I knew this was being seriously considered for expansion and this morning I received the following in an email blast from our Mayor:
"Today, I will be signing an Executive Order expanding the Newark Avenue Pedestrian Plaza because I believe in the importance of working to build a pedestrian-friendly city. Car-free plazas, like the one we have created on Newark Avenue, provide major benefits to both local businesses and local residents-- they help to encourage a sense of walkability while boosting the local economy and growing the small business community." While I generally agree with the concept (and live close enough that the walkability is a plus) I know there are a lot of business owners who expect to lose business because of this. Some get frequent deliveries, some do wholesale sales and need access for trucks to pick up, and then there's the city-owned parking lot next to the drugstore at Bay & Newark and the private lot for Bank of America customers closer to Jersey Ave. Did the City administration REALLY think this through ?

135,
Maybe you know something I don't and I'm always happy to learn. I thought this was a Federal Cap and you are saying this is (or also is) a NJ State deduction cap. This is the first I'd heard about it being a state cap. I'll reach out to some tax pros I know next week but if anyone else here knows the definitive answer, please chime in-

The $10k is the new Federal cap on deductions, and NJ is trying to find a way around that. Sure would be nice to still be able to deduct 90% of my taxes above $10k by treating it as a documented "charitable contribution" but my guess is that it's in for a tough legal fight. If it flies there will be another 10+ States all doing the same.

Just saw this and passing it along. I'm not getting my hope too high on this because you HAVE to pay your taxes which, by strict definition, means it cannot be treated as a charitable contribution...
"New Jersey Gov. Phil Murphy signed a law Friday that will allow homeowners in the state to declare property taxes as charitable donations. The state law, which had broad bipartisan support in the state, was in response to the tax-law changes passed late last year by congressional Republicans, which capped the state and local tax deductions in federal filings at $10,000. Governors in higher-tax, higher-property-value states, most of whom are Democrats, had vowed to fight the law by coming up with workarounds like the one adopted in New Jersey. At the time, New York Gov. Andrew Cuomo called the tax law "economic civil war." On Friday, Murphy, also a Democrat, said of the federal legislation, "It is divisive, it is wrong, and we will continue to fight." In fact, many legal and tax analysts believe New Jersey will have to fight the IRS in court after taking this step. The law will allow property owners to donate up to 90% of their tax bill to charitable funds set up by municipalities in exchange for tax credits."

Agree with K-Lo2 about it being too soon to gauge a trend. But as for the $9,000 rental income, say the buyer puts down $400k and mortgages $2M at 4.18% fixed for 30 years. That's $9,839 in debt service, plus taxes, plus insurance, plus maintenance/repairs, plus loss of investment return on the down payment. In other words, a seriously-negative cash flow investment. There's been an empty just-remodeled 4-family on my block for sale for a year or so listed at $4M. No surprise it's still on the market, and their taxes just jumped to over $40k.

I believe this only applies to buildings that carry Federal Flood Insurance, right? I don't, and I took my chances based on my own research for my home's elevation. I was also mostly dry during Sandy except for a neighbor who didn't have a check valve on his sewer line and he got a few feet in his basement that seeped a bit through our common wall. This elevation map is excellent. You can scroll/zoom/center it to your exact location:

It will IF you have flood insurance. Many mortgagors, but not all, require it in the 07302 zip code. In addition to the annual premium there's the deductible, so your mileage may vary. I'm in the same block as you but exactly 3 blocks north and about 18" higher elevation (in a house with basement). I did NOT buy flood insurance because of my extra elevation. As for sewage backup, the ONE thing I've told my friends and neighbors with old houses in this area is to get a check valve on their drain pipe. "Stuff" can go out but it can't come back in! My absentee landlord neighbor learned this the hard way during Sandy after ignoring my advice: Sewage backed up to the tune of 4 FEET in his basement and took out the water heaters and boilers and laundry machines. My problem was a couple of inches that came through our common wall (now fixed for the future), but I had a pump and hoses and I borrowed a generator. Backup to second floor would be unlikely, IMO, but I've seen it on first floors above a basement and it ain't pretty...

It's definitely a reasonable question to ask. I remember the evening of Sandy there was a break in the rain, somewhere around 8:00, and I walked a few blocks south on Jersey Ave to have a look. The edge of NY Harbor was water to the steps at Bubby's Burrito at the corner of Jersey and Bright. We lost power 20 minutes later and didn't have power for 5 days. This map tells a lot:
