To my understanding, you can bring a pay stub & employment letter over to Central Ave. I think the permit costs around $300 for the year. Call the Parking Authority at 201-653-1919 for details.

I'd like to see a theater that plays independent films you can typically only see in NYC (like George Romero's Diary of the Dead). However, I'm an advocate of a gigantic Sony IMAX 3D complex. As much as these new condo projects pay my bills, we need more destination points downtown.

Yeah, I went to Pep Boys and they told me it would be a looooong wait. I just took my tire off in the parking lot myself, brought it in & asked them to put a new one onto the rim. It took 30 minutes & I saved money on the labor.

Actually, I think my 7 day workweek earns me the right to guiltlessly choose how I spend my free time, whether it be spent reading or not. Anybody who just "sits around" waiting for clients is bound to fail at any career in which the payrate is commission based. I'm not sure what motivtes you to comment so smugly about my indulgence in literature, but it is certainly a whole lot more enjoyable for me than buying an X Box. Methinks you enjoy confrontation a bit too much.

If it wasn't for the location, I'd say Canco is the finest building in the city. The ammenities are great (half court basketball game, anyone?) and they don't kid when they say "industrial strength living". With about a foot of solid concrete between you and your neighbor, you aren't going to hear a peep! The Beacon will probably do better in terms of equity over time, even if Freddy Kruger does live in the basement. Once the Beacon begins to fully develop into what is meant to become (essentially, a city within a city), it will be a very highly sought after destination point. Personally, I think I'd move into Canco if I had to choose.

There are plenty of great local guys. Although I cannot commit to a recommendation, I've personally had two very pleasant experiences with Gess, Gess & Scanlon on Hudson Street in Hoboken. They were accessible, returned emails promptly & didn't delay the closings.

I guess what's nice to one person is a wreck to another. I grew up on the corner of Duncan Ave and Mallory, right across the street from Lincoln Park & the Duncan Projects. When we moved to Country Village (after my brother was born), it sure did seem nicer. Sure, the Heights isn't perfect, but this is Jersey City. This kind of stuff can happen anywhere. If I were to get a place in the Heights, I'd probably go to the Western Slope or Ogden Ave. I gotta tell you, I moved out of Jersey City for 12 years and it was a whole hell of a lot nicer than what I remembered.

They dropped off the Canco Lofts info package in my office today. Broshures, flyers, posters, cards, etc etc. Grand Opening time, you know. They spent top dollar on the advertising material, no doubt about it. Its an exciting project and I'm sure these units will do well.

Depending on your requirements, you've certainly got the budget for a 1 bedroom downtown. You'll get more bang for your buck in JSQ, however.

I appreciate your concern. "Business hours" in my industry are not the same as in many other lines of work. Most of my showings occur on the weekends and after the end of the business day. With how busy I've been, the "poorhouse" is certainly a far cry from where I'm heading. Also, this site isn't an outlet for drumming up new clients. I gladly give free advice with no mention of obligations to call or contact me directly. If someone does so, well so be it. Regulars here generally look down on Realtors, anyway, and I simply enjoy yapping with bloggers from my hometown. For all of its faults, my fondest childhood memories are firmly entrenched in this city. Ahem.....sorry, back to the topic of this thread..........

Try calling a realtor who specializes in the Bergen-Lafayette market. Even if you'd prefer not to work with one, at least see if you can get the real numbers from a professional. 430 per square foot at that size is comparable to what I'm seeing in many of downtown's gut renovation buildings. The ammenities wouldn't be the same, of course, and there must be something specific attracting you to The Foundry. Either way, my personal preference would be to put my money into something closer to the Grove/Exchange PATHs. Good luck Timmmmmm, and good Karma!

Oh, yeah. There are landlords who have kept their historic buildings beautifully updated. On the other hand, I've seen properties left to rot in order to keep the taxes low, despite the fact that this course of action also keeps the rents low. I guess the idea is also that some don't want to spend much on renovations if they plan on eventually selling the buildings as condo conversion opportunities instead of straight investments.
