Have you notice the police presence at other construction sites and buildings under construction? Do you see headlines for robbery at gunpoint at the Beacon, a project in a much more questionable neighborhood?

Lets face it maybe it ws not retribution but Varick is the better part of Dixon, and it smacks of mismanagement when someone was able to rob a resident at gun point in front of the security booth. That is definitely bad press. It is plausible but do you really think that area is the most ideal place to rob someone?

Also the policies, have you seen the RGD property signs, no loitering, food cooking, blah, blah blah. Make no mistake when Dixon changed hands crime around it went up.

You must be a sales agent for the Beacon.

It is retribution, the idiots who bought Dixon didn't realize who their neighbors were and when they realized they tried to hid it by enforcing policies and keeping the loitering people from Montgomery Gateway from hanging around when they were showing condos.

I think the people who were hassled by Dixon's security guards are pissed off. What better way of hurting the condo sales but convincing potential buyers it not only looks a bit sketchy but actual crime occurs here. The honest truth is that Dixon should be making the right contributions to the police department to keep crime down in the area. I mean in all seriousness the Dixon people are not from Jersey City and are only concerned with this one project what would it take to have an officer there everyday at least in the evening hours.

This is the most idiotic post of all of the idiotic posts. The incident has nothing to do with Dixon Mills' policies.

Actually that is wrong. Its not the city's fault. The building has had an open violation since May with the fire inspector. They have yet to complete a sprinkler system which was promised to be completed in September, which still has yet to be completed.

Right, but they must complete the sprinkler system and then have the city inspectors come back. Upon inspection, the city might find something wrong with the system, or something completely new that needs to be fixed. I bought a place in Washington Commons and in their case it was a flood pump. Before you know it the city has to come back 3 or 4 times- and it usually takes them a while to get an appointment. It took them 6 months to get it right.

With new construction or renovations there are always delays. I have been delayed greater than 6 months a few times. It is how bad you want the condo/is it a good investment vs how long can you reasonably wait. You have only been waiting since Septmber so it really isn't that bad. It is probably the city's fault with inspection delays/etc.

DO NOT BUY HERE! We went into contract in September and originally scheduled to close in October. Still have not closed as of 1/8/08!!! The contract expires very soon and if we do not close by then, we will be pulling out of the deal hopefully.

They jerk you around and never return your calls. Seriously, I registered simply just to let everyone know not to buy here.

I was promised closing dates of:

October 1st
October 31st
"No later than Thanksgiving"
"We promise before Christmas"
"Right after the new year"

Well here were are on 1/8 and still no progress or closing date in site. DO NOT BUY!!!!!

This place is a joke.

What?s ahppening with the 111 first street builing? Nothing, the powerhouse across the street will most likely be renovated first, which will take years. Right now the city has to tackle the issue of moving the substation currently on the site.

The Eclipse? Nothing right now, perhaps credit crunch effect.

Is Trump buikding getting a 2nd tower? Eventually, once the first tower is sold out, which is now about 80% sold.

By way of update for this area:

1) We are pursuing a $2mm grant from the state for the streetscape so this is moving forward actually

2) The redevelopment plan will be on the agenda for Newark/Christopher Columbus before the end of the year

3) The entertainment license ordinance which I worked on primarily for this will be on the first agenda in December (I have a draft circulating)

4) The employment and Training building on Newark Avenue will have the RFP out to sell this month (city has been approached on several ideas that are very different)

5) Next agenda in November the ordinance officially closing Newark Avenue in front of Grove Pointe to bus traffic will be on the agenda as the original plan had this open which we are trying to close

6) 7 new restaurants since we changed that law a year ago on the liquor licenses

7) I will call the Incinerator Authority director this AM to get the trash removed.

Hope this helps
Steven Fulop

This is great news. Thanks for the update Steve. Christopher Columbus is important as it serves as the entranceway to JC for all of those who take the NJ TPK. It will be amazing to see what some streetscaping will do to Newark as well.

My suggestion is to drive around at night and check it out. It isn't the worst but not really safe to walk home late at night(check out all the surrounding streets because there are some not so nice blocks just west of there)

This is not the last waterfront building in JC. There is more buildable land/piers north of Newport. Lipzilla not sure if you have inside scoop but I thought the condo/rental determination had not been made yet.

I think it is interesting how this post, the one about Wayne street, and some others in Crime and Safety are all posted by brand new jclisters with 1 or 2 posts. Is it the incident that drives them to the site? Or are these Hoboken Realtors?

I agree, the more gyms the better. I go to NYSC now and the one by Exchange Place gets really crowded. This will help alleviate that hopefully. One thing that Brick Haus doesn't look like it will have is windows. I am a big proponent of well lit gyms (preferably natural light). Club H will have some nice windows.

I agree with the scatterbrained service. The food was delish and the decor is one of the best in jc. The restrooms are also very clean. The prices are probably driven up because it is a relatively large space. I wonder what their rent is.

Trump will build the second tower, it is just a matter of when. There is a certain % sold they need to hit in the first tower. Right now I think they are at about 50% (not sure what the green light % is for the second tower but they have already paid the 1+ million for the tax abatement on it). The Shore Club followed a similar model.
Overall I think construction will keep pace with the buyers and we will see an overall increase in property value each year, but obviously not as robust as we have seen in years past. A few percentage points plus tax breaks still makes it worthwhile to buy.

preliminary sketches were released a while back. you can check some of them out on jcvibe.com

just mixing the brick base with a tower will be challenging.

the tower itself might be an architectural feat as the base, but together not so cute methinks. hopefully i will be proven wrong.

they are required to save the bricks and use them in construction of the base of the new structure. you can see on site they are wrapping them up in bundles. so i am thinking brick structure on bottom that resembles a semi-historic structure, with hideous glass tower looming over the base. i just hope it has some retail or art space on the bottom. it was supposed to get a performing arts space so we will see. no plans yet though they should be released soon.
