AND they park the cars on half the sidewalk - difficult for strollers and grocery buggies to get by. There are so few sidewalks along this part of Zone 4 - to have any parking on street forces the pedestrians into the middle of the road.

Street cleaning rules are not enforced, nor is the street getting actually cleaned where posted on Warren Street. These nasty commuters are constantly throwing their trash from their cars into the street/curbs/sidewalks. There is actually a fair amount of public garbage cans in the area. I hate broken beer and Snapple bottles!!

I doubt the cars parked on Warren actually have zone 4 or I permits. And do the cars parked along city-owned commuter parking on the street actually have permits? I know JCPA loves to ticket on C. Columbus, but they are less diligent to give out tickets adjacent to these overflowing commuter parking lots.

We need signs clearly marking what parking where and we need SIDEWALKS!

Take the turnpike to Exit 14A - it's the quickest way; of course there will be a toll - but it's not that much $ if you feel you can't drive safely through a "ghetto".

When the city finally opens Greene St. between Bay and Second Streets - it will be one way north and then Washington St. will become one way south from Second to Montgomery. They already put the signs up almost two years ago (confusing to anyone who would actually abide by the One Way signs along Washington).

And they will place a traffic light at the intersection of Greene/Second/Washington Streets.

There's a sign on Washington Street near C. Columbus facing south. It says "Journal Square" to the east BUT it's actually Exchange Place in that direction. Just a couple miles off...

Your condo assn. should have flood insurance for the building. This is normally a document that is renewed each year. My bank (Chase) requires that the new policy is faxed to them every year, or they will get me insurance at their price!! Gotta keep on top of it or you have to go through the hassle of proving proof of insurance and then getting you money back.

The park that the OP is writing about is on south end of Washington Street. I wish Jersey City would be frank about possible hours off-leash dogs could run around, closely attended by their people.

Is anyone out there having problems with Comcast? Curious if it's system wide or our building.

Internet service has been spotty and the cable is flaking out too. Luckily we have DSL back up for internet and an HD antenna to get the signal through the air.

The Second Reading is on the Agenda for the Council Meeting tonight!!!
I'm stuck at work and can't go. Is there anybody to question this ridiculous proposal? What has Trump done to deserve this??
What good does this do for the people of JC? besides confuse delivery people and the mailman.

First, LeFrak renamed Pavonia to Town Square !?! - you know - Next - the first stop in Jersey City PATH stop "Town Square"/Newport?

Whenever Trump brags about his real estate adventures, he NEVER mentions this building in Jersey City.

It's confusing enough finding that portions of Grove and Henderson are renamed too. Morgan is only four blocks long. Shall they rename the rest of it - Butler Bob Street, then Bob Toll Street and finally "backside of Grove Pointe Way"?

If he cleaned up the area around their next door neighbor, the Powerhouse - picked up all the trash, towed away all the cars illegally parking on the lot, planted grass, maintained the property behind and surrounding the Powerhouse - MAYBE he could earn the name. The city has done such a dismal job caring for this landmarked building; it's embarrassing.

A certified artist as defined by Jersey City is, a person regularly engaged in the fine arts as a career, not as a hobby. This does not necessarily mean that the individual's art generates his or her main source of income, or even that the creation of art occupies the greatest portion of the artist's day. Rather, the certification refers to individuals who are committed to their art, as demonstrated by a body of work indicating continued development of this work into the foreseeable future. Includes Visual Arts (painters, sculptors, photographer), Film/Video/Performance/Music (choreographers, composers, dancers), and Fiction/Poetry Writers.

So if this describes you and you would like to be considered for one of the available artist units - read on.

Units maybe for rent or for purchase, you must check each building specifications as each have their own requirements. You can specify if you want to be considered in the lotter for a rental or a purchase.

In order to quality for one of the Artist units you must be registered and meet the following qualifications:
? Have not owned property in the last 3 years
? Have an income under $64,960 for 1 - 2 persons household

For each available unit, a lottery is held from all the registered artist applicants. Please note that you must be registered 7 days prior to the lottery.

Since it's across the street from City Hall - it should be at least a 40-story high rise with no set backs, make sure the first 9 floors are parking garage - lit 24-hours a day - and the parking garage is for tenants only. It's a perfext location for density - only a few blocks from the Grove Street Sta. The city council can complain that they are in permanent shadow.

NIMBY that!

a TEN story parking lot -

Why won't the city build a municipal parking garage downtown like they have on the edges of Manhattan? Then these new buildings wouldn't have to create these extremely tall parking structures on the base of all these high-rises. Most people don't have cars, and the spaces remain unused.
Walk around downtown at night, witness the excess of parking garages and their beaming 24 hours of light. Every high-rise building (proportional to the amount of units) is required to build these massive parking bases.
I have yet to see a good design for any of them. Nor the need for all of them.

Jersey City OKs changes to arts district over staunch opposition

Vowing to continue their fight in court, several dozen residents in and around Jersey City 's Powerhouse Arts District left last night's council meeting angry and frustrated after the council approved changes to the original plan to accommodate a developer.

By a vote of 6-2, the council approved height and density amendments to allow the developer, Toll Brothers, to build three towers 30 or more stories -- two of them at the site of the old Manischewitz factory at Morgan Street and Marin Boulevard and one across the street at Morgan and Warren streets.

"I find the Toll Brothers plan so inconceivably bad, I don't understand their (the council's) motivation for approving it," Jill Edelman, president of the Powerhouse Arts District Neighborhood Association, said after the vote.

Michael B. Kates, the group's attorney, said PADNA would file a lawsuit against the city within the next 45 days on the grounds that changing a 40-year plan after it's been in effect for only 3½ years constitutes a "breach of trust" with residents who have moved into the district.

The original redevelopment plan approved in 2004 called for projects limited to 10 stories filled with spacious "live/work" units for artists. This plan calls for 950 residential units, 12 of which would be live/work units and 32, affordable housing units.

Bill Matsikoudis, the city's top attorney, said PADNA has no grounds to sue the city since the council is entitled to change redevelopment plans.

Of the 45 people who spoke at last night's four-hour public hearing, all but three argued against making changes.

"It saddens me you can't see what this community has come to represent and you have the power to rip it apart," Carrie Craft, a resident of 140 Bay St., which is in the district and has artists housing, told the council.

Downtown Councilman Steve Fulop -- who was joined by City Council President Mariano Vega in rejecting the proposed changes -- lashed out at the rest of his colleagues for caving to "political pressure."

Fulop, who represents the PAD area, called his colleagues "deceitful" to residents, developers who built under the established rules and "older residents who thought we were past this kind of backroom (deal making)."

Other council members touted the plan's amenities -- a 550-seat performing arts theater that is coming with a $1.5 million subsidy from Toll Brothers, extensive gallery space, and the 24,000-square-foot Provost Plaza.

In addition, Toll Brothers is providing $2.8 million for affordable housing and restricting the 12 live/work units to 70 percent of market value.

"These are tremendous benefits for Jersey City as a whole," said Ward A Councilman Michael Sottolano, who along with council members Bill Gaughan, Peter Brennan, Willie Flood, Mary Spinello, and Steve Lipski voted for the changes.

Ward F Councilwoman Viola Richardson was absent.

"We are very happy and pleased," Toll Brothers Senior Vice President Benjamin D. Jogodnik said after the vote. "I think it's going to be a fantastic place for the arts."

Of course REDEVELOPMENT is happening - 150 Bay, 140 Bay, the Powerhouse (someday) and back in the 90s - Morgan Lofts. A perfectly good plan was approved before Fields sold the property to Toll - In this plan they submitted the original warehouses in question were included - not to be torn down. But Toll is ASKING to tear down the warehouses that are in the PAD plan to be redeveloped AND rip up Provost Street. What they're proposing is NEW DEVELOPMENT, not redevelopment. They could build it anywhere else in the JC. City Council DOESN'T HAVE TO amend anything. They should stick to their PAD Plan.
This variance seeking has kept all other projects on hold because of city officials' inability to be consistent. What's going to happen when Butler Brothers starts to grumble louder - 160 First is about to start hopping up in down with clenched fists - wanting to be taller too.
Your REDEVELOPMENT would have been halfway done if the city had a spine and stopped bending over to developers and make the already approved - BUILD their darn buildings.

Do you know what a crack house looks like? Are there scary drug addicts sleeping on the sidewalks? No.

We shelled out some $ to buy a loft four years ago (pre-construction) - waited two years for the redevelopment to finish. We bought into the PAD plan - our building was re-built according to the Plan. We are here for the long run - not interested in flipping property. Some of us have been in downtown JC since the eighties.

Right now they are helping us pick up trash!* Did you come out for the PAD Neighborhood Clean Up this past weekend? Do you think a shoe-box-rental-high rise development is our only hope to clean up "our" PAD - to literally clean up - the dog poop, commuter trash and shopping carts left by crappy neighbors too cheap to buy their own buggy or pick up their dog's crap? YOU have to make an effort to clean up the neighborhood. Or put your money where you mouth is and donate $$ (or your time) - maybe with your help PADNA can put aside money to pay the Doe Fund guys to help keep our streets clean year round. We don't want to wait three to five years for the NEW development to clean up "our" PAD. Do it now!
PADNA is working to make it a better neighborhood, to actually create a neighborhood. Get to know your neighbors and you won't be so afraid to walk the streets at night.
* Toll and CitySide Archives came and helped out with the clean up the day before.
They (Toll Brothers) are not the enemy, never have been - I don't hate Toll Brothers - But I am disappointed with the planning board and city council - we want Jersey City to stick to the plan they created.

All this can be accomplished without tearing down the warehouses. Build buildings to the scale of the neighborhood and to Grove Street/Newark St. to the west of the PAD.

Why does there have to be so many parking spots?

Take a walk around downtown now - and there are towering ugly parking garages and the residential part starts at least 5 stories above... not very neighborly to me.
