday. The pool is super crowded. I would not take my 5 and 1.5 year old niece and nephew there to swim. The kids who are there are very very wild and poorly behaved. In many cases you have one adult monitoring 5 or 6 kids. They had us all get out of the pool at one point and had all the kids stand with the adults that were responsible for them. There are only 2 lifeguards for all the people in the all purpose pool. The adults scream and curse at the kids and the kids curse back. They have cops at the pool to help control the kids. There were many very young couples all over each other...one of these couples was sitting next to me making out, rubbing all over each other and I heard the guy tell the girl how he was gonna make her scream when they got home if her parents weren't around. They couldn't have been more then 13. For all of these reasons I wouldn't not take my niece and nephew to this pool. There is a kid pool and a all purpose pool with a very small deep end. People are nice enough, and mostly leave me be. FULL DISCLOSURE:I am a 30 something white woman...the only white person at the pool. Perhaps I might let my niece and nephew swim in the pool if I were from a different demographic, but I'm not. I grew up in a neighborhood which had a pool for the neighborhood residents who paid to belong to the pool. You were not allowed to run or act a fool. At the Lafayette Pool, which is in the ghetto, folks act like you would expect. Call me all the names you want, I am just telling ya what I experienced. I have been swimming at the Pavonia Pool at least a few times every summer for the past 4 years. It is also in the ghetto, and it is the same experience as the new pool. I go because some days I can't drive to one of the many state parks with swimming lakes, and I don't live in a building with a pool. I do like swimming at Pershing Pool, but it sucks that it is an indoor pool. I want to swim outside in the summer.

Sometimes I'll honk to tell them to go, but most often I just take the right of way. Idiots here stop when they don't need to and don't when there are supposed to (they have a stop sign and run it) Don't try and figure them out.....

Parking Ticket Questions
#41
Just can't stay away
Just can't stay away

Does a ticket issued for over time at a meter need to include the meter # in the space on the ticket marked meter? I tried to feed the meter but it was broken. It would not accept the quarters I tried to feed it.

Also, does a ticket issued for street cleaning need to include the address for where the ticket was issued. The ticket I got says only "BY 8ST Monmouth ST" Reading the ticket it is not clear if I was parked on 8th or on Monmouth.

Thanks in advance for your help.

I would recommend Harley the owner as he has the most experience of anyone who works in the shop. Steph, who is there only one day a week, would be my second choice. The other girl with the short black hair gives a good cut, but she hasn't been a stylist long enough for me to trust her not to mess up highlights.

I am also a member at Bally's. I called and you can go to the Union City location, you can have your account frozen and or you can possibly get a refund for your membership. You have to call the 1-800 customer service number. The woman I spoke to in Union City said the club might reopen in 2-3 months.

Why would you need to get a note from a doctor to cancel a gym membership?

You are obligated by law you argumentative numnut... I hope you are fined for PUBLICLY refusing to fill out the census form. "It's not the time". The census has always been an obligation, they have never just asked.

If the police had shown up a the bar the dude would have known she wasn't some pushover. Maybe it would have scared him, maybe the cops would have asked for his ID and found out he had a warrant for his arrest. Snowflake20, your questions only belittle the posters experience. You think you are defending her, but you aren't. Snowflake20 wrote, "Did he threaten her? Did he even talk to her or make eye contact? What did he really do?"

Yes he threatened her....she felt threatened didn't she? I would have felt threatened if I had been in her situation. We pay taxes to have the cops there when we need them.

The original poster gave a very good description of the man who followed her on here. What I don't get is WTF she didn't and hasn't called and given the cops that same description. This is stupid. Perhaps at the moment she didn't realize what she should have done a the moment, but now days later and after being told she should have called the cops and still hasn't. Well that makes her a DUMBA&& in my book. I am a woman by the way. Perhaps this guy has done this before...the cops should be informed.

Until recently I lived in Greenville for several years next door to the amazing Italian restaurant Laico's on Terhune. The section of Greenville where Laico's is is a great area. The bad section of Greenville you hear about in the news is on the other side of JFK from where Laico's is.
