That looks pretty cool, actually. Gotta admit those views are nice. I've never understood renting for that amount of money, but happens more often than we realize. 10k/mo rentals are pretty common. So what's 10 more... :)

Google gave a range? I've never seen that. I've only seen different routes offered, each with a time associated. So are you saying there's a 22 min route and a 24 min route? If so, when I said it was a 20 min walk, I obviously meant the shortest walk; not many people choose the longest route for their commute. I choose the shorter route and I guess it takes me 20 rather than 22. Some may walk a little faster or slower, I suppose. Ymmv. Pun intended. I don't think arguing 22 vs 20 min is a great use of time, so I'm going to drop out of this one.

Time will tell what people are willing to pay for a property on this block. Again, there are 3 properties on, or about to go on, the market on this block in the next couple of months. So I guess we'll see.

Totally agree about quality of renovation. I'm not sure what made it sound like I was arguing that there is no difference between a good renovation and a bad renovation. I just pointed out that the last 3 properties that sold a year ago and the previous 6 months around that sold in the neighborhood of $325k, and that the last property sold for $550k a few months ago. Those are the comps whether you perceive that it's right or wrong or stupid or not, or....wherever else this conversation might turn. Was simply stating the comps. In this neighborhood, and this block in particular, with identical "pigs" to put lipstick on, comps are a pretty fair valuation.

Yeah, it's exactly a mile, so 3 mph seems reasonable as an average. I suppose if you walked briskly you could make it in 15 (4 mph). 30 min seems a bit slow, but I guess with ice it could take that long if you were older or nervous. 20 min is about the standard. But Google could prolly answer it best (having access to phone GPS data).

Yeah, agreed on the bathrooms and fireplaces. I'm curious to see if they've been converted to wood? Never seen that here.

I don't put any weight on it, was more anecdotal. I don't plan on selling anytime soon.

However, houses on this block are usually sold before they even go on the market, including 9 Astor (which sold in Jan or Feb for $550k). A year ago, comps were $325k for a gut renovated property (3 sold w/in 9 mos for that price). Guess we'll see what happens with 13 Astor to see if it's a fluke or not. Two other properties are being gutted on the block, so that should give more insight, too.

I really love our block, and really can't wait for Monticello to start filling out. Several commercial properties that have sat vacant/boarded for the year I've been here are finally being emptied and construction permits are in the windows. Looking forward to seeing it grow!

A place is worth what someone is willing to pay for it. The property 2 doors down sold for $550 just a few months ago, so it'll be interesting to see what happens. That being said, I live on Astor Pl and we've received two letters in the past two weeks (one from a house hunter and one from a realtor) saying they are looking for a property (restored or not) on Astor Place. So apparently there is demand.

Brewster, that happened to us, too. It felt unfair, but I guess it's pretty common. And in retrospect, I am thrilled we got our current house over the other two houses we had contracts dropped on.

Robin, do you remember the street address? I talked to a woman walking out of 92 Astor today, and I asked if they had sold it. She said no. I asked what they were asking for it (it was listed for a while on Zillow/Trulia, but is no longer listed there) and she said 4 something. She said it's really nice inside. I haven't seen it yet.

Speaking of Astor Pl (I live here), got a letter from a woman today saying that she's in love with Astor Pl, that she's looking to purchase on this street specifically, regardless of the condition of the home. So, hurrah for change! :)

I love my ventless washer/dryer combo. Wouldn't switch back to separate units (and didn't when we moved into our house). Cleans so much better than standard units. And obv no vent needed, just water connection (it steams clothes dry -- I realize that sounds crazy, but that's how it works, and I love it). The clothes smell so much better!

I realize that's not what you were asking, but just as an aside, it's my favorite appliance.

Another vote for McGinley Sq/JSQ. Husband lived downtown for 12 years, we were priced out of downtown by the time we were ready to buy. Finally found a row house on Astor Pl, and absolutely love it. It's a 20 min walk to the subway, so this is the farthest we'd be willing to go, but there are some great places for less than $500, all closer than Astor Pl to JSQ. Island/Hilltop is a little pricier but less than 10 min walk; great neighborhood, though. If we could have found something there, we would have bought there. Love, love Astor Pl though.

Why would the article mention that the 2 men could ID their robbers? Isn't that dangerous information to put out before the robbers are caught? Seems like it puts the victims in danger.

Re: Western Slope, it's super cute over there, but it is not a 10-15 min walk to the PATH. It's minimum (from Spruce) a 15 min walk, from Lincoln St it's about 30, and the northernmost end is easily 45 min.

Oh, and +1 on Hilltop/The Island. That was my # 1 choice, just couldn't find anything after a year of looking....but am super duper happy with Astor Pl. :)

Are you talking neighborhoods or districts? Hood-wise I think Lincoln Park is Westside or as real estate people call that area...Lincoln Park. But district-wise, I would think it's JSQ. Same with McGinley Sq.

I never see consistent names and boundaries for neighborhoods, so I try to be super-specific when I talk about a neighborhood, just in case it's a borderline/double-name area.

Just moved from downtown to McGinley Sq (Bergen Hill, specifically, Astor Pl). We LOVE it up here! So I definitely second JSQ over the Heights mostly bc of the distance to the PATH. There's such a small area of the Heights that's w/in a mile of the PATH that it really limited our search in the Heights. All of JSQ and pretty much everything north of Communipaw is w/in a mile of the PATH. There are parks, as someone already mentioned. Hopefully Berry Lane will open soon enough.

But in terms of best buy, I'd definitely choose JSQ. There will be much more development here bc of the proximity to the PATH. If you look at most cities (even Brooklyn), that's how it worked there, too.

Understood. But the writer of the letter was not speaking to a board. S/he wrote a letter to a private news organization. S/he was not looking to implement political policy. It is my opinion (since I don't know what this person's motivations were for sure), that s/he was trying to express another side to Rivera's original call to have BH fired. I personally think that in this instance anonymity to express another side of the issue was ok. But we don't have to agree on that.

It was the JJ's call to publish it. If you feel they shouldn't have, a letter to them directly might be the best course of action. If they had published it "name withheld," would that have made a difference to you? I do believe there are instances where people are afraid to voice their opinion bc of fear of retribution. This seems like a good way to handle it. But again, if you disagree, you could certainly write a letter to the JJ to argue the point.
