Who comes up with these terrible schemes?

Speaking as both a homeowner and a landlord:

Owning a maintaining a home is difficult and a huge responsibility.

Being a landlord is a much, much bigger responsibility and requires one to be a shrewd accountant, negotiator, judge of character, lawyer, manager, and salesperson.

Attempting to be a homeowner and/or a landlord in the ghetto doubles (at least) all of the headaches and risks you face.

What percentage of first-time buyers who have thus far amassed limited funds will be capable of successfully managing these properties long term?

Didn't we learn anything from granting loans to subprime borrowers - they were unable to maintain HOMES - let alone multifamily investment properties. Let alone multifamily investment properties beset by crackheads and rapists.

These claims are insane, or else these people had all of their drug proceeds stolen. He lives on Baldwin Ave and had $14K worth of stuff that could be carried out?

If burglars spent a whole day carting out every last piece of furniture, jewelry, clothing, electronics, and cash from my house it wouldn't be worth half of that - including new tablet and laptop PCs.

I own an inflatable kayak and just drive to either LSP or the little beach on Frank Sinatra Dr in Hoboken and toss it into the water. Make sure you check currents before venturing out.

20-30 minutes at the Christ ER? Where do those numbers come from? I was delivered there last year with crippling pain and spent fifty minutes rolling around on their filthy lobby floor biting through a leather belt before they found a doctor to see me. This is with health insurance.

I reverse commute from JC to Newark. I can take the 1/9 Skyway or Truck. It is a dream drive. There is never any traffic unless there is an accident or construction and usually takes me 15 minutes. I drive at 60 while cars in the opposite direction are parked still. Morning and night.

Do what you can to get to Manhattan. I spent an hour last writhing on the floor of Christ Hospital in blinding pain before they let me see a medical professional. They kept sending teenage idiots to me to fill out paperwork while I was practically chewing through a piece a leather. I spoke to doctors afterwards who told me this hour delay was above average.

Can I put a clause in my leases that says bringing in second-hand or "found" furniture is grounds for eviction?

What protects me from a tenant dragging in a nasty couch from off the street and leaving me with the bedbug cleanup bill?

Their food is really good, but I almost never go there because it is a total sty. They always have garbage everywhere, a crying baby, and family members sitting around. I can't imagine a worse way to present your storefront.

So who pays when it needs new bottom paint? A partial engine rebuild? What color upholstery to install? It will lead to endless arguments. Don't even consider a three-way share with strangers. Everyone will get pissed off when "their" boat is left with unfamiliar smells, unexplained dents, stains, missing silverware, etc.

I split a yacht with one person 50-50, an old and dear friend with complete trust, and we still bicker about things.

I would advise you to only own a boat you can afford. Sell it when you can no longer afford it. Any scheme you cook up to mitigate costs and preserve ownership will probably cost you a lot more in the long run.

We do all our own maintenance and repairs on our boat and it is still my largest annual expense by far.

If you don't care about strangers using and abusing your boat, you can see if it is chartable - call NYC brokers and see if there is any demand.

Over the years, I have used G-F Electric. Call Mark at (201) 332-4928.

He is very expensive but shows up promptly, gets the job done, and I have had zero problems afterwards with functionality or approvals.

I have used cheaper people in the past and paid the consequences.

The money bonded for school construction (without voter approval.. in violation of the State constitution) is basically gone.

Money spent from the bonds has to pay "prevailing wages". Prevailing wages requires a class c laborer (cleanup guy) make close to $90k a year in wages and benefits.

That cash went from the tax payer, to the unions, and back to the politicians that support the illegal bonding in the first place (via campaign contributions).

So the state spent $6 million on the land. I looked up the tax records and Stop&Shop's holding company was spending $60K a year in tax on the vacant lot until 2006. So in the last four years, they city has not only not built anything, but lost $240K in tax revenue. Plus whatever they paid to architects to come up with plans for the two schools. Now what will they do, sell the vacant lot at auction for $500K like they just did with the four firehouses? What a shame, it's 10 minutes from the PATH and across the street from what could a lovely public pond.

Does this lot have any part in the Jounal Square redevelopment plan?

I just had my 2-family appraised that has a "bonus apartment" which I just use as a guest room. The appraiser said he had no choice but to leave it off the report since the report must follow certain formulas. Apparently, all these guys do is count the bedrooms and plug the numbers into their software. There is nowhere to account for a "bonus apartment" so all they can do it call it a finished basement or whatever. It doesn't affect the appraisal value one way or another, since that is generated by recent comp sales.

I think all public gatherings like this produce equivalent volumes of trash, disorder, and vandalism. It would be better if this event could be confined to a public park so cleanup is easier and private property isn't damaged. This is what upsets people.

It's always fun to go any park immediately after an Earth Day celebration and notice all the plastic bottles, trash, and posters littered everywhere.

My bank just sent in an appraiser for my re-fi. Based on the amount of time he spent evaluating the property and the subsequent bill I have to pay, he earns $3,300/hr.
