I'm friends with a guy whose Dad and Uncle came to the U.S in the 1970's, bought a house together in Boston, and then lived in their car for 2 years while they rented it out.
By the time they moved in, they had enough cash to open their own business, refinance a lower mortgage, and start families.

We had this happen from 2007-2014, rent was never raised, landlords didn't even know the lease had expired.
Our attorney told us we were technically on a month to month, and the terms of the original lease would still be upheld by most judges.
Had our rent increased or there was a verbal agreement, that would have been a different story.

Can anyone tell me if an indoor parking structure in JC exists that a 10 foot box truck could fit in?
Have friends that are packing tonight, but driving out tomorrow due to the impending rain.
They're hoping to park the 10 foot UHaul in a covered, off street structure.

That is what I read too, that the young lad ran right out into traffic.
Doesn't take away the the validity of the previous posts...
And absolutely agree with other poster in regard to obnoxious honking that some drivers cave to.

Our bylaws are specific about such things also, but we're a 6 unit condo building and no one really cares.
I have a pumpkin in the window.
Everyone would speak up however if I plugged something into the building's main electrical (we share that bill)
I HATE co-ops, one of the reasons we specifically bought a condo.

Not the most expensive, not the cheapest.

Hi Everyone,
My neighbors, the building next to us, were in a similar situation, what worked is that they ALL got together and hired ONE attorney on their behalf.
There is strength in numbers, they had an elderly lady tenant (who was quite effective) represent everyone.
They started documentation/petitions early with everyone's signature, they went to "Tenants & Neighbors" (this was in NYC) and got free representation along the way, they notified their banks to set up separate accounts, etc.
This new landlord is counting on you guys not being smart enough to budget and go to all the trouble of doing this.
But the moral of the story is all the tenants worked as one, when the judge saw that, he ruled in their favor immediately.
Good luck, $750 is cheap, I'd fight to keep that too.

I would pop into the building dept at 30 Montgomery, I think it's room 401 for zoning and simply ask.
They may want a picture of the property from the street.
You're smart to think of these things now, before closing.

What did you end up doing?
We have an EWR international flight at noon on Wednesday, signifiant other demands an Uber, I would be fine taking public (from Grove)...Do have a couple of suitcases, but we're pretty organized.
Supposed to be sunny and nice on Wednesday..

I use to take my niece and nephew to the do it yourself carwash and let THEM do all the cleaning, they loved playing with the soap, hose, vacuum, their little fingers could fit into tiny crevices..then I would take them for ice cream, I'd have a squeaky clean car and they had a blast.

I also once gave my nephew 10$, he climbed under the kitchen sink, gutted everything out, cleaned it, assembled a shelfy thing from BB&B, put everything back, my eyes brimmed with tears of joy every time I opened the door.

For 20$ each, I got them to paint the bathroom, they had a ball.

I could go on and on...they were ecstatic to get the cash and learned the meaning of earning a buck.

Before starting anything, make sure you have 2 sets of architectural drawings, stamped by a licensed NJ architect, and take both sets with you to the building department which they will keep.
Make sure you have an additional copy where the construction is happening.
You will most likely have a fire inspection.
Read this over carefully, the JC Building department is fickle.

Walked by last night, place is in process of being gutted out.
We poked our heads in, it looks like they tore out the cheap fake ceiling panels and an original tin ceiling was exposed, hope they clean it up and keep it.
Anyone know what the building was before becoming Liberty Tax?

We had a GREAT hot dog joint in Chicago called "Felony Franks", all the employees were ex- convicts that simply needed work.
You'd go to the counter and they'd ask "How do you plead your case"? (your cue to order)
Chain Gang Chili Dog, Pardon Polish or Probation Burgers, The Misdemeanor Wiener, Freedom Fries, if you wanted 2 wieners you ordered The Repeat Offender.
It was great fun for all until this one bug up your ass alderman and a few nimby's ruined it for everyone. And left many out of work..

STRONGLY recommend Dianne E Laurenzo, 201-448-8068, office in Hackensack and Hoboken.
When we bought our current DTJC condo, it was tenant occupied, they refused to leave, the owner started a costly eviction process, it was a nightmare as we had already closed.
Dianne breezed through the nightmare, she answers her phone, in addition to real estate she is a criminal lawyer, she sorted out the whole mess with no loose ends, which is what we all want.
