Yes, this thread rears it's ugly head again! It's brutal out there. I need a new shower plumbed, with a permit, so I call 2 plumbers mentioned positively on JCList. To my surprise, they call back and come see it promptly, then say they'll give me a price within days, only to have to be harrassed after 2 weeks have passed just to give me a price. One, Superrooter Al, now says the job is more than he wants to take on since he's now moonlighting from his day job, and the other says $4k.

$4000 for roughing a drain and feeds?!! Not doing any of the actual construction, pan or tile? I'm assuming this is a "f@#k you" price, what you give when you don't really want the job.

What is wrong with this town?!!!!

Sooooooooo, anyone have a plumber to recommend? We really should have a sticky in the "contracting" forum for this. I really really hate throwing darts at the yellows to choose contractors.

Also, has anyone tried "Angie's List"? It seems like buying a pig in a poke, especially as it designates our "area" to be the whole tristate area, and at least as a nonmember, it doesn't appear that you can filter by zip code or anything.

Lord I hate this.

Never saw a resolution to this question. I now have the same need a brewster. Looking to get a shower plumbed and a diswasher plumbed and water for an ice maker plumbed. Advice anyone?

I am looking a for a pediatric dentist too. My child has no problems but wanted to take him for a routine cleaning and check up. I want to take him to a office that is designed and deocorated especially for kids. Does that exist in Jersey City?

It depends on what affordable is?.the question is too vague?. Isn?t the waterfront affordable to someone priced out of the as Harismus Cove is affordable to someone priced out of the waterfront as the Jersey City Heights is affordable to someone priced out of Harismus Cove?.as Journal Square is affordable to someone priced out of the Heights????

It?s a rhetorical question.

dmashmore, that's what I heard too, hence my concern. I want them gone; I don't want to risk it being true. Maybe I am just being paranoid. I heard that brown shoes meant marijuana; white meant cocaine and other color shoes have other meaning.

Hmmmm....now I need to figure out which type of line it is and call the appropriate service provider.

Location is TBD.

I didn't attend the lottery becasue my son is 3, but I am a member of the yahoo group.

Below please find info I copied from the yahoo group messages I recieve.

Message 1.

Here is an important message below for all those who applied or are thinking of applying.

If you don't belong to the TECCS list and would like to know more about the school, you can sign up here: http://groups. yahoo.com/ group/JCECCharter/

Message 2.

Hello to everyone wondering about TECCS lottery results!

Today's lottery went very smoothly, with Council President Mariano Vega drawing the students' numbers for us.

As some of you may have already heard, every first grade applicant who applied by last Friday's deadline was accepted--because we fell a few applications shy of our 60 first grade spaces. So congratulations to all of you!

For kindergarten, we had 111 applicants for 60 spaces, so 51 students were placed on the waitlist (but we do expect to move quickly into that waitlist as families make decisions about schools for next year). We will be calling all applicants on Tuesday to let them know their results--and will follow up later with letters with either acceptance/enrollme nt information or the child's waitlist place.

However, I will respond this weekend to any email or phone inquiries about individual students. I'm not sure I can get to that this evening (it has been a long day!), so please be patient if you have already emailed or called.

On a final note, we are still accepting applications both for first grade (to fill the remaining spots) and for kindergarten (to add to the waitlist). Our second enrollment period will end on Feb 9, with a lottery for those applicants on Thurs, Feb. 12. Please help us spread the word that we are looking, in particular, for first grade applicants!

Many thanks,
Ann Wallace

Healy must be delusional, we have more crime, pay higher taxes, streets are filthier, there are more gangs in Jersey City than ever. Just look at the Central Ave district for example, I lived up the heights for over 20 years, we had nice stores, it was place people could shop, grab a bite to eat. In the evening you have to watch your back, gangs, drugs being sold. The poor senior citizens they don't stand a chance if they want to take a walk in the evening, nice change Healy. Gaughan, has been councilman 16 years in Ward D, great job guys in turning Central Avenue in the opposite direction. Does Gaughan still live in Jersey City, seems he spends more time in Spring Lake, maybe he should run for councilman down the shore. I know there are other areas in Jersey City that have not changed for the best either, I use Central Ave and should mention all of the Heights as an example because it was at one time one of, if not the best section of Jersey City to live, not anymore. So there is the change we can see.

Here are some crime stats to support the rise in crime.

2008
Murder-27 Rape-57 Robbery-1256 Aggravated Assault-954 Burglary-1868 Larceny-4423 Auto Theft-1160 Arson-82 Overall Crime Index-9822

2007
Murder-20 Rape-47 Robbery-1248 Aggravated Assault-1106 Burglary-1504 Larceny-4082 Auto Theft-1218 Arson-100 Overall Crime Index-9325

So that means Murder is up 7, Rape up 10, Robbery up 8, Aggravated Assault down 152, Burglary up 364, Larceny up 341, Auto theft down 58, and Arson down 18. Overall crime is up by almost 500 crimes.

Right on JRL, I to grew up in the heights and watched the demise of this section of JC.Growing up,there were Fur shops, fine clothing stores, quality furniture stores, jewlers, etc, etc, obvious that Cityhall is to blame for all if this, since they turned their backs on everyone in the heights...

what a shame!

My sentiments exactly, when I moved to New Jersey for the first time 5 years ago, I settled in Jersey City. I heard a lot about the glory days of the heights and that it is an area on the rebound. I thought it would be a good sound investment but I am not really seeing that. I think that 5 years is long enough to wait, with no real improvement other than a few paved streets. Given the recent ?activity? on my street, there are now 4 houses up for sale. I am contemplating making ours the 5th house. The commute to work in the city is great for my husband and my reverse commute to a city in Union County is great most days but we don?t have to put up with this. The Heights has a lot of potential but I don?t want to jeopardize my safety or my sons education hoping that something will happen. I don?t like the odds of 400 applications for 22 slots to get in LCCS. The public school right next to us performs average at the state level. The unfortunate part of our decision is that wherever we move is going to complicate our lives as we own several rental properties. There is so much potential in Jersey City but I have lost my patience. It was great when we were DINK?s but not anymore. If we can divest we will. Wish us well.

These meetings also had some police officers attending and they all say the same thing - they do not have enough manpower nor the tools and equipment to do the proper job.
The population continues to grow in Jersey City and the police force does not. That is a recipe for disaster. Now no doubt Healy will say Jersey City does not have the money to resolve this problem. Well, when our mayor and his administration do not do whatever it takes to protect their citizens and let us continue with the status quo and live in danger, then he and the administration do not belong running Jersey City.
The mayor and his administration are accountable for this situation. We have extremely high taxes. Where are our taxes going? The number one place should be towards citizen safety.
We must vote Healy and most of the current administration out! Citizens of Jersey City, it is up to us to elect officials that can get the job done - manage and spend our taxes correctly, provide a great quality of life, and ensure public safety. Jersey City is a prime location and should be a world-class city. It will not happen under this administration.

Quality of life issues will allways be a sore topic with any JC administration. The NID was created during the the Schundler adm to deal with these issues and it was basicaly a paper tiger. The city council has to get tough and pass legislation in favor of JC for EX any and all police raNK &FILE should be mandated to live in Jersey city for the length of their Tenure, afterall the money comes from hard working JC Constituents.

Just my 5 cents.

I 2nd this motion. The cops should live here.

I am currently dealing with the city on this very issue. I have a few pain in the ass tenants that think im running a four seasons.

I was getting threatening calls at all hours of the night over the past week by just a few tenants in one of my buildings but the rest in the building are comfortable.

The good guy that I am, I went over there the first few times and noticed the thermometers I provided said 70 degrees.

The past landlords kept the heat at 85 and tenants slept with their windows open. Im not letting that happen. Also he had no money for repairs left over and the place went to sh!t.

I of course documented everything and sent certified letters and emails to city inspectors all the tenants and of course my lawyer.

The city ran the test with the dickson meter and over a 5 day period we passed the test.

Just to make the tenants see im trying to help I brought a plumber in again and the plumber said heat works perfect and tenants cant put couches near baseboards and of course shouldnt walk around in tank tops and flip flops with no socks when its zero outside.

I confirmed the process with rent leveling about how to split off the heat. I cant do it until the spring and I need to adjust the rent based on the formula.

Theres an old saying i just made up " the squeeky tenant gets electric baseboards and pays their own heat".

I already have a quote $1100 to baseboard each unit.

If they dont like that they can move out with 30 days notice.

Thanks and keep warm !

What plumber gave you this estimate? I need his contact information. I have a house that I would like to separate the heat on.

The notion that the "better" part of the downtown section gets a better police presence is false...it is this type of dialogue that divides rather than unites communities. The police are virtually invisible except when seen at construction sites. Brutal attacks are happening everywhere in this city while the Mayor boasts about hiring more police and beefing up gang units. The good people in Lafayette and the rest of the city are asked to help the police and report criminal activity. The police are not pro-active in the pursuit of crime. They respond to the brushfires instead. When the new police officers hit the streets they are eager to do their jobs. Most police officers are good people who soon are educated by the doctrine of "don't make waves", "get all the off-duty jobs you can & beef up your pension" "go home safe at night & get out in twenty years". The majority of the police do not reside in Jersey City. For the most part their hearts and minds are not here. The leadership, or lack thereof, is at the root cause of this crisis. The population of Jersey City has increased significantly while its resources have dwindled. If the boozefog politicians had a clue and were concerned and had a plan and did their jobs people would not have to trek out at night in the dead of winter to complain.

I may stand corrected. But, I thought that Jersey City Police officers were required to reside in Hudson County. I think that if more police officers lived here in the city it would improve crime statistics.

Let me preface this by saying that I live in the Heights. So I am not familiar with what is going on in the area. Now that the building is built is seems as though none of them have sold??? Is this attributable entirely to the slow market or is it a function of shoddy construction? What is the deal with that area? Does anyone think that being so close to the embankment is a factor or is it the fact that it is across the street from the funeral home or is it that it is just to far from the PATH? Thoughts anyone?

My point was that this is a community forum, not the Homework Hotline.

Want some real advice?

THE RENT IS TOO HIGH. I pay less than that for a large 2 bedroom downtown. Nobody is calling because people are wising up to the fact that JSQ is still kind of a dump and will be for the foreseeable future.

I hope this helps, since you're soooooo busy :*(

Actually the term internerd was coined by the Emmy, Golden Globe and SAG Award winner Tina Fey. Not my two year old, you wise guy.

BTW?my original request was not for a pricing strategy, it was for a marketing strategy. I have had a few graduate and undergraduate Economics classes and I do understand the fundamentals of supply and demand economics. I figured out the pricing thing myself, thank you very much.

I am in the same situation as a previous poster.

I'm a little startled that for the first time in a long time I've gotten almost no responses to a craigslist ad for a large apartment in the Journal Square Island Section that has originally $1400 that has been reduced to $1299. Last year they were calling as soon as the ad was up!

I must also say, Craigs is doing a crappy job of reigning in the spamming realtors. There's one crew, Prudential Sussex Realty, reposting the same set of ads every day.

Does anyone have any creative suggestions as to what we can do to get it rented? We post on Craigslist and Sublet.com and JClist.com and have it listed with a realtor. Please help!
