Re: TALDE JERSEY CITY
#31

Home away from home

A bit more info.

The shuttering of the 2nd space formerly Carrino, most recently Bell & Gray has cost them an arm and a leg. Talde is getting a deal at a rather large boutiqu-ish hotel chain which will put Talde's in numerous locations. This one restaurant isn't worth the time to try and save. Finally there are some ongoing issues with the developers.

So is the restaurant. I heard from a couple of friends that work there that they were told the place was closing down, no time frame was given, but it will be closed shortly.

I can also tell you that I have gotten permits for two different homes that both had available parking for them. I don't think the parking authority is doing due diligence when someone applies for a permit.

Stop me if you've heard that one before, a rule is on the books in Jersey City and never enforced...

Is the developer going to give something back to the community for this release from the agreement? I don't understand how they can get so close to being finished and then asked for these roll backs.

Re: Homeowner's Insurance

I got my homeowners from the Brownstone Agency in Hoboken I was referred to them by our mortgage broker. The insurance itself is through Chubb. They are competent and handled the service quickly and without issue.

That said I recently looked to combine our auto/homeowner's because I understood Chubb had a "premium" on it. When it was all said and done 2 other insurance companies offered premiums that were more then Chubb, and the auto discount was negligible. Our homeowners insurance was about $1200 a year and we too have a flat roof.

Any update on the proposed zoning changes in the Village?

One of the reasons to re-zone the Village is to stop this game of escalating variances, but I don't know whether 375 Fifth Street would scale back if the City Council had already voted on this - asking for variances for height and density has historically been a successful strategy.

Can you go into the details on the zoning changes? Will all current R-1's be rezoned? I'm curious if my current R-1 will then allow me to build more/higher then is already existing.

At the moment the proposed changes are just for the Village - and details are still being discussed.

R-1 would become R-E, which would change the 1 or 2 family, 3-story with parking R1 into a 4-family, 4-story, no parking RE.
Also, on certain streets the former R1s would be allowed to have retail on the ground floor.

Re: Bedroom zoning requirements

I think there is more too it, as we only have one means of egress in our apartment, which is in a two family. We do however have sprinklers, but we are on the third floor(there are two floors beneath us including the ground floor). I'm sure someone here more familiar with zoning will give the inns and outs, but I'm curious as well what the egress and bedroom zoning requirements are.

Does anyone have an idea of how fast the reval would get restarted? And once it is restarted how quickly it would be completed? I do think this is going to have a huge impact on the value of many homes downtown.

Would either of you care to explain what the L.H. Brownstone Charge of $4060-ish that is semi-annual on the Grand Street Property, or the Pinnacle Tower charge that is on all the 20 2nd Street locations? Unsurprisingly you are trying to obfuscate the facts, no one is paying $700 a year to the government to live in a 1 million dollar home.

Not to drift off topic too much, but does anyone know how an abated tax rate transfers to a new owner during a resale of an abated property? Are "taxes" reassessed when the abated property is transferred? I heard from someone that the abatement rate (generally 1.65% of assessed value) is applied to the property's sale price when the property is transferred to a new owner, but this doesn't seem to make sense since most assessments are below market value.

For a new abatement I believe it is 1.65% of the initial selling price, but every abatement is probably different. I live in a two family home, with a 5 year abatement and that number works out exactly to what our taxes were the first year. They have changed negligibly over the past 3 years, but it isn't enough for me to really care of figure out why.

They have increased their rates from the Airport for sure. I used to get home for 20-ish, last night it was 37. It was still a good deal as I didn't have to wait in line, and was home in 18 minutes. But Uber was previously keeping the prices lower to generate ridership. I suspect they will start to increase the cost of the rides now to the point where they are comparable to Taxi's.

Local Control of Schools

I received this email from the Mayor today.

I think it seems like an accomplishment to regain control of these functions, but does it also start a clock on state funding that we receive for our impoverished district? I think the last time I saw JC residents were only paying about 25% of the full bill.

I'm very curious to get a better understanding of what will happen here, both in the near future and long term. We are trying to determine if JC is a place that we can actually make a go of raising a family.

Can some one clarify this, his daughter does not get lifetime benefits, but can be on his benefits until she is 26 or whatever the age is these days. I really hope this is the case, I cannot see any reason that his daughter deserves to freeload for her lifetime as well. This entire thing reeks.

I'm sorry, Squeeg - both as a homeowner and someone who enjoys outdoor cafes I have to support the new ordinance.

Living in the Heights, we don't have a lot of stylish dining spots - and the only ones with outdoor space I can think of are The Trolley Car and BBQ at Legal Beans (although that may actually be in the Village). The crowds outside on the patio are always pleasant and I've never heard it get so noisy as to be objectionable. These are wonderful amenities, that bring a nice, urbane vibe to the neighborhood - sidewalk and garden cafes, whether ritzy or down home, are super popular in cities all over the world, and I welcome more of it in JC. I'm sure if these businesses want to keep their licenses and the good will of the neighborhood, they will monitor their customers.

And not everyone has a house - you shouldn't assume we all have huge places and private backyards. I live in an apartment - our building has no outdoor space - so these places are where I can take friends and family in nice weather to enjoy a drink and food outside.

I'm just echoing much of what has been said, but this ordinance is overly broad. You are probably right about the Heights and the need for more dining options. But that doesn't mean that the entire city needs to be impacted. They can designate specific areas that would benefit from this kind of thing. It should be focused and brought about by the neighborhood that will house and support these places.

The way this is being done is shady and back handed to the constituents that Osborne and Fulop purport to be working for.

Same boat with the terrible twos, I wonder if we know each other?

If it is nice out and you are going on the earlier side, the Taphaus Beirgarden down in Crystal Point has a nice view and is on the water, it's a bit of hike from Newark, but it's a cheap Uber. Then I'd hit 30 Acres which in my mind is the best spot in JC. I'd swing over to Barcade/Dullboy for another drink and have a nightcap at 3rd and Vine, although Union Republic has some fantastic cocktails these days.
