Just wondering:
for a three bedroom, 1300 sq ft apartment in an old brownstone walk-up building, how much would insurance be roughly? I understand it would vary depend on a lot of different things, but just want a ball park figure for how much the basics would be.

Also, all the parks have bulletin boards - post a flyer there too. Do you plan on doing open house by yourself on weekends? Perhaps that would be useful too? Good luck!

Is the "management company's insurer" the condo association's insurer? Sorry, never done this before, so not sure who's who.
Also, should I also notify my own insurance co? If the owner of the leak or his insurance company doesn't come through and cover everything, wouldn't I go through my own insurance co. to chase them? Not clear why the condo assoc's insurance would come in - as I thought they cover "common elements" only? thanks for any clarification!!!

Ok - now management is telling me the owner with the leak has involved his insurance company, and therefore an agent will be coming out to inspect the damages.
Has anyone dealt with insurance agents on such matters before? Any advice on how to deal with them? What to watch out for? This is SOOOOOOOO stressful!!!!!!

OK - so the management company sent over a contractor to look at the damage. He claims that it's what they call a "flash flood/leak", and there's no ongoing humidity, and therefore they don't expect any mold. he recommends just doing a paint-over with stain remover/primer/paint.
I'm not sure if I can believe him!?!?!?! The management co. also told me that it was a toilet overflow (it was a lot of water!!! Started in 4th flr and went down all the way to 1st - not sure if a toilet can overflow that much!?!?!?), so it's a one-off and not an ongoing issue. There's no window in the bathroom, but there's an exhaust fan that pipes to the outside.

I was called to jury duty last year, for two days. On first day, got there on time and waited until around 10am, where about 100 of us were called upstairs for a case. We sat in that room for an eternity while waiting for the lawyers to weed through the the pool of potential jurors. after about 2.5 hrs of that, having gone through about 70 potential jurors, they finally got their quorum of 12 jurors, and the rest of us - about 15 left - got sent back (I was lucky to got called towards the end of the queue).
Since it was already around 1pm at that point, we were told to take an hour lunch break, then go back to the waiting room. Got back to the waiting room after lunch, and luckily did not got called again. At around 4pm, one of the folks came out and told us we're done for the day, and no need to go back the next day. Make sure to bring a lot of stuff to entertain yourself. Good luck!!!

@jc2000 - thanks for the mention, but it was definitely a water leak. There was a pool of water in the bathroom when I discovered the problem. There are extensive water stains all over the ceiling and walls.

I have a quick question for the pros here - I have water damaged ceiling and walls in an apartment due to a leak from the unit above.
To repair those ceiling and walls, can one just "paint over" the stained areas? Or is the proper way to remove the existing stained ceiling and wall parts, put on new drywall, then paint? Also, the exhaust fan area was heavily stained (and I could tell that that's where a lot of the water dripped down, since the toilet below it is completely splattered, and the waste basket is half full with water). Should the exhaust fan be replaced due to potential water damage, and for safety measure? Please help - and thanks!

My main question is: by changing the monthly maintenance fees without notification to all owners (as specified in the bylaws), wouldn't we be breaching our own bylaws??? I mean - are we trying to fix one breach (the inaccurate monthly fees) by breaking another rule in the bylaws (by not having proper notifications to everyone)? PS @JadedJC - yes, we do have meeting minutes from that meeting, and it was distributed to all owners afterwards. But sounds like that wouldn't matter anyway, as we need to adhere strictly to the bylaws anyway?

I have a question about management company and if they can "adjust" monthly maintenance fees without condo assoc/board approval:
We live in a small condo building (5 units) and our management company recently discovered that our monthly maintenance fees are not split by percentage square footage (as stated in our bylaws). They immediately "adjusted" all our monthly fees according to % sqr footage, even though our condo board/assoc did NOT approve the adjustment. Actually, none of the owners were aware that the manage co was going to do it immediately. We did eventually held a condo owner's meeting and approved it about 2 months later. So my question is - does the management company has a right to increase our maintenance fees WITHOUT our knowledge and approval, even though they're trying to comply to our condo bylaws? Note: the previous maintenance fees was based on a calculation that was thoroughly discussed with all owners at the time, and all owners voted and approved the calculation and the final numbers - we have documentation and meeting minutes to prove this. Does it make it *legal* (even tho it's not according to bylaws)? The management company says that such arrangements are not legal, and makes the condo assoc liable for potential law suits where the owners who may have been over-paying can sue to get the over-payments back - and hence, the urgency to correct this asap!!! But my concern is - doesn't all maintenance fee changes require notification to all owners, according to the bylaws? Doing it *immediately* without such notification - doesn't it break the rules in the bylaws???

I don't know how old the roof is, but was told by an inspector that it has 5-10 years left (that was about 2 yrs ago).

Need some advice here -
Background: We live on the top floor of a small condo building. A leak started about 2.5 years ago, near the skylight in our bathroom. A roofer came at the time and replaced the skylight. However the leak came back during the next raining season. Then the roofer came back and put rubber sealer around the skylight; recaulked the skylight, and many other things over the last 2.5 years. However the leak always come back at the next rainy season (spring, fall), and always leak in the same spot / area in our bathroom. In spring this year, when the leaked returned, the roofer took a video and showed that there was a pool of water under the rubber sealer next to the skylight - while the roof was dry at that time. The roofer did more repairs at this time (supposedly dried up the water first, before the repairs). The spot leaked again 2 days ago when it rained, but stopped yesterday when the rain stopped. However, yesterday, we notice water running down our hallway, on both sides of the wall, starting from outside that bathroom, extending about 10 feet down the apartment. The drip runs down about the top 1/3 of the wall, and didn't go any further down (and was dry by last night). And the drips are just lines of water, intermittent along the wall, not a "blanket coverage" of the entire hall way. So obviously the leak looks much worse than we expected, and probably in an area that we/roofer didn't look at. The condo assoc is trying to get a new roofer to come now and look at the problem. My questions are: - throughout these time, we never opened our ceiling due to recommendation from our property management co (it's been sealed so long, you don't want to do that - all the dust and dirt may be bad for your health!!!). Should we have done that - from the very beginning? - after seeing the video from spring with the water pooling, does it mean we may have mold up there now? I do not see yellow or water spots on the ceiling / walls so far (except for a few small bubbles in the paint that we observed yesterday in the ceiling). - what other actions should we do now? Open up the ceiling??? Get a mold expert to come and take a look? TIA.

Unfortunately, can't use the citibank option as I'll have two young kids, and I don't think biking up/down the hill in the dark (in the winter) is a good idea Are there route maps for the Bergen jitney?

Hi Everyone - I need to go from around City Hall area to St Peter's Univ in the evenings on a weekday. Do you know what are my options?
I know there's the Montgomery West bus, which goes up/down Montgomery - which is the fastest. And then there's also the #80 bus, but takes much longer. Are there other buses (or public transportation options)? I'd like to avoid the PATH just because it's such a long walk to the PATH station. TIA.

Does anyone know what routes the PATH will be running this weekend?
I need to go into midtown this sunday, and I just checked PATH's holiday schedule - which says it'll be running a "Saturday schedule". Does this mean no direct service to 34th? Everything goes to WTC? However, I just found this from their Weekend outage pdf: The free shuttle bus will run every weekend through December 19, 2016, except for Labor Day (Sept. 3-5), Veteran?s Day (Nov. 11-13), and Thanksgiving (Nov. 24-27). During those three holiday weekends, PATH will run regular holiday weekend service on all lines, and there will be no shuttle bus. So - what is the "regular holiday weekend service"???

I got everything done today!!! Just want to post a quick update if anyone's interested or will be doing something similar:
- I did the notary in NYC, at a bank (as suggested below) - fast and smooth, and saved a few bucks! - Since I "executed" my power of attorney in NYC, I was able to go to NYC County Clerk (60 Center Str) and did the apostille at NYS DOS (123 williams Str). Took me about 3.5 hours - and that's only because I needed to visit each place twice. If I have everything with me, it probably would have taken less time. Both places were very well organized and used to dealing with crowds, so the lines were moving pretty fast. $3 per document (cash or credit accepted). - For NYS DOS (dept of State) - make sure to bring personal check or money order. They don't take cash or credit cards. There's a post office to get money order about 2 blocks from there on John Str. $10 per document.
