you cannot use 1 average price for both luxury high rise concrete building and those low rises/mid rises like saffron/dixon mills, there is a sizable price gap.
As for this development, the location is definitely better than the other building on newark by the highway. But for the price they went for in the auction, i would picked hamilton park, you can get a similar priced unit in luxury buildings like Park Hamilton etc.. which has better layout/surroundings. The auction price is just barely acceptable, the buyers definitely got a better deal than the ones from the beacon auction, who were just out of their mind paying 400k+ for a unit there.

The term breaking the law is not vague. What the hell is wrong with you?
You have open cans of alcohol in a public park next to kids in a children's party, then you flat out lied to the cops by your own admission. And you are upset? You should be thanking the cops they didnt arrest you on the spot, if they really wanted to be assholes, they could do just that and it's perfectly legal. Lying to cops is also a crime (it's a misdemeanor in ny, probably same in nj). The cop actually let you off easy with just a ticket and warning. And it's probably not a wise idea to admit in a public forum you lied to the cops, i doubt there are many morons having children party in liberty state park with open cans of alcohol next to the kids for all to see, so it's not hard for them to figure out who it is.... His budget balancing options are limited because he has ruled out raising taxes or cutting state aid to K-12 education. Corzine invoked the state of emergency provisions of New Jersey law in July 2006 in ordering the shutdown of state government after the unprecedented breakdown of budget talks between himself and the Legislature. New Jersey?s Constitution mandates a balanced state budget, so if a budget is not in place or if the spending plan is out of balance, government lawyers believe that is a legal "emergency." Corzine?s aides considered employing the same provisions earlier this year as state revenue plummeted in the face of a crashing national economy. But Corzine and the largest state workers union, the Communications Workers of America, ultimately reached an agreement calling for 10 unpaid furlough days while deferring a wage increase in exchange for a no-layoff pledge through December 2010. Christie was critical of that deal throughout the campaign and reiterated today that he is not "bound by" the no-layoff agreement. He said working out a solution with unions is a priority to deal with "right away." "I want to leave my options open to reach a fair and appropriate resolution in light of the economic circumstances that confront the state today," Christie said at a press conference in Hamilton. "It may turn out that there are no layoffs. If we can reach a fair agreement with all the parties that recognizes the pressures that the taxpayers are under and the state government is under, I would hope to have no layoffs. But that?s going to be a product of the negotiations that we?re going to have to have. So that?s not something that can wait." Christie was reluctant to be more specific. But he described his general attitude toward dealing with unions as "I vowed to be fair. I?m not going to be a pushover, and that?s going to be a change ... We will have a tough but fair negotiation that will result in a fair contract to both parties." Bob Master, a spokesman for the CWA who earlier this year called the emergency option "dictatorial," said Christie should respect the negotiations over the summer with Corzine. "Emergency or no emergency, we believe that we have a binding collective bargaining agreement," he said. "We think it would be a big mistake to start by voiding an agreement that was negotiated in good faith and that we believe is binding on both the administration and the union regardless of who is actually governor." Master declined to say whether the CWA would consider another wage deferral or other concessions to prevent layoffs. In July 2006, Corzine invoked the Disaster Control Act when he issued Executive Order 17. It authorized him to exercise "emergency powers" and said "the statutory and regulatory provisions governing layoffs in state government ... are hereby suspended." Corzine then furloughed 45,000 "nonessential" state workers for the weeklong shutdown. They were later paid for the time off. A spokesman for Corzine declined to comment today. Like Corzine before him, Christie could invoke the emergency powers conferred upon him by the state Disaster Control Act, which gives the governor vast decision-making authority over resources and finances. But Christie?s interpretation and use of those powers could vary from his predecessor?s to accommodate the new governor?s circumstances. Senate Majority Leader Steve Sweeney, an ironworker leader who has sparred with state worker unions, said it would be "natural" for Christie to consider the emergency option. "It wouldn?t be a stretch to say there?s a financial emergency," said Sweeney (D-Gloucester). "That?s obviously a very powerful tool that he has at his disposal." Sweeney previously advised Corzine to invoke provisions of state-worker contracts that would allow the governor to forgo wage increases if the Legislature did not fund them due to an emergency. "If we don?t give him the money, then he can?t spend it," Sweeney said today. "That?s in the contract and it?s recognized, so you?re not breaking their contract." Sweeney said he has not discussed the emergency issue with Christie. Under the current agreement, CWA workers expect to receive two raises in the next budget year: one on July 1, 2010, and one in January 2011. Each wage increase would be 3.5 percent. 1600 to such a small area around newport is significant. It should have a measurable impact to the area across all levels, not sure how much benefit they will bring to the other parts of jc though.

i lived in bayonne for a while, nice safe little town, just not my style and the fact i have to drive through the ghetto to downtown jc made me move.
But alexen is a joke with the rent they are charging, an avg nice 1br in bayonne is around $1000, which is very good value considering you can get to exchange place in 15 mins on lightrail or driving. A lot of my coworkers moved there when they want a house and remain close to downtown.... actually it's one of the very few safe area i can think of that has easy train access to downtown jc and has houses...just not my cup of tea.

The price reflect that, about 10% below the new buildings and comes with deeded parking. It all depends on what you want... also checkout james monroe further north in newport, it's a much older building but cheaper

Hope Sonia Maldonado would lose and just go away, dont think she's mentally balanced, and i dont mean that as an insult..
I remember her daughter would say something offensive, then when people voiced their distaste, sonia would then come in to edit/delete/ban everyone who voiced objection and change all the posts to fit their version of the story. At one point, she literally banned more than half the board i think. The only people left in her version of the "newport waterfront associations" were a couple of her friends. Of course newport is a migrant town, so there are always newcomers who are clueless and thought they were join a normal community group. The disturbing part is the speed at which she bans/moderates the board, it was almost instant at all times of the day.

If the intersection is wide, and the car on the opposite side is a less aggressive/slower model (ie: mini van etc..), it's perfectly fine to make the turn first, of course you also have to get a feel of the driver if he's aggressive or not. It's not dangerous if you have common sense, you will be gone before he start to accelerate. I am sorry if you dont know how to drive in the cities, if you dont do that during rush hour you will be waiting for the entire green light while blocking a whole lane forcing everyone behind you to merge onto moving traffic at 40mph while been stationary, it is FAR more dangerous, and besides you will be running a red light anyway as when it turns from yellow to red is the only time you could make the turn, versus actually turning on green at the beginning. and fyi, noone drives on jfk at 25mph, if you do you are forcing people again to bypass you, it's more dangerous than driving a bit faster and follow normal speed flow especially during those turns on jfk west of montgomery. I cant believe so many people here drives like on the countryside..... ps do i think it's fine to pullout from parking into oncoming traffic? yeah sure i do it all the time.....in GTA4 !

bodhipooh, what's going on with the foundry? i see boarded up windows that's not been fixed for ages. Are they still trying to sell that place or pretty much give up? how much did you pay for the loft?
the lightrail by LSP is fine during the day as there are a lot of commuters who park there then take the train to exchange place but not so good at night. also people keeps confusing the topic, if someone say the place is ghetto it doesnt instantly mean run-like-hell-iam-going-to-get-killed, some of the ghetto areas you can definitely walk around without safety issues, it's just the area in general sucks with half abandoned car chopshops, garbage everywhere, shady looking individuals standing around the corner etc... why would you want to come home everyday to that? and to answer your question: newport/exchange place if in jc. Or forest hills in queens, long island for the quiet suburbs. /puts on flamecoat
