Delta, are you serious? It's in the middle of an industial zone. An old landfill no less. More open space? Take a look on google earth. The site is near Lincoln Park, A bunch of baseball diamonds and a golf range.

How in the hell are we supposed to pay for all the services in JC if we don't allow some jobs to be created. I am all for anything that takes the unfair burden off the property holders. This place will generate an estimated $1 million dollars a year and create a few hundred blue collar jobs. I am 100% in support of it. The chant for "open space" by very unrealistic people is really getting tiresome.

So we are supposed to believe that a refurbished 111 First would have more attaction than a Rem Koolhass building? You want arts, you have to do something bold. I think this new property is going to have approx 16000 sf for galleries. That's enough for 16 different galleries in one building.

"majestic warehouse buildings?" With a couple of exceptions, the handful (it's more like 2 blocks than a "district") of warehouses down there are of the most pedestrian nature you can imagine.

people don't realize that criminals do watch these shows too. reminds me of a girl I knew when i worked on wall st. she was the subject of the "personality" piece they have in the ny times real estate section every week. she was getting calls, then letters, from convicts all over the country. they had her name, address and pic (from the article). it took years before the letters stopped coming.

These are the same conversations that have gone on since I moved to the area and they haven't changed one bit. Talk to the mayor. He'll be the first one to tell you that the city cannot afford to build/maintain a 5 block long park for the people of downtown (the greenway thing if fine but this is really about giving a park to downtown). Not to mention the city doesn't even own the land.

Policing? The department isn't willing to dedicate a patrol to Hamilton Park. Do you reall think they could dedicate police to an awkward spot that they would have a hard time getting to and from?

Compromise is the answer. A 5 block park is as much out of character in Hamilton Park as are steel brushed towers, is it not?

Find a way to scale down the embankment's height. Dedicate two blocks to parks and let the rest get developed by someone who will build to historic guidelines (Hyman of whoever he sells it to).

Othewise, the ugly walls will be up for another 10-20 years.

I still can't believe they raise property taxes by 18% and barely got a peep out of the property owners in this town. We are f---ing idiots. I have complained to a couple of pols privately for what it's worth.

Can't wait to see what Corzine comes up with. Hint...don't hold your breath.

I know people were suggesting that the dog run gets moved to the location where the de facto dog run is now. How many trees do you think they will have to cut down? Perhaps it would be possible to incorporate the trees into the dog run? From what I can tell, it looks like 3-5 might be at risk.

I shoudn't even bother: I've been in the downtown Strand probably at least 100 times. Maybe what you are saying was true in the past prior to Strand's website going live but it's not the case anymore. I've been asked on several occasions if I wanted to put a book on a "want list."

I'll take a B&N superstore over Strand and it's ilk anyday. I'm so tired of listening to clerks in Strand asking me "would you like me to order that?" It's 2006, if you don't have it, it's off to Amazon.

The store street area does not have proper street lighting, it is very dark. The workers told me they are afraid and very scared when they leave to go home after work.

GabaBoolz: Broken into, stole equipment/machinery.

Kome Gashi: Broken into, robbed.

Balance Hair Salon on Erie (near the police station).

Home on 9th: A house was broken into and robbed on 9th Street across from the Hamilton Park Nursing Home.

House on 8th: A young couple's house had thugs trying their front door. The couple heard their door being tried. Thugs fled when they came out to look and see.

A woman's bicycle was stolen from the front of her home on Coles, Monday 8/21/06 in the afternoon around 2pm. She went to the Laundromat on 7th. As she headed back home up Coles, she heard a bicycle coming down Coles towards her with the rider ringing the bicycle's bell.....she recognized the bell and realized it was her bicycle and stopped the kid and got him off her bike and called the police.

It would be great if we could figure out a way to get these reports distributed to people beyond the reach of the meetings and jclist. Hopefully this can be discussed at the next meeting.

In my experience one of the best ways to get the police and the politicians to make changes is to make as many people as possible aware of what's going on. I'm thinking of willing stores; Postings on poles; handing out at the park/grove station on weekends.

This will also help get the realtors and developers on their backs.

Is it legal to put up fliers and post on the poles in the area or do you need permits?

If I wasn't a regular on this site I wouldn't have an idea that all this crime was taking place. I have a feeling that most people in the neighborhood have no idea that all this stuff is going on.

If fliers were put up around the neighborhood detailing the crime spree I think the non-cyber segments of the community would be able to put further pressure on the powers that be.

people are just sitting ducks over here. i'm a fairly big guy, but i don't know how somebody could comfortably raise a family over here.

is there ever a story of the cops catching any of these guys? the attacks seem to be getting bolder and bolder. someone held up with a gun and push in robberies...unfortunately, someone is probably going to get murdered before the cops finally crack down on sh*t down here.

What are the requirements to vote? Do the voters have to be of age? Do they have to at least show proof that they are citizens? Residents of New Jersey? Are there safeguards to keep people from voting multiple times? Who counts the votes?

I find the overwhelming support for the basketball court surprising. When I speak to people in the neighborhood casually I'd say about 25% support it. Just seems weird to me.

With all due respect citybelt. I was in the banking business for over 10 years. I new secretarys at goldman 5 years ago that averaged 80k with bonuses. Add in computer staff and some senior management plus benefits (things like healthcare that the employee doesn't but add to comp and the state, money added to workers' comp funds, etc.) I think the 100k (AVG. per employee) in 2006 is a resonable number.

Goldman's back office people are primarily computer staff and the like. They easily avg 100k.

Most customer service and very low lever jobs are offshore or out of state.

Realistically what do you think happens in states. They can lower business income taxes to attract business, which some people would say hurts state revenue (I believe it helps) or they can give incentives to encourage companies to move and make a commitment to the state.

States compete with each other like corporations do. That's just life. Make the business environment attractive or the companies won't come.

Many of you do not understand business. If Deutsche brings 1200 jobs over here this is what it means. If you take a conservative that the average pay for all employees that moves over is $100k (I used to work at Goldman and that number is low) that means the state now has an additional $120,000,000 million dollars a year in income to tax.

Over 10 years, without inflating the income, that equals $1.2 billion dollars for the state to tax. Those employees will spend additional money every day in downtown In addition, some of those employees will move to new jersey increasing the property tax base (yes even in abated units) and spending their earnings in NJ.

Full office buildings will stimulate more office construction that will provide jobs for 100 of construction workers...and so on.

That's why it's a win/win deal for both sides. You can't use your "They'll build on the waterfront no matter what" in this case.

If this article is accurate, someone needs to tell me why the abatements that get granted in jersey city are bad. if the city gets to keep 90%+ of what it takes in as part of the PILOT programs why is this wrong? IF the article is correct it seems that the city is better off? Someone clue us in. I think alot of the old history on this topic may have been deleted.

That referred to the idea that the variance "sailed through." I thought it passed based on objective standards as opposed to "appropriateness" let's say.

I appreciate your group - like the new blog. I understand that your intentions are in the right place even though I may not agree with you on every point.

I do happen to agree with you regarding the benefit Ms. Davis provides to JC. She really is impressive.

My point is, I think Ms. Davis would probably personally agree with the people that wanted the project scaled down further. I appreciate the fact that her memo/argument was objective and made a case for approving this project even though her own sentiment might be different (I don't know her and can't say for sure one way or the other). Her memo made a case for allowing them to build this many units on a site of this size.



Question: Is there a public domain where you can find the documents submitted in the BOA meetings other than just going to the office?

I don't think that is a fair characterization. Ms. Davis had a very strong argument for why this variance should be granted and I appreciate her objectivity in handling this issue (I assume in her heart she would want a smaller project).

I live one half block from the development and I can tell you that while i and others may not be as vocal as the opponents, there are quite a few people that are happy to see this location developed. we think packing 80-99 units of townhouses onto two deadend streets would be very awkward and would make deliveries, etc. much more problematic.

Also, many people don't have a problem with allowing young, singles to plant roots here. even hoboken is starting to "grow up" as college students that moved in 10-15 years ago are bringing up families in the new developments along the water. I just mention that because there seems to be a bit of a bias toward only encouraging families to move into the area and I don't think that is good or fair.

Peter, I'm right by the project as well. I guess I'm part of the minority that supports this project and others like it. The more bodies that are living in this area increases the chances of us getting more amenities and increasing safety. Maybe even some "fantasy" things like extending the light rail up along 10th street.

Zoning is not some monolith that never changes. This is a growing area, even booming area. Places can be upzoned as well as downzoned. Especially places that are not in the historic district. I don't think the skyscrapers along Park Ave take away from the beauty of the townhouses in Murry Hill.

I'm not equating this area to Midtown Manhattan today but at one point midtown was residential. I think things have worked out well.

We live in an urban area first and a historic area second no matter how you slice it. This are will grow.
