Oh no, I wish, but much less than a 50% loss. Thankfully my wife and I have worked hard and done OK for ourselves. We were lucky to be financially able. Still invested in the hood, down the street in JSQ now.

how did the shuttles work? i'm guessing they run on a schedule during rush hour. what about late nights or off-peak hours?

They were fine. When I used to work in Jersey City they ran often at rush hour, that was a couple years ago however. I switched jobs a few years ago and drive now, my wife always drove. If I was out very late @ bars I would walk from JSQ (it's not far and flat) or take a ~$7 taxi from grove or JSQ.

We just moved out of the Beacon after many years there (trying a house in JSQ now). Before the Beacon we lived in Paulus Hook and then Grove St area. Out of all these we enjoyed the Beacon the most, met lots of great friends there, less people with chips on shoulder vs DT, NO noise (condo bldgs, not rental), amenities, community, etc, etc. Only thing we hated was valet parking. To each his own....

Oh and we sold out unit at the Beacon so I am saying this with no personal skin in game.

I used to commute all over the 5 Boros, it's brutal. My advice is avoid crosstown manhattan and the Kaichuzco bridge whenever possible at rush hour. Waze is a good suggestion. Coming back to Jersey City from there at PM rush hour can easily be a 1.5-2 hour ordeal. Normal options are holland/Lincoln and LIE-GC/LIC-BQE-GC/BQE-GC

We replaced all in a 3k square foot (basement included) house. Estimates ranged wildly from $10K to $21k. Those also included a service upgrade.

The eastern end of the hilltop neighborhood is 2-3 blocks from JSQ and to the end of downtown...can easily walk to both. Good area too. I have invested there recently for these reasons.

Agree, not nearly as many choices as downtown.

Off the top of my head, bars next to JSQ:
-Europa (never been)
-Jack Millers (dive)
-Pete and Ted's (dive)
-JSQ pub
-Sinai
-think there is one of two on Newark

I am very familiar with the area, and agree with user1111. The best area immediately next to JSQ is "The Island" (Magnolia - Trenton St).

Has anyone taken Allen Edmonds to Giovanni D'italia Footwear...then had them recrafted? Heard the wrong cobbler will make AEs recrafting impossible.

Hi 1rst street, have you considered total cost of ownership?
Here is our experience: we have a condo in the beacon and a comparable one in Dixon mills downtown (we rent out Dixon as we prefer the beacon...don't get me wrong, Dixon is awesome too). The purchase prices were only $5K apart. Taxes and condo fees together are about equal due to the abatement in the beacon. If we didn't have renteral income the cost would be almost exactly equal.

The Beacon to JSQ is less than a mile (it's 2/3 mile)...it?s closer to the PATH than parts of Hamilton Park. The Beacon is toward the bottom center of MS, a lot of MS is closer to the PATH than the majority of DTJC, MS practically runs into the JSQ PATH station.

I liked Unlimited Pizza. I once walked out of the liquor store immediately after getting $11.57 in change, about 40 feet outside a bum sitting down asked me if I had .57 cents to spare...."Uhhh, yes sir I do". It wondered for a while how he did that, and even more why I was too astonished to ask how he knew.

The building where the liquor store and pizza place was is still there next to the Duane Reade. At the time I remember (03-04) there were abandoned row houses and empty lots where the footprint of Grove point is now. There is a great pic or two of the area in one of the Jersey City images of America books.

I also reccomend Dr. Chinai, tried a couple docs before we found him. My wife and I have been going to him for years and are very happy. He has helped us with a broad range of injuries/illnesses/inquires...very knowledgable.

One day I hope some rich nj billionaire decides to build a building in JC one floor taller than the tallest building in Manhattan. Whatever happened to the unfettered pride and gusto that led to the empire state building/Chrysler showdown. NYC would have a fit if we topped them. If done it secretly even better. Of course that is insanely far fetched.

As for this plan, I love it. Maybe try dreaming larger...this is a city after all. People will always have diverging viewpoints. Could going small on a large parcel of land DT be a lost opportunity for JC?

No problem, I just had my surgery today and so far am very pleased with the results. If you want to discuss I would be more than happy to share experience, ?the research methodology I used for determining what treatment to have, as well as how I determined the best doc in the region for my situation (there are specialties amongst neurosurgeons).?

Of you have the luxury of time, e.g you have a window before it becomes an emergency. I recommend you consider putting in a good amount of rigor into at least the following.

1) get educated on the matter (symptoms, condition, procedures/options, outcomes, conservative care, etc)
2) determine the key facets important to you personally (mine was were very different than others I spoke to)
3) determine how to identify the best best docs available to you
4) make a list of your questions before you go to a doc (start by googling questions to ask a doctor for back surgery as a start)
5) get multiple opinions in a couple disciplines (not just surgeons)

As you might be able to tell I almost OCD research the #%^* out of things important to me...not too much more important than your spine.

Hey Vindi, have you been up here? Grove? JSQ, .9 miles by foot. Just walked it in approx 15 mins (rushed a little as my wife was cold). Kinda shocked wiki quotes that speed, I plan a faster cadence when backpacking alpine carrying a 65 lb load. I think I can somersault or log-roll faster... Anyway, no need to hoof it to the further away Grove St. PATH. Have a good weekend.

One thing possibly underrated about the Beacon is the people. There is more of a community feel than other places I have lived in JC, much more. When I lived in PH I found I didn?t appreciate many of the personalities I encountered, that?s just my preference, and I wouldn?t project that onto anyone else. At the Beacon I didn?t run into that as much and now have a lot of close friends I met as neighbors here. Honestly, I would prefer we stop trying to convince these JCLIST personalities the Beacon is a good place to live (I used to try). I am glad they feel this way, based on how some of them behave on this board I wouldn?t want them as neighbors...

A lot of people have misconceptions and generally don?t take time to step outside their bounds. Provided how diverse this city is it tends to make JCLIST a lively place and somewhat interesting. I always take people?s opinions with a grain of salt, and ask about their experience to provide validity/context.

I remember a thread on JCLIST about bars. Ringside was described as a place where you would get shot just for being there, people have, maybe it?s true, right? I was out the other night after work with a buddy, at midnight on a Friday we talked about going to Ringside to check it out. I remembered the thread on JCLIST but dismissed it. Wearing our white collar work clothes?custom tailored pants, shirts, and sport jackets to boot, we walked in. It turned out to be a ton of fun. Did we stick out? Yes, we stuck out, got a couple comments at first too, but then no problems at all, we had a blast. I met some people from Montgomery Gardens, a whole crew, they were extremely nice, and very funny. After a couple hours I realized what is really dangerous about Ringside: the mixed drinks are served in Chinese Food Takeout Soup Tupperware, and they are very, very strong. The one that really got me was called the Undertow I think, so, from experience, watch out for the Undertow at Ringside:)

That is a great idea. If someone gets motivated enough to make the PODZ thing happen I will almost certainly take 2-3 spots (as long as it isn?t astronomically priced). I have wanted to buy kayaks for a while, without a place to store them I haven?t popped on the purchase.
