Jersey City is a city. No different to any other US city. Not a JC problem alone. People in the US generally have very low tolerance for homeless folks unless they have a story ( a vet or similar).

Probably more homeless people, not weirdos - probably given the economy if that's what you meant.

Re: Radar Speed Sign @ Stop Sign?

A lot of people drop off the turnpike at Christopher St, then use Monmouth as a rat-run to get to Hoboken. There is only one stop sign on Monmouth between Newark and 12th street, meaning people just race down Monmouth at crazy speeds.

I don't know the best way to stop this. I'd like to hit these rats in their pockets if we can.

$6-9/license seems way too low for dog licenses.

Tbh I'd rather see $60-90 per year/per licence if the City also covered liability/insurance.

To all of you with smartphones. Before talking to JCPD, or any law enforcement for that matter, switch on your voice recorders. Droid and Iphone have apps for that.

I agree its placed in a what appears to be a dumb location. I have also seen it placed opposite MacNair on Coles, after a stop sign.

That intersection on Monmouth though is probably one of the most dangerous downtown. It's the only stop sign on Monmouth north of Newark Ave, and with traffic around the funeral home and church during the day and New Music Box Cafe at night, perhaps it's in roughly the right area. A block or two South would be a much better site though imo.

Do we cut the public employees a break?
Home away from home
Home away from home

Over the past year we've seen some major changes driven by cost reductions across Jersey City. A lot of long-term public employees have cut and run, taking their pension, unused sick days entitlements, etc. The JCPD are also being asked to make further cost cutting.

As a resident I think there are always ways to improve public services to JC. And over the past few years we've challenged public spending, and provided multiple opinions on how things could be improved. To those public employees, that have not cut and run, not taken the pension/payoff when you could, I'd like to say a big THANK YOU. You are the type of people we need to help JC get back on it's feet.

Us JC residents are a tough crowd to please, but I personally want to thank those of you who haven't bailed out on us.

Yes I agree, let's lobby the NJ Governor. Hoboken and Bayonne have also declared their opposition. How about lobbying them to also seek intervenor status, or asking them to help with the NJ Gov lobbying?

Only Mayor Healy and NO Gas Pipeline have "declared" their intent to intervene. Only intervenors have legal standing before Federal Courts who have ultimate jurisdiction over FERC rulings. Coming out against the project is a start but anything less than intervention is just conversation.

Call Governor Christie and Demand the Attorney General declare to intervene at first legal opportunity (likely Dec according to FERC).

Call Governor Christie's office at (609) 292-6000.
Suggested script:

My name is ______ and I live in Jersey City. Please demand the Attorney General intervene at FERC to stop the natural gas pipeline, proposed to run through Jersey City, Only intervenors can overturn a FERC ruling through the Federal Courts.

Mayor Healy has declared to seek Intervenor standing. We ask the Governor to demand our New Jersey Attorney General declare to seek intervenor legal standing with FERC before upcoming deadlines are announced.

Re: Property Tax Appeal - Comparable Sales

Dissecting this for other ppl:

Quote:

HamiltonParker wrote:
I hired Nicolas Corrado to represent the property tax appeal on my narrow brownstone in the Hamilton Park area. We did a gut/rehab renovation and the city came in with an appraisal that equated to $800,000. A woman working in the Tax Collector's Dept commented that my taxes seemed "unusually high for the area and that I might want to appeal them." I could have kissed her (!).

We had recently applied to our mortgage lender to refinance and the bank appraisal, based on 6 comparable property transactions in the past 6 months (they are not interested in the past year) came in at $600,000.

We rejected the mortgage lender's assessment and requested another. Second assessor was sent out and arrived at the exact same figure.

Bank appraisals are totally irrelevant for Property Tax appraisal purposes, except possibly as additional evidence. The whole process is based on average price/sq ft on comparable sales over the prior tax year. The comparative sales have to be Oct 1-Sep 30th of the year prior to the appeal. And the dates relate to when the sales deed was filed with the County Tax board, and not the sales closure date.

Quote:

I approached city's Tax Assessment dept. with the paperwork from the bank and asked that my assessment be reviewed - they flatly refused to consider it.

As they would. They're not interested in your bank paperwork, just comparate sales, Oct 1- Sep 30th of the year prior.

Quote:

I cited my neighbor's home, which had been rehabbed in tandem with mine - and was valued at $575,000 - despite being the same dimmensions and materials as mine - again they flatly refused to consider or discuss how they arrived at his assessment. In further discussions with the city Assessor I mentioned the abatement that I had received - which they could find no record of. Shuffled back to the Tax Collection Dept. and produced the paperwork - the Assessor told me that she'd file the necessary paperwork on our bahalf.

That's part of the stupid side of the assessment. My neighbor's home is identical to mine, but is assessed at about 2/3rds or my assessment JC doesn't care about comparative assessments. They also ignore properties with no listed sq footage on the property cards. Idiotic imo - but it is what it is.

Quote:

{In clarifying which paperwork she'd be filing, turns out that she was attending to the abatement, which would be not be back dated, and the assessment would remain as it. Why it couldn't be back-dated, when the city had misplaced the info, was not open for discussion. I was informed that if I tried to challenge the assessment, then the abatement would be removed.

Backdated? Personally I think I have been raped for 6 years on JC property tax. The whole way that JC, and almost all NJ municipalities publish "assessed value" is a total scam on the public. They never relate implied market value to "assessed value". "Assessed value" is always a fraction of implied market vaue. In JC alone, assessed value is around 1/4 of market value - everyone in JC receives a card telling them their property is assessed at say $100k, they're never told that the City thinks their property is actually valued at $400k - people keep their mouths shut on what they think is a City undervaluation, the City rapes property Tax on the basis of their over-valuation....noone complains....

Quote:

We're reasonable people and believe in paying our fair share of property taxes but these discussion with the city were simply aging me. I couldn't make sense of any of the above and finally caved in with a call to our attorney. His terms seem quite fair in that the attorney and his property assessor will take 2/3 of the first year's property tax deduction if we win and -0- if we lose. Our hearing date has yet to be assigned but I'll update this post and advice the outcome.

Shouldn't need an attorney.

Updating on my own post from several months ago - my tax case was heard and the result was a -15% reduction in my property tax bill.

Costs incurred to me were as follows: the tax overpayment check will be forwarded to our attorney in mid January and he'll take a 1/3 share, the appraiser will take a 1/3 share and I'll be left with the reamaining 1/3 share.

After that no further costs will be incurred and I'll enjoy the reduce tax bill.

Again, tried really hard to work with the city here before hiring an attorney and the folks in the tax office kept telling me "don't bother, you'll never win as your house is properly appraised". But Nick Corrado's office does these tax appeals all day long and wouldn't have even taken on the case had he agreed with the city.

Pretty painless all around and again, I've always enjoyed my interaction with Nick and his professional office support team.

Good luck to others.

I used www.easytaxfix.com, cost me about $70, saved me about 30% - $7k/year. All in my pocket. And I think you're wrong - the City tax assessors are very approachable and helpful imo. The process was far from adversarial.

DIY imo and avoid feeding the pigs :)

Or give the branch a call during business hours, ask for the branch/duty manager. Pretty sure they'll take some action.

What can happen with a lot of buildings, is that the guy in charge of the branch ops may not not know what's happening with the building services side. A lot of bank buildings and associated services are sub-contracted to other firms.

(201) 432-4400 is the branch number for Newark and Jersey Ave.

I went there today.

1. Their chicken is either frozen or recooked. It just tastes dry, overcooked and seriously bad. Absence of any fresh chicken.
2. They manually doubled the price of drumstricks vs wings - didn't even bother to create new menus- they just overwrote the old menu in red ink.
3. The drumsticks and wings tasted like a dry chicken corndog.
4. Price was outrageous.

Seriously - order a set of wings from Dominos pizza, compare them to these sucky/dry/tastless corndogs???

Bon Chon? Nothing Bon, IMO.

Isn't there a 2-dogs/supervisor limit in that dog run?

Quote:

yourdogisbored wrote:
I had a bizarre run-in with a member of the JCPD myself recently. Nothing nearly on the level of what OP experienced, but the officer's arrogant, dismissive, and subtly aggressive manner was strikingly similar to that of Officer Melendez.

I work for a company that takes small groups of dogs to local dog parks for off-leash play time. We transport the dogs in our SUV's and all of our clients are aware that this is how they're transported. I arrived at the Lincoln Park dog run and proceeded to let the 5 dogs I had riding in the rear of my SUV out of the car. They were all leashed, they came out one at a time, and in the pack were only 2 dogs that were over 45 lbs, the other 3 are under 15 lbs each.

I walked the group into one of the entry areas, and as I was unleashing them, a detective (I assume he was a detective, as he was wearing a dress-shirt, tie, and suit jacket) walked over, showed me his badge, and asked how many dogs I'd had in the back of my car. I was confused, sure that he was going to ask me if I'd witnessed any suspicious activity in the area or something along those lines, but no. Turns out, he accused me of "cruelty to animals" for "cramming" too many dogs in the back of my car. He read the company sign on the side of my vehicle and wrote down our info, claiming he was going to file a complaint with the ASPCA! Of course I questioned him, thinking this can't be real. Surely, this detective has more important crimes he should be investigating. Don't get me wrong, I am thrilled that a member of the JCPD cared enough to question the welfare of the animals, however misguided he may have been in this particular instance.

Anyway, I tried to explain to him that the dogs were perfectly comfortable, I had all the windows rolled down completely & they're in the car for 15 minutes, but he just walked away, wouldn't give me a chance, wouldn't give me his name or badge info, yelling that the ASPCA was going to hear about it. A woman who was leaving park at the time with her dog came over right after he left and offered her name and number to be a witness that the officer was way out-of-line and that the dogs seemed perfectly happy, comfortable, and well-cared for. It was very weird and for a second I though I was being punked or something, but apparently this behavior is typical of the JCPD...

If the wastes are so innocuous why not keep the dogs in apartments 24/7 and clean up your own carpet with a paper bag and scrub brush.

I'm with Robin/Tern on this. What does "curb" mean. If it means "To lead (a dog) off the sidewalk into the gutter so that it can excrete waste." then it needs to be spelled out more clearly AND we need better traffic calming measures to make it enforceable - I'm not going to stand in the middle of Marin, Columbus, Erie nor any other crazy JC roads in the middle of rush hour to let my dog go pee.

Some families don't make 30k. I think there's some merit exploring this though. Incentives for parents. Incentives for the kids...

It's not really too hard:

Give every man and woman a $30,000 standard tax deduction per year. For each child $10,000 is removed from that deduction for each parent. With the 4th child $10,000 is ADDED to the adjusted gross income.

Just WATCH how fast family size drops. "Hey honey, do we want a "bundle of love" enough to pay the tax on $20,000 every year." (Ten grand each.) If the answer is yes, you can believe they will make good caring parents who truly want their child.

To make sure the rich are not encouraged to spawn prodigiously because $10,000 is negligible for them, another constraint to add is to increase the top 2 brackets by 1% for each child PER PARENT...no joint accounts.

Just from a practical point of view, schools cost money, sewage removal costs money, and environmental degradation per person is considerable over a lifetime.

Instead traditional religious power in the United States writes the tax code in exactly the opposite way, rewarding those who breed like roaches.

Spectra is a fraction of the size of BP. But they are proposing to put something in place that could jeopardize millions more people than the BP gulf oil spill.

They're relying on the fact that based on the under-regulation of pipelines, and lack of oversight, if they can pass the existing lax federal requirements, then they can deflect blame on any accident on the fed agencies, and get yet another taxpayer bailout.

THE TAXPAYER SHOULDN"T UNDERWRITE SPECTRA NOR PROVIDE A BAILOUT IF THINGS GO WRONG.

SPECTRA don't have the financial backing of a BP. On that grounds alone this project should be shelved.

The greatness with the Irish, is that they're Irish and not that they left/had to leave their Island. The Irish were the first slaves/serfs to the English and among the last to win freedom from the British Empire. They had nearly 1000 years of slavery/serfdom - imo only the Jews had it worse. And no diss to any other creed, race nor nation.

There was enough going on to entertain the most mundane minds out there. Hopefully some of our newer residents got a chance to get back to their roots or at least see what this town was all about.

+1 on the Argyle Fish n Chips. The fish was AWESOME. On a par with the Light Horse Tavern - and I rate the Light Horse up there with the best fried fish anywhere in the world. Their Chips/Fries were great also. Not stellar. Haven't ever tasted stellar this side of the Atlantic, but danged better than most. I prefer a chunkier cut, but at least they were made from real potatoes. A bit of vinegar on them, washed down with a glass of Guinness. Brilliant! Argyle are based in Kearny. I'd say Manhattan burbs are ridiculously cheap compared to similar properties in places like London and Tokyo.

And with extremely low interest rates, hell, yes, now is the time to buy.

The only caveat is jobs, and how many you think may move overseas. There is an exodus - say another 25% from Wall Street, that may translate to a further 25% drop in house prices 2010-2011. If you can factor that in to your purchase and rental, you'll do well.
