"The law requires a landlord to take certain steps in order to make you pay an increase in rent. First, your existing lease at your present rent has to end. This means that the landlord cannot increase the rent during your lease. For example, if you have a lease for a one-year period, the rent cannot be increased during the period of the lease. To raise the rent, the landlord has to wait until your lease is about to expire and then take action to end your lease."

"Whether an increase is unconscionable depends on the facts of each case. The eviction law does not state what makes an increase unconscionable. In deciding disputes between tenants and their landlords over rent increases, judges have not defined how large an increase must be in dollars or percentages to be unconscionable. It is clear that some rent increases are unconscionable because the increase is much larger than the prior rent, or because the landlord has asked for many small increases in a short period of time that all add up to a large increase. For example, an increase of over 20 percent, if made by the landlord without a very good reason, could be unconscionable. Even a five percent increase could be unconscionable if the conditions in the building are very bad and the landlord has failed to make needed repairs."

The motion light out back was required by the State. We had a light that had a switch just inside the door, but a motion sensor was added by an electrician. I'd rather have a light I can turn on to light up the yard, the motion sensor is gonna cause blindness during the bbq's. As for security, that's why I have dogs.

The building I'm in just recently had an inspection. Same situation - note taped to the front door. The inspector came right on schedule, seemed relatively painless. A few things were missing that needed to be done, ie. door closures, motion light in yard, fixing some cracked plaster on the ceilings, etc. The reinspection was postponed by my landlord (who failed to inform the tenants) and has been rescheduled. So for me, it'll be 3 days of missing work for this inspection. Not as painless as I originally thought. Hope your inspection goes better.

Yeah, you make a good point. I was thirsty when I wrote this and have had the bourbon cask ale on my mind for a few days now.

According to VVNW, the only place that will offer free space for meetings like this is Grace Church. If there was space in the Van Vorst area, then they would hold their monthly meetings actually in the Van Vorst neighborhood.

At the meeting Monday night, there were 2 sheets of papers that were passed to a select few and the Guardian Angels. These 2 pages had pictures of various individuals. Who are they? Should we be on the lookout for them? What do they look like? Sorry I can't tell ya, I wasn't part of the elite group allowed to see this info at a Neighborhood Watch Meeting. With the way the meeting was held, I wasn't suprised to see only about a dozen or so people there. Seems more like a little clique than a neighborhood watch.

I have heard from numerous officers that they are understaffed. They use it as an excuse to the long response times and rise in crime. It's funny how instead of coming up with effective solutions, Troy just slanders others. As the chief, he should be the most knowledgeable on what needs to be done to turn things around. Troy can't even stop the drug market on Wayne St but can get to public meetings in a p.r. stunt.

On a side note about the quality of changes the police are putting into effect - Saturday night around midnight, I watched a JCPD car drive right past about half dozen males (some looked underage) with open containers cross the street as the cop drove by. They then proceeded to throw and smash their bottles on the street, sidewalk and someone's property. Underage with open containers in the street gets ignored - good job JCPD!!!
