Hey all. I have a bad knee at the moment and can't walk very far. I'm trying to figure out if it's less walking for me to go out the Vestry Street exit at the World Trade Center from the path train and walk to Fulton Street station above ground, or if I should walk through the new train station connection within the World Trade Center. I'm talking the J to the LES. Thanks.

Folks care about the wrong things. I'm for whatever will clean up all the drunks and junkies who piss and hang out all day and night in the plaza by the Citibike stand. Most of them aren't even homeless. They harass folks.

IIRC rent stabilized? I have no idea what that is, but I know that rent stabilized is not the same as rent controlled thanks anyway.

corybraiterman ok. Are you in a rent controlled building? From what I have been told and understand, usually in a rent controled building in JC they are only allowed to raise your rent 3%.

The rent increase was neither explained nor justified. I know of no improvements that were made to my building or to my apartment. Doesn't mean they weren't made, I just don't know about them.

If the landlord is going to increase the rent more than 3% in a rent controlled building for improvements reasons do I have to be told that either verbally or in writing?

I just received a letter about the rent increase today, so no I haven't called the landlord tenant relations number yet. Thank you for that information and the link.

In a rent controlled building (9 apartments, older building, owner does not live on premises) what percentage can the rent be raised? It's 3% correct? I received a letter saying my rent would go up, and the increase is 5%. How do I fight this if they are only legally able to raise it 3%? And the letter I received notifying me of the rent increase included the following weird sentence, " please note, as a long-term tenant, we will still consider your lease to be month to month per section 15 of the revised agreement." If they raise the rent don't I get a new lease? What is section 15 of the revised agreement? Do they mean the original lease that I have with my landlord?

Hello,
Is my landlord susposed to have / supply a smoke and or CO2 detector in my apartment? Neither are in my apartment. I live in a studio apartment, 4 apartments on my floor 9 total apartments. There is a smoke detector in the hall outside my apartment door. Thanks.

It was cold in my apartment Friday night. And the heat is included in my rent as is the gas. If I run a space heater I have to buy it and pay for the electricity needed to run it. This is why laws exist. Why do you need to be a jerk? I have called the city so they can deal with my landlord.

Jerseymom, I texted my landlord at 8pm on Friday about my heat not being on. Finally Saturday at 3pm my landlord texted and said the heat was broken and must be fixed, and that it would be fixed Monday Oct, 5th. My heat is still not on, so I texted my landlord this morning and asked for an update. Her response was it was fixed on Monday, and that it must drop below 55 for it to start working, WHICH IS FREAKING WRONG ACCORDING TO THE MUNICIPAL CODE I POSTED HERE BEFORE. I have texted her the entire municipal code, and will mail her a copy today.

This is the specific part of the code I mention:

"The specified temperatures are required between October 1st and April 30th REGARDLESS OF THE OUTSIDE TEMPERATURE and between May 1st and September 30th WHENEVER THE OUTSIDE TEMPERATURE FALLS BELOW 55 DEGREES."

I am very upset about this as I had so many problems with my last landlord and did noting legal about it. I just wanted to get the hell out of my last apartment. I won't repeat not taking legal action again.

Thanks jersey mom. My heat still isn't on. I have contacted the landlord again. I don't have their email only phone number so I've been texting them. Their response was to close my windows and take the ac out of the window which I already did. They live next door. I called the emergency number the city lists but it just rings and rings, no answer. I know it's only going to be cold a few days but this sucks. The heat is included in my rent.

Where are you getting October 15? I don't see that date anywhere. I really want to understand how this law works. What I found and posted below says heat must be turned on October 1 and needs to be 70? inside the apartments from 6 AM to 11 PM regardless of the outside temperature.

Heights I found the law. And you are incorrect, it's October 1. I texted my landlord. No response. I called a 24 hour hotline the city provides for heating issues but no answer. Any other ideas?the law is below:

The local heat ordinance of the Jersey City Municipal Code requires temperatures to be at least 70 degrees in the daytime and at least 65 degrees at night between October 1 and April 3, regardless of the outside temperature, and between May 1 and September 30 whenever the outside temperature falls below 55 degrees. These temperatures are five degrees warmer than state requirements.

So this is my first time living in an apartment were I can't control the heat. I'm cold. By what date is my landlord obligated to turn on the heat? I read the date once but I don't remember.

Hi...I recently moved to Beacon Ave between Palisade and Baldwin and am wondering about street flooding in the area. Does anyone in my area have any first hand experience? Are there any streets or parts of streets I should avoid parking on because they flood? Thanks so much.

Thanks but I promise I know how to lock my bike for city conditions. I have a seat I take off, cables that go through my tires two of them which I then connect to a Kryptonite NY lock. My headlight and taillight are removeable and are not left on the bike. I've had my bike locked up for five years outside my apartment in both downtown and now the Heights. I just wanted to know if I would be able to find bike parking at 8:30 in the morning. Your suggestions are great for folks who do not know how to lock up a bike properly, though.

Hi. I am looking to hire a man or woman with a small box truck. Move date will be Saturday, May 2nd. I have a few friends who will be helping. The big stuff I have I need to move are a couple of lightweight bookcases, a futon, chair, dresser, 2 bicycles, and a queen size bed. I know I can rent a truck from U-Haul or zip car but I'd rather hire a local person who needs some extra money. I am moving exactly 1.2 miles from my current apartment from downtown Jersey City to by Christ Hospital. Please let me know if you know of anyone thank you.

Music Box aka Maria's Bar has been closed since last Monday, and not just this last weekend. I asked a friend who is a bar owner in DTJC if he knew why they were closed, and he said he heard through the grapevine that they were in some trouble. He wasn't willing to give details, but said he knew and wasn't surprised they were closed. He said he had no idea if the closure was permanent.
I hate this damn bar...I live across the street from it and the clientele it attracts for the most part are the scum of the earth. I hope they finally got busted for letting folks deal drugs out of there and or for serving those under 21.

So is it legal for me to bring a beer or other alcoholic beverage and sit at one of the picnic tables and drink openly? I've seen folks drinking alcoholic beverages both openly and from flasks and such, but I want to know the legality. Thanks.
