You do not want to rezone your property. In fact that would never fly, as it requires planning board and city council approval. What you are contemplating is reconfiguring your property from multi-family to single-family.

If your zone allows single-family residences, all you need to do is get the proper permits. Unlikely that you need any board approvals, though the zoning officer will have the final say on that.

If your zone does not allow single-family residences, you need a use variance approval from the zoning board.

the MVC on the Bayonne border has always been decent when I went. Hit or miss, I suppose. Once I was in and out in under 25 minutes.

you need to call MVC. It's highly unlikely that anyone here is going to be able to tell you why you got his notice or what you need to do to resolve. You can't very well say you didn't renew your license because JC List said not to bother.

Does anyone know what the deal is with the traffic cameras in general? I put in an OPRA request for footage of an accident and it immediately came back as "no records were located". At the scene the police did tell me to submit an OPRA and I said, "are these cameras actually filming anything" and they did say, "yes."

So what's the deal? Isn't there a rule about keeping footage? Incidentally the accident was only 3 days ago so it's not like I'm asking for old data.

Agreed and understood. Like I said, more power to them if they can get it. I have to assume they know the market better than I do as to what renters are willing to put out. Said renters aren't me, cause I found a steal!

And also agree with the others that the building is hideous. And what's with putting .com on your building name? Last I checked the building isn't a website, it's an actual physical place. Facing Marin is awful, but backing up to more or less to HP will probably be their selling point.

City park generally refers to ownership/responsibility rather than a classification.
Neighborhood park is a park classification and generally refers to purpose/audience and/or size.

In park planning lingo a neighborhood park is one intended to serve the immediate area. There are statistics for how far a person should ideally be from various park types (10 minutes from a neighborhood park), etc. Neighborhood parks typically have little or no parking, are smaller, and cater to the specific interests of the people living in the immediate area (think Hamilton Park). Parks that serve a larger audience (think Berry Lane) often have parking, fields to accommodate teams from outside the neighborhood, often times concessions, etc.

I'm not going to get into a debate about who does or does not go to any given park, but the functions of HP are quite local.

I would assume/hope that was discussed (and apparently nixed) when the park was re-done just a few years ago. Not that I hate the idea, but inasmuch as it's intended to be a neighborhood park (not a regional park) it's fair to assume that most people live close enough to go home to take care of business. I know...kids....yadda yadda.

Thanks. I'll research the dashcam. Considering this is my first situation like this ever I wonder if it's worth it, but then again, it would save me a lot of headache right now so maybe it is.

I know you can scratch 2 points off your record with the defensive driving course. Interestingly, insurance doesn't base your premium on DMV points, but apparently they use their own system based on what the ticket was for.

Apparently my option (or, what most people experience) will be (a) accept the $85 ticket and pay $xxx? insurance increase for 3 years, or (b) pay $250 for a downgraded "unsafe driving" guilty plea, plus court costs, which has 0 DMV points and I THINK 0 insurance impact (nobody has been able to confirm this for sure). Although I am NOT guilty I see no way of proving it, much less without wasting my life away.

Brewster, thanks. I called Geico today (who has always offered me the best price by far, and I shop around every year or so). They were unable to say exactly how much it would change my premium, because apparently that function is done by underwriters once it entered the system. The customer service guy tried to run the numbers but it just wouldn't let him proceed. But he said based on his experience at the job, I was looking at $20-$25/month increase. I have no tickets or points on my record, stellar credit (which supposedly matters, bizarrely), etc. So maybe he was wrong. Fingers crossed.

HeightsNative - Did you have any evidence aside from he-said she-said? Unless they actually have dashcams, I can't prove anything (and calling the cop a liar is probably shooting myself in the foot, true as it may be). It looks like over the 3-year insurance penalty period I'll spend $700-$900 in increased premiums. Was your lawyer plus court fees less than that? WHen I was googling around it seemed court fees and the fine alone were going to be over $600.

Thanks Brewster. Apparently this is a 2-point offense. I called my insurance co. and apparently the points do not affect my rate, however the ticket "classification" does. So in other words paying Hoboken off (which is what people seem to do according to my online sleuthing) to get my 2 points eliminated will cost hundreds of bucks but will not stop my insurance from going up. UGH. Assuming true I might as well just deal with the points on my record. I have never had any points so this is all new territory for me.

I was issued a ticket by Hoboken PD for failing to yield to a pedestrian. This is an utter lie. What actually happened was that a line of cars was traveling down a side street and a PO was at the intersection, I assume getting impatient. He was easing his way into the intersection bit by bit and nobody was letting him in (we had no stop, he had a stop). By the time I got to the intersection he was at least 1/3 way into it and I didn't stop and let him in. Maybe I deserve a ticket for being a snot, but that's it. There were no peds at the intersection. Literally none.

My questions are as follows:
1. Do hoboken police cars have dash cams that I could get footage from to prove my innocence?
2. Does pleading not guilty (without dashcam video) backfire if and when all I can say is that the cop is a big lair?
3. Do points go on one's record for this (I care less about the fine and more about my driving record. If no points and fine is low, I might just suck it up.)
4. If I plead not guilty, do the officers really usually show up to court and if so/if not what happens?

Advice appreciated.

Agreed. For the first few days practice in an vacant parking lot or empty streets (the industrial area by Liberty State Park might be good). Once you get the basics down (like how hard to push the gas/brake) hit the streets. Baptism by fire.

First of all, I don't care for the scene on Newark Avenue "after 9pm" either. So guess what, I don't partake. That doesn't mean I think it shouldn't exist. Occasionally I walk home through it if I've been out late, but there are alternate side streets to choose from should I wish to avoid the crowds.

Second, prior to Restaurant Row, there would have been very few reasons to even be hanging out on Newark Avenue, so how has this ruined things for you or created a nightmare? I highly doubt that you were spending your evenings there in tranquility and enjoying wine al fresco.

There were VERY few restaurants, basically limited to Skinner's Loft and some counter service places. After restaurant row came to be, I forget the exact number I counted at the time but something like 8 restaurants appeared in just a few months. The claim that "Newark Restaurant Row turns into a nightmare for residents who have lived in the general proximity for years," neglects to mention that even 10 years ago walking from Grove down Newark meant LITERALLY dodging rats and being on a walk more or less void of any people which is not the safest scenario. Would you really rather there not be this abundance of restaurants and "eyes on the street," so that you can go to Helen's and walk home in silence?

Seems to me that people are awfully quickly forgetting what this area used to look like and/or are unwilling to walk on a parallel side street if the activity on Newark really is so offensive to their sensibilities.

Interesting all they have to do is remove/peel the blacktop that was used to cover the cobblestones. (there must be some sort of machine that can do that) As you probably know all of JC?s streets were cobblestone at one time. In the 80?s a cobblestone was a hot commodity so much so that there was a shortest of them. In NY, Philly and Jersey City where a few cobblestone streets were still around thieves were ripping up whole streets and selling cobblestones.

Yeah when they repaved most of the downtown streets a year or do ago and milled the asphalt down to the cobblestones I had daydreams about how nice that would be.

The reason they can't just mill down Newark to expose the cobblestones is because on a plaza the intent is for the cartway (the part that is green now) to be level with the sidewalk. Tripping hazards as well as the subconscious car/pedestrian conflict remains even when the street is cordoned off as long as the street and sidewalk are different.

Not to split hairs, but how is 3.5 hours too long for a weekend getaway? Just a few months ago I hit RI for a 3-day weekend, and going to Boston (at 4 hours) is not uncommon either. I think it's totally reasonable.

Tender Shoot Farm closed - according to them - because rent was high and they wanted to retire. The two combined brought them to their decision.

On the contrary, one could argue that pedestrian area was so successful as to contribute to the raised rent. (which is another concern but opposite your complaint.) In either case there is no "losing" business.

The businesses who think they will lose business should talk to the business in Phase I of the plaza, who also thought they'd lose business and actually had the self-respect to admit, a year in, that they were wrong and business increased. This anecdotal evidence, as well as plenty of planning studies around the country and world, refute the knee-jerk reaction that this is bad for business.

PS I don't know what the plans are for the 2 parking lots, but they both have vehicular access from First St. so it's not like they're rendered useless.

Anyone know the scoop on why we're getting new super-tall utility poles? I noticed some on First St. but figure they might be coming (or already are?) other places as well. they're really significantly taller than the other ones. And will the other ones be removed. Because it'll be really awesome if we get to have double the number of poles now (sarcasm).

You don't want or need a high-priced architect for this, so one suggestion is Hampton Hill. They produce decent work but not fancy stuff, which is perfect for your needs. (I have no connection to them so this isn't biased.)

Water from one's driveway (assuming it was built correctly and slopes to the street) runs onto the street and toward the sewer. If it's not raining, the sewer should not discharge into the river, but sometimes that discharge continues for a while (up to days) after a rain event. I'm not opposed to people washing their cars in their driveways, I was simply correcting the user who incorrectly stated that we don't have storm drains in JC.
