The building I live in has 90 units. The condo association has been in the hands of the owners for more than 20 years.

Your fees are up to YOU as a condo association. If you don't like what's going on, join the condo association board. Different management companies have different fee structures and the services provided are up to you guys as the owners. However, if your building is new, the HOA fees may be jacked up to start to build a reserve. This is important to cover large [recurring] projects, ie, new roof, elevator issues as well as unforeseen projects. We are managed by ARK Management in N. Bergen. We like them. In the past I lived in a building managed by RELB of Hoboken, also good.

If your home is underwater why don't you do a loan re-modification? You qualify if your mortgage is prior to 2010.

It's a given that maintenance fees fluctuate, especially in new construction, and especially when the developer turns the property over to condo association. If you are living in a building with amenities (an elevator is considered an amenity) the fees will be high. I had complete sticker shock when moving from Hoboken to JC because the HOA fees here are so much higher (about double). I currently pay $465/month in fees and this includes maintenance for 4 elevators, backyard, 24-7 porter/door staff.

If you walk away from your property you are still responsible for all other payments. As to how large corporations recovered and individual property owners didn't.... they were bailed out, the little man got sold out. And banks have just received new TARP $$ so get a re-mod on your loan! It's your right as a taxpayer.

You need to call your bank or mortgage lender immediately. If you have a fixed mortgage why is there a $500 fluctuation each month. Find out what's going on! Also, some lenders try to jack up monthly payments to stick more $$ in the tax escrow regardless of the actual tax bill. I've had to call out my lender on that twice (BofA) and get them to bring the monthly payments back to the original amount.

What I don't understand is why anyone would pay $1350/month for a 450 sq/ft apartment 1/2 mile from transportation! Even if there was no fee, that's a busted deal.

I live on Glenwood and do walk around Bergen Ave at night.
No problems encountered. Just be watchful. No incidents with our car either. In fact, my husband keeps it unlocked after it was broken into 3 times in 6 months by Hamilton Park. Now in over a year up in McG-Square no issues. Plus we have a way nicer apartment. A few sit-down restaurants are creeping into the area though it's mostly take out. There are a few places to nab a beer up here but we mostly go downtown and recently discovered the very chill Mojo Bar in Greenville.

This is exactly right. With tougher mental hygiene laws, homeless people cannot be picked up and brought to hospitals or other institutions for treatment. Even if on psych units length of stay is very short and it is extremely difficult to hold a patient involuntarily.

I can attest to that as someone who lives near jsq - I've been killed 3 times.

It sounds like there's more rumblings of redeveloping McGinley Sq now than JSQ area. I suspect because a MGSQ redevelopment plan costs less money as it does not involve office towers.

Speaking of new thing popping up in the neighborhood - Coconuts at 681 Montgomery. Really good grilled food. You build your own dinner by choosing the meat, then the sauces, then a side. Reasonable prices. Fairly cozy. Friendly family running the business for eat in and take out.

Those of us in McGinley Square are already linked to the PATH - just walk to Journal Square. It doesn't take long.

As for the idea of a trolley running the length of Montgomery, I like it. There are buses that do part of that route, but the Newport Mall and West Side buses have cut their schedule.

I'm very excited at the prospect of McGinley Square East getting redeveloped and experiencing captial improvements.
There's no specific notation on here of what blocks are involved, but much of Monticello Ave is abandoned storefronts. Vital business and services are much needed. I don't care if it's more chinese food and another nail salon, it'll be better than empty storefronts. With luck the original plan including stores, restaurants, a theater, a club, etc may even be seen to fruition!

There are a lot of eateries and places to shop on West Side Ave. What would actually be more effective than avoiding this avenue (which runs for about 2 miles) would be going out en masse in large organized groups that muggers could not pick off in order to do our business and support local business..

If they miss you twice, you wil lbe given a number to call to arrange the time. For large buildings, there will be an attempt at notification so you or your representative can be at home.

The firm that's doing this re-eval did the one 2 evals ago for JC. They've also done Newark. Did no one invite the eval firm and tax assessor rep to meet with their residents to find out what the process is? We did. It was helpful.

One more thing to add - it's not this firm's fault that Healy & co have gotten authorization for the eval. It is happening - there is no point of return. When our building had a meeting with them a few people started pissing and moaning about the "human toll" such an eval would have but I did not see a single one of these folks at city hall meetings or rallies when the eval may have been put off. I let them know that too.

In Jersey City, as in Hoboken, the 3rd and 4th Q taxes are always higher to make up shortfall from late budget finalization. When I look at the tax history of my unit from the last 10 years, long before we owned it, this pattern is present. In some cases there is a huge swing. This year the raise for 3rd Q was only $29.

The worst was in fall 2008 in Hoboken when taxes went up 40%.

Tried the fried chicken at Irma's for the first time today. All I can say is OMG!!!!!! It was amazing. I also got collard greens and mac + cheese as sides and german chocolate cake for dessert. A delicious, albeit coma-inducing meal. For a more polla la brasa style I still vote for Goody as stated above but I don't live near that place anymore. Around these parts you can get a reasonable facsimile @ Gusta Latina on West Side Ave.
Another surprise treat - Mr. Gusta on Kennedy right by JSQ train station. Looks scarygreasy, tastes great.

Registered Deed

My husband and I closed on our condo 6/10. We haven't gotten our registered deed yet. The tax records still show the previous owners listed. Our attorney [someone recommended from this site] is not returning our phone calls.

When I called the tax office, they asked to see our deed, which we don't have and don't seem to be able to get.

How can we get our registered deed?
1. get another attorney to fix this mess ...?
2. do not pay property taxes until we see an actual bill ? [I suspect this will get the quickest response, then again, it is Jersey City]....?
3.... any other options?
