This and other Beacon threads follow a predictable pattern. A Beaconite or two will post about the great amenities at the B and what a great investment it is; others will see this as shilling and point out all the negatives about the Beacon. Beaconites will innocently whine about haters and wonder out loud, for the 500th time, why people are hoping they fail.

Here's a bulletin for you: No decent and rational person would like to see the Beacon fail. But persist with posting Beacon porn again and again in thinly-veiled efforts to attract new buyers and these cycles will continue.

Next time, RISE UP for the Reisling rather than accept a chardonnay - while your subdued expression of chagrine and subtle suggestion to expand their wine list probably left your waiter devastated with regret, who's to know if the waiter shared this devastation with his manager?

Never meant to imply that it was THE reason to buy a Sunblossom condo - anyone who has to make a decision on purchaseing a home is going to weigh a large number of variables. I didn't buy at Sunblossom for a lot of reasons, but the lack of a doorman/lobby/gym/elevator wasn't a factor.

As it stands now, they are simply overpriced.

I wouldn't consider this a negative, there are plenty of people out there (particularly those who are looking for lower-priced units in this area) who don't want to pay for amenities they don't need. If I remember correctly, the maintenance fee for Sunblossom units is about $200 per mo.

In that same vein, I've recently seen 1BRs in Port Liberte list for under $300k, but tack on another $1000+ per mo. in maintenance and taxes on top of the mortgage and suddenly it's not looking like such a bargain.

FWIW, I also don't like Weichert.

Asking prices at the time were 349k for the standard units and 389 for the penthouses.

I phoned to complain last week and the clerk told me that my permit had been mailed weeks ago. Maybe it's just a coincidence, but I sent in my parking permit renewal form along w/a check for $15 more than a month ago to the JCPA - check was cashed but I never received my permit.

There has been an undending flow of Beacon porn published here over the last few years. I'm sure plenty of owners are genuinely happy with their purchase, but the constant crowing about it makes it obvious there's more at play than simple enthusiasm.

FWIW, I lived in a bad area of the Heights for 9 years. My rent ($300 per mo.) was great, the building was great, but you couldn't drag me out of PH with a tow truck and promise of my own castle.

I slogged through this last year, finally phoning the fire dept. and being told no type of grill is acceptable on a deck in JC. I was on the verge of picking up a high-end electric grill, I'm glad I didn't. This is very frustrating, since in NYC you can have both charcoal and electric grills on a deck as long as they are x feet away from walls.

I ended up buying a small portable grill along w/2 fire extinguishers, and since my deck is hidden from street view I've had no problems. If you go w/charcoal, I'd recommend avoiding lighter fluid and going w/one of those charcoal chimneys Weber sells, you'd be surprised how quickly all your coals are glowing red (about 5 mins.).

I used to live a few doors down from there, on the ugly side of Essex St. The lot being empty isn't such a big deal - the plot of land that 149 Essex was built on, behind the old (and new) Captain Al's, was empty for at least a decade. People used to dump junk there.

It's unfortunate that whenever a new restaurant opens in JC it's impossible to trust the reviews here, particularly when they come from new posters.

No offense, but I don't think Newport is preferable to PH or some of the other downtown areas unless access to the mall is the most important consideration.

I'm no fan of 77 Hudson but that area is very quiet yet a stone's throw from Exchange or the ferry - minus the hoards of annoying teens and transients that pass through Newport.

When my wife and I were looking for our first home a year ago, we never bothered to look at 77 Hudson because it was way out of our range. Our real estate agent said that most of the buyers there are South Koreans, Japanese, and Germans who bought for investment.

Funny thing, if you look on Craigslist today you'll see a 1BR advertised for $463k. That's quite a bit less than what they were asking a year ago. Sounds more reasonable now but I'd also guess that the common charges are astronomical.
