Yes, we are bound by building codes, which do change over time and there is no requirement to retrofit. However, historic commissions are purely an aesthetic opinion versus the infrastructure and safety requirements of building codes.

These boards attempt to enforce a static view of the exterior of the building. For example, if one wants to put in more energy efficient windows and has a curved frame, windows will be 3 to 5 more expensive and completely custom versus rectangular. Paint colors must be approved and so on. After the declaration of historic, the homeowner must pull a permit for nearly any type of exterior maintenance.

Notification is not sufficient and not reasonable. It should be put to a vote of the residents. This is a material change in the cost structure of future improvements and basic maintenance.

I feel sorry for anyone who currently owns a home in the proposed area. They purchased it without the encumbrances of an HOA or historic district and now will be forced to comply with the district at great cost, as noted previously.

My opinion is these are a huge overreach of authority and punitive on homeowners like those in the West Side. Buyers purchasing in a historic district or HOA at least could find out what they're in for. For me, the core notion of ownership means freedom to make the choices you want.

If you want to paint the house/car/whatever you own neon orange, it's your call. Not my style, but maybe it's yours. However, I'm in the minority. Most of my friends feel these districts protect their home values and they're willing to give up their freedom and incur the additional costs.

If I owned on the West Side, I'd fight it tooth and nail.

just lost power in Harsimus Cove (5th & Jersey). Hearing sirens. Anyone know what's up?

Been in this house 6 years and never lost power for more than a minute other than Sandy, and that wasn't 24 hrs. Crazy.

The OP stated this was an out of state transfer of ownership. That falls under the federal statute, which requires the NICS check. Getting the NJ FOID and running through an FFL is the correct way to do it.

Another note is this is not a registration of the firearm, but rather a registration of the holder. If he had inherited the guns from someone in NJ, there would be no paperwork. And as long they were shotguns, buying ammo requires no permit.

Missed the question. 5200 will outlast us all. It's commonly used on boats when you want two things to never come apart.

It's banned from my boat for that reason, but has its purposes.

If you want something with less adhesive but similar flex, 3M 4200 is a good fit. Sikaflex is another brand of high quality goo with different flavors of open time, flex and adhesion. 3M is more easily found, though.

Jamestown Distributors is where I normally get such things from, although Defender and Hamilton Marine are sometimes cheaper.

I've done these sorts of things quite a few times. It's completely doable on your own.

Get a razor blade to take off the old caulking, use 3M 5200 and it will never come loose again. Ever. Get some rags and paint thinner or acetone to clean up the excess.

I am completely serious. This is a violation of our 4th amendment rights. It is no different than the police going door to door, searching houses for illegal firearms, drugs or what have you. Nor is it different than scanning emails, texts or phone calls, which Edward Snowden exposed or the racial profiling of NYC's Stop & Frisk. They should not stop anyone unless they have probable cause.

The 4th amendment reads: ?The right of the people to be secure in their persons, houses, papers, and effects, against unreasonable searches and seizures, shall not be violated, and no Warrants shall issue, but upon probable cause, supported by Oath or affirmation, and particularly describing the place to be searched, and the persons or things to be seized.? In the 1990 Supreme Court case that authorized alcohol checkpoints, the justices agreed that it infringed upon the 4th, despite allowing them under specific guidelines. The justices were patently wrong in violating our rights.

I don't defend anyone who chooses to drive drunk, but nor do I support giving police unnecessary powers. While some of our rights are being so vigorously defended (2nd amendment, quite notably), our rights to privacy and unlawful search are eroding.

One of the oddities of NJ law is accepting a drivers license is accepting consent to a breathalyzer. Conviction of refusal to accept results in loss of driving privileges. NJSP has a nice page on their position.

On the other hand, NJ's legal community has found ways to make that less of a blow, if you can afford to fight it. Sort of like NJ legally offers a concealed carry permit, but doesn't actually issue any. That resolves the issue IL lost this week for refusing to issue carry permits.

My guess is they find fewer DUIs than the average stop and due to the process in NJ, they will lose more cases than average. Of course, no one releases those stats so we'll never know how many were convicted or how many people's rights were violated.

Freedom,or some facsimile. Know your rights and exercise them.

FedEx requiring signatures

Over the past 6 months, one of the Fedex drivers has been requiring signatures for packages, even when not requested by the shipper. This is particularly annoying for Amazon.com packages, as they rotate shipper based on a lunar cycle or some such.

On one of these occasions, the stringent driver failed to get a signature twice and a different driver delivered on the third occasion - no signature required. The second driver couldn't figure out why the other guy required a signature.

Today, I happened to be home and caught the strict guy and he claims all FedEx Express (not Home or Ground) packages are required to have signatures in JC or Hoboken. He said any driver found not requiring a signature could get fired.

Has anyone else had this experience? I intend to have a chat with FedEx as well.

Kobrick Coffee on Marin, just before Observer heading into Hoboken has really nice stuff. My neighbor picks it up pretty often, although I've never made it there. I believe they roast on site.

From JC, it's easier to use a car service, and judging from the other poster's $62, cheaper. Usually 40-50 when I've done it.

Also, NYC cabs are legally prohibited from having passengers heading back into the city. The fine is really nasty and the TLC monitors the tunnels more than any other choke point.

Taping your windows does nothing, according to the NHC. Although, it seems to me if you cover them with tape entirely, it would make less of a mess.

Moral of the story, don't stand in front of a picture window during a hurricane like someone's grandmother.

Also, you can run many generators in the rain, as long as the electrical box is protected. You can see the street cart vendors doing this in NYC on any rainy day, although one could describe their approach to electrical safety as cavalier.

Poor service and warm beer are things that might get fixed, particularly after the brutal heat. But, attracting the "megabar" crowd is likely irreparable damage. As someone who lives in the area and used to keep a boat there (pulled out last year - tommy, nice to hear you got the outdrive resolved), I'm wasn't looking to make it part of my circuit.

Until I hear that dogs are welcome. What's the story? Can a fellow amble up to the outdoor bar with his dog?

Seems like my critter might be getting some more later night walks if this is the case.

Walking into a gate is clearly a stupid move. Whomever it was wasn't paying attention. Texting, drunk, born stupid, whatever.

There was a sidewalk heave on York where the streetlight would cast a shadow over the heave at night. About 6" wide, perfectly over the lifted sidewalk. It claimed my gf three times before she learned to lift her feet.

Everyone looks out for the errant dog pile or bit of debris when walking. A gate is no different. Your chipped tooth friend learned a valuable lesson.

This thread is a wonderful advert for organizing conversations by topic. In this case, we have three:

1. Folks opening restaurant.
2. People visiting the new restaurant or commenting on their excitement.
3. Morons running their mouths.

I missed the kickstartr for 30 Acres and was disappointed; can't think of a better setup for success. I've been watching the shockingly fast build-out and am looking forward to checking it out later this week.

PS: for readers not in JC, any neighborhood other than the towers of Newport is damn dangerous. Thugs, hoodlums and trouble abound everywhere!! You should move to Park Slope, Williamsburg or Bushwick if you'd like to be hip, safe and in NYC. (that's what I tell my landlord, anyway..)

WTF is going on in that neighborhood? 2 carjackings in the same night within 3 blocks of each other. On Saturday night, my neighbor's high school-age daughter had a few friendst. 4 boys walking home together at 10p and someone stepped out by the light rail and clubbed one of them with a 2x4. He didn't have the details, but the kid didn't get any bones broke and managed to catch the light rail home, sans his phone and wallet.

I also don't understand why someone would get out. Jam the pedal down and get out of there.

I would caution against the Hamilton Inn oysters. We had a plate of them a few months ago and three people got sick afterwards.

In general, that place is very hit or miss. The fish tacos are awesome, other things not so much. Service can be great or awful, all depending on who you get.

I would just rock the PATH into the city and hit Aqua Grill. We had a selection of 4 varieties a couple weeks ago and they were fresh and delicious.

This stuff tastes and smells like food. They'll start showing up for it soon enough and they'll eat it for a few days before they start disappearing.

Drop blocks anywhere you're seen droppings. Rodents leave a trail of urine and they follow it as they stagger around, repeating old paths like ants.

Be liberal with feeding your furry friends. You can always throw away un-enjoyed blocks.

Run by Home Depot and get a poison called Tomcat. Get the blocks and not the pellets. The pellets end up spread around and the stuff is quite serious.

Tomcat is a desiccant, causing the rodents to head outside of the house in search of water. That helps reduce the likelihood of a rodent dead in your wall.

I have used this stuff against a infestation here in Jersey City. Ever since, I have left a few blocks out and have completely eliminated rodents from the brownstone I live in. It also worked well to rid mice as well as rats from my former house and barn in the Midwest.

If you have pets, you can buy housings the blocks go into and are held in place for when they are potentially accessible by your pet. You do not want your pet, particularly dogs, getting near the stuff as they like the taste. Having said that, I have a dog and leave Tomcat out, inaccessible to him, and never had issues.

There is no reason to live with rodents given the technology available.

I can't speak to the buying experience, but service at Difeo Ford is horrible. Any dealer can sell you a car, but when you need service, a good dealer will take care of you. Difeo, not so much.

I was relatively new to the area, own a Ford (2 yrs old, under warranty at the time) and needed a regular service; tire rotation, lube and oil change. My model has had issues with the factory Continental tires (they replaced them at 20k miles under recall) and I wanted to have an alignment done before a road trip.

The nearest dealer was Difeo. As former Ford employee, I had a friend check in with the internal dealer rankings which showed them as having a better than average rating. I called ahead to organize an appointment, being very specific with what I wanted to have done and the day I wanted to have it done. They said it was fine and, specifically, the alignment table was open.

When I arrived, I sat for over an hour watching my car sit in their indoor shop, not moving. I finally got up and asked the service manager what was going on, had a painful conversation and was finally told the alignment table was booked for the day. I opted for an oil change and to get out. Another hour and a half later, they wrapped up the work and got me out.

Slow, dishonest and ridiculously expensive. Never again.

I'm in Liberty Harbor as well. Mine is the sailboat with a dark blue hull on the "fisherman's" dock. Come by for a beer and say hi if you see someone on board. I don't hang out there, but am around during the week doing maintenance and frequently head out for quieter waters on the weekend.

I'll likely be out tomorrow night and over this coming weekend. If you're a sailor, I'd recommend checking out the clubs south of the Verrazano. They are very reasonably priced and give you an excellent destination away from the dreaded Sandbar.


As a side note, JC list should stop the annoying practice of appending everything thread into a single thread. Link "related threads" perhaps, but this is clearly a time-sensitive item of someone looking for other boaters. It isn't in any way related to the previous comments about the prices or options for marinas here.

POST-EDIT- After I hit save, I noticed you have a powerboat. We're likely on the same dock. Come by for a beer; no discrimination for the stink-potters. grin.

NNJR is correct. The problem with copper is degradation over distance. DSL is only available if you are a particular distance from the central office (CO). Verizon, as well as other DSL providers, will put substations they can run higher quality cables into and then service from.

All the various switches and interconnections result in dreadfully slow data. CAT5, the standard for intra-building cabling and the type used in your typical ethernet (network) cable has been pushed to some serious speeds. But, it can only be done over relatively short distances in controlled environments, i.e. not in the freezing cold.

Basically, you'll get fibre to your house or a very close substation and then copper the rest of the way.

I asked the same thing of the guy in the truck. I'd heard they could reuse the existing coax and he confirmed it. So, assuming you have a solid connection (not too many splitters, dodgy connectors, etc.), you can reuse the same cables.

I live on 5th between Erie and Jersey and this morning, 2 Verizon trucks were busy at work.

I asked the guys about it and they confirmed they were stringing fibre for FiOS. It should be hot by the beginning of next week and he thought the Verizon database would be updated in the first two weeks of next year.

To hell with Comcast, hello fibre.
