You got me, I only read half of the "Tipping Point." - That being said one may not realize a trend until well after.

Yes, the current net inflow of people clearly exceeds the outflow. My question is, what is happening to young families that are either currently or pretty close to outgrowing their 1 or 2 bedroom apartments. I wonder if there is a hidden trend that people are not focused on.

Wow, are you really that afraid? Sorry, but it's a pretty ridiculous statement. The white flight of the late 60s was the culmination of 2 decades of demographic trends. The current urbanization trends have been moving the other way now for decades. And demographically, WAY more of JC's poor are striving immigrants than generational underclass.

The whole "death by cop" thing is actually good news for our cities and country, it's always been there but now it's being exposed and called out. The bad part is it's feeding off the lower 3/5 of the populace that are restless after being left out of the economic growth for 3 decades.


I'm not afraid, what I am saying is that certain people may be underestimating the impact that social unrest could have on their transitional neighborhood and no different than the pendulum having shifted towards urbanization during recent decades, there can easily be a Malcolm Gladwell type tipping point that shifts it back. Heaven forbid something like this could happen but if it did, no doubt it would have a major change on the current housing market.

Hopefully its not a long hot summer. If a Baltimore type event happens here, the bubble will burst and everyone will be running back to the suburbs where they grew up.

I see that JC is in process of reviewing the annual budget and then voting on it.

Wouldn't it be a violation of some type of local, county or state law (or ethics standard) for Chico to vote on the budget due to his conflict of interest that exists that he is currently an adversarial position with JCPD as related to the DWI arrest?

Although I don't particularly care for many of the major chains its not appropriate for a politician to decide what is the the right mix of national or local mom and pop stores that should exist.

I would recommend that the mayor focuses on removing the unethical politicians like Ramchal and reduce crime instead of focusing on this....

Until this is resolved, it would be a conflict of interest for him to vote on any police or court related matters including anything related to the city budget and generating revenues to pay for the budget and any ordinances that need to be enforced by JCPD.

Hopefully the perp was stupid enough to have a cellphone that was on.

All it takes is LE to get their hands on transmission records for all phones that pinged into cell networks within a pretty close timeframe (under 30 seconds) of when he exited the station and probably could narrow it down to one exact match if the phone was last connected to a network somewhere around Herald Square within 20 minutes beforehand.

I have bittersweet feelings on the concept of charity care.

Yes, I feel its our moral obligation to help those in such emergency circumstances that may not afford and should never ever be turned away.

At the same time, there is something definitely wrong with our medical system when ER visits can end up being in the thousands or tens of thousands of dollars....

If the hospitals didn't charge such a grossly inflated amount and were better able to control costs, people like Elissa22 may not possibly need charity care. This entire process is circular. Also, I can just imagine how much money must be wasted administrating charity care office and process where if costs were a lot lower, they may not need such help.

Curious what people think on this topic.

To translate into the language of those not putting on their kneepads as they seek election, a windfall for any politican that supports this idea since the attorneys loaded with cash will then max out their contribution to these politicians election campaigns....ie Quid-Pro-Blo

My recommodation is once you have chosen a surgeon also find a contact lens fitter who is an expert in fitting keratoconus patients and he/she will give you an honest 2nd opinion on whether the risks are higher for you or not.

This really supports that both sides don't care and have their own agenda's that are more important than the children.

From looking at their website and other info, the people behind this look real. The logistics and scale behind this project I would believe are quite extensive and it doesn't look like this developer has done a lot of heavy lifting required for a project like this. Based on their portfolio, they clearly have the resources. What isn't clear is their experience in a major head to toe renovation and repositioning of a property of this scale.
My hunch is that it will happen but will probably take a long time for them to pull this all together.

I took another look at their marketing and it seems inconsistent that they are marketing the same space for industrial and retail on the first level. My instinct is they are waiting to see what they can lease first and if they can get a national retailer, they would move forward on the concept we see on their website or if they get an industrial tenant, they probably will leave the building as is since it would involve substantially less resources......
