Re: Newark Avenue Pedestrian Plaza Expansion

P&K had about a year left on their 20-year lease. The new lease offer was over $20k/month and they'd told me they couldn't swing that months before the pedestrian plaza expansion. But multiple store owners have said that the pedestrian plaza has reduced their business. I've been here over 30 years and know enough of the longtime owners. They told me directly-

Yes, exactly. A second means of egress. Most cities I've lived in have that same law. And that means no window bars on said basement window as well.

Yvonne, Since you feel like quoting others here's one specifically for you:

And what does drinking on Newark Ave have to do with this thread? Absolutely nothing. You just can't stay on topic can you?

Personally, the space is ugly. It is a street painted green. People living from 3 Street to Newark are littered with wandering drunks, bottles full of pee, loud talkers and cars circling their blocks looking for parking. Maybe making more green parks is a better answer to car free zones. This is mini-Beale Street. It's cheesy.

Look again at the link in post #39. Looks to me like Barrow will remain open (northbound-only) from Columbus to Newark and that intersection where it does the little jog over to Erie will remain open.

Newark Avenue Pedestrian Plaza

I knew this was being seriously considered for expansion and this morning I received the following in an email blast from our Mayor:

"Today, I will be signing an Executive Order expanding the Newark Avenue Pedestrian Plaza because I believe in the importance of working to build a pedestrian-friendly city. Car-free plazas, like the one we have created on Newark Avenue, provide major benefits to both local businesses and local residents-- they help to encourage a sense of walkability while boosting the local economy and growing the small business community."

While I generally agree with the concept (and live close enough that the walkability is a plus) I know there are a lot of business owners who expect to lose business because of this. Some get frequent deliveries, some do wholesale sales and need access for trucks to pick up, and then there's the city-owned parking lot next to the drugstore at Bay & Newark and the private lot for Bank of America customers closer to Jersey Ave. Did the City administration REALLY think this through ?

135,

Maybe you know something I don't and I'm always happy to learn. I thought this was a Federal Cap and you are saying this is (or also is) a NJ State deduction cap. This is the first I'd heard about it being a state cap. I'll reach out to some tax pros I know next week but if anyone else here knows the definitive answer, please chime in-

The $10k is the new Federal cap on deductions, and NJ is trying to find a way around that. Sure would be nice to still be able to deduct 90% of my taxes above $10k by treating it as a documented "charitable contribution" but my guess is that it's in for a tough legal fight. If it flies there will be another 10+ States all doing the same.

Just saw this and passing it along. I'm not getting my hope too high on this because you HAVE to pay your taxes which, by strict definition, means it cannot be treated as a charitable contribution...

"New Jersey Gov. Phil Murphy signed a law Friday that will allow homeowners in the state to declare property taxes as charitable donations. The state law, which had broad bipartisan support in the state, was in response to the tax-law changes passed late last year by congressional Republicans, which capped the state and local tax deductions in federal filings at $10,000. Governors in higher-tax, higher-property-value states, most of whom are Democrats, had vowed to fight the law by coming up with workarounds like the one adopted in New Jersey. At the time, New York Gov. Andrew Cuomo called the tax law "economic civil war." On Friday, Murphy, also a Democrat, said of the federal legislation, "It is divisive, it is wrong, and we will continue to fight." In fact, many legal and tax analysts believe New Jersey will have to fight the IRS in court after taking this step. The law will allow property owners to donate up to 90% of their tax bill to charitable funds set up by municipalities in exchange for tax credits."

Everybody knows that. But so far she hasn't twisted this into a religious or parking rant or shared her homophobic views. And repeated them and repeated them...

Your comment is that of a bully. You hide behind phony names pretending your are knowledgeable. At least I have the courage to have my real name on my comments. By the way, homophobic is not a real word. As written - I do not have the fear of mankind. Some person, created a word and stupid people start using it without understanding what is means. Define homo: any of a genus (Homo) of hominids that includes modern humans -A phobia is an excessive and irrational fear reaction.) By the way, I do not have a fear of gay people either. Nor stupid people either.

Try again, Yvonne. Straight from the dictionary:

ho?mo?pho?bic
?h?m??f?bik/
adjective
adjective: homophobic

having or showing a dislike of or prejudice against homosexual people.

And wow, you must have had a slow day yesterday and nothing better to do than pull up a post I made over a year ago.

Agree with K-Lo2 about it being too soon to gauge a trend. But as for the $9,000 rental income, say the buyer puts down $400k and mortgages $2M at 4.18% fixed for 30 years. That's $9,839 in debt service, plus taxes, plus insurance, plus maintenance/repairs, plus loss of investment return on the down payment. In other words, a seriously-negative cash flow investment. There's been an empty just-remodeled 4-family on my block for sale for a year or so listed at $4M. No surprise it's still on the market, and their taxes just jumped to over $40k.

Oh for crying out loud, the award was given to 27 honorees as part of Jersey City's recognition of March as Women's History Month. Exactly what she did, I don't know. I don't care. But you seem obsessed about needing to know the answer to that.

It's one of the few things that's actually within the power of the city government to do to ease the situation by capturing the changes created by the reval at both ends of the market. Otherwise we'll end up in the exact same spot of people piecemeal appealing their assessments and inequalities remaining for another decade, however satisfying that maybe the people who have been overpaying up til now.

Totally agree. Hard to guess what the price swings will be post-reval as well as the amount of time it will take for the market to find its new level. And I mean that city-wide, not just the expected swing (down) in DTJC houses. Any pro realtors out there wanna chime in with opinions?

I believe this only applies to buildings that carry Federal Flood Insurance, right? I don't, and I took my chances based on my own research for my home's elevation. I was also mostly dry during Sandy except for a neighbor who didn't have a check valve on his sewer line and he got a few feet in his basement that seeped a bit through our common wall. This elevation map is excellent. You can scroll/zoom/center it to your exact location:

Also, stupid question but don't know who to ask: can sewage back-up occur on the 2nd floor of the building (where potential apartment) would be?

Thanks again!

It will IF you have flood insurance. Many mortgagors, but not all, require it in the 07302 zip code. In addition to the annual premium there's the deductible, so your mileage may vary.

I'm in the same block as you but exactly 3 blocks north and about 18" higher elevation (in a house with basement). I did NOT buy flood insurance because of my extra elevation.

As for sewage backup, the ONE thing I've told my friends and neighbors with old houses in this area is to get a check valve on their drain pipe. "Stuff" can go out but it can't come back in! My absentee landlord neighbor learned this the hard way during Sandy after ignoring my advice: Sewage backed up to the tune of 4 FEET in his basement and took out the water heaters and boilers and laundry machines. My problem was a couple of inches that came through our common wall (now fixed for the future), but I had a pump and hoses and I borrowed a generator.

Backup to second floor would be unlikely, IMO, but I've seen it on first floors above a basement and it ain't pretty...

It's definitely a reasonable question to ask. I remember the evening of Sandy there was a break in the rain, somewhere around 8:00, and I walked a few blocks south on Jersey Ave to have a look. The edge of NY Harbor was water to the steps at Bubby's Burrito at the corner of Jersey and Bright. We lost power 20 minutes later and didn't have power for 5 days. This map tells a lot:
