I had been unloading a bunch of groceries the night before so I'm assuming I must have left the door unlocked. If it is on its way to Nigeria, then the new family will also get a nice child car seat and stroller. Hope they enjoy it.

I'm still in shock to wake up with my black Acura MDX stolen (license UVP22K) which was parked in front of my home on York btw Jersey and Varick. I've heard of cars broken into but out right theft of the vehicle? Anyway, I know it's a long shot however if anyone sees the vehicle abandoned in your neighborhood, please let me or police know ASAP. Happy New Year!

I just installed several Marvin Integrity Windows back of my house. Will be installing a few more once addition is complete. I looked at various brands but stuck with Marvin as their quality is top and kept it consistent with new installed historical wood windows in the front of the house. Never heard of the other company you mentioned.

Regardless of which company you go with, make sure contractor has experience installing windows in brownstones since it definitely is trickier than normal. Make sure to have the measures twice before ordering as well. Stating the obvious but if not installed properly or doesn't fit properly, brand of window won't matter.

R-1 for example requires this:
Minimum Accessory Building Setbacks:
Rear Yard: Seven and one half feet;
Side Yard: Two feet.



You may be right regarding R-1, however you are assuming the home is classified as such. For example, most (if not all) homes in and around Van Vorst Park are classified as R-2. Apparently there are other conditions such as the height of the building which dictates how it's classified. In regards to 30 ft set back, I just went through the zoning / building department to get approvals for an addition and unless you get a variance from zoning all permanent structures (including decks and sheds that have a foundation) require it to be 30 ft from the back property line.

If it will be a permanent structure make sure that the shed is at least 30 feet away from the back property line.

A fair estimate is $300K minimum. I'm currently renovating my top 2 floors (not a complete gut) and after architect, permits, contractor, etc. it is costing approximately $150K. I have 2 more floors (which the kitchen is involved) so you can do the math. Of course, there are multiple variables (sq footage, floors, quality of fixtures, etc.) that can increase that cost dramatically.

The advantages of doing it yourself is that you get what you want whereas if you buy already renovated, you'll pay a premium for someone else's vision. That beings said, it is not a pleasant experience to go through a renovation and time consuming so that needs to be put into your decision.

Reached out to the company above, received a quote for ~$15000 for 6 sets of pocket shutters. How is that possible? Maybe I chose the wrong line of business. back to the drawing board. Need to reconsider refurbishing the current ones I have rather than replacing them.

Yeah, that's my fear as well. I just gave them a call and they seem to be very helpful and prices seem more in line with what i was thinking. I need to play with the site since they seem to have many interactive tools.

I did not check big box stores. It may be worth a try, however the windows are not standard sizes therefore they would most likely have to be custom. I assume I'm not the first one to attempt to replace existing shutters. I located a company in Red Hook that also does them and they quotes me $0.79 sq/in which at first did not sounds too bad until I did the math cost per window. It's crazy that the shutters will cost me more than the windows themselves (historic Marvin). Yes, the windows are large however it's hard for me to justify spending $10K to replace the shutters. I was hoping others had already went throught his exercise with better success and found a supplier with more a reasonable price.

Any recommendations of companies that produce and/or repair shutters for old brownstone windows? A contractor had recommended reaching out to Garfield lumber millwork and I received an insane quote for $2000+ per window.

FYI - there are works for a BBQ joint near Hamilton Park in the old VESPA dealership building on 10th. Not sure when it will be opening, name, etc. however there has been work going on on-and-off for months.

The old Vespa dealership by Hamilton Park will become a BBQ restaurant. I overheard one of owners discussing it with Brian at Park & Sixth. I believe Hamilton Inn has a stake in the establishment. He told me that the chef was touring Austin to get ideas as we speak.

Your landlord has no obligation to rent the unit by November 1st. On a month to month lease, you must provide a 30 day notice.

I know she's also doing other work in historic district and has the know how of the local regulations. I would highly recommend her as long as you don't take up too much of her time away from my project :)

This is great news. I can't wait until that building is finished. Now the only thing that is REALLY missing DTJC is an eat in BBQ restaurant (Dinosaur BBQ anyone?). Would be perfect in the powerhouse building. One can hope.

That location on Newark would still not solve Maxwell's issue about the lack of parking for its patrons. Granted street parking there would probably better than Hoboken. I think one of the vacant large storefronts on Newark (bw Grove and Erie) would be good. You'd be surprised how big some of those stores are also its Close to the path plus nearby parking whether it be municipal lot or grove pointe.

My understanding is that if an individual's home address (specifically new construction) has parking the Parking Authority will NOT issue an individual a zone parking pass rather require you to park int he building (regardless of the parking fee building may charge).

I received this VVPA meeting newsletter:

The lots in question sit between Barrow & Grove in what used to be the old school parking lot and most recently had trailers on it that were being used by PS#3. The proposed building will be mixed use with 41 units (condos) above the first floor office space. A formal presentation has not been given, so the project specifics aren't fully known. Some of the changes to the original plan are:


Adding mixed-use Professional Offices (including medical) on the ground floor to lots over 10,000 sf.
5 foot rear yard setback (usually 30 ft) steps back 20' at 2nd floor
5 stories / 60'
building coverage 90% ( usually 75%)
lot coverage 90% (usually 80%)
Density 180 units per acre ( usually 110 units per acre)
No parking provisions

I have to admit the signage does look liget. I'm wondering if anyone has asked the owner of Choc O Pain next door? They would probably have some knowledge what is going on next door. I'll remain skeptical until I see WF website either indicate it or whe the doors actually open.

That being said, if true, this is great news for JC and more specifically the revitalization of Newark Avenue shopping/restuarant district.

Where is the picture?

I'm still skeptical that this isn't a hoax. Went on the WF website and there is no indication of a store in development in JC. Last I had heard was that it was to be a 5 story condo building with no detail what would be on the ground floor.

Went to the LES location on Saturday night and it was jammed packed. Over 30 minute wait and the place was buzzing. Decided to get take out and was speaking to the manager and he indicated that the JC location was going to open this week. Took longer because they apparently completely renovated the place to mirror that of LES location. Definitely looking forward to it because the pork tacos (with extra hot sauce) was good as ever.
