It'll be interesting to see the way things go.

There are certainly a lot of factors working in favor of the developers -- the longstanding housing shortage in the NYC area, outrageous prices in Manhattan, a luxury condo boom, plus the hype generated by Trump and others may move more people to consider JC that wouldn't have before.

OTOH, if the city can't get its act together with crime, with meeting infrastructure needs etc. that'll be a big turnoff for people, especially in the Bloomberg era when people coming to (or from) NYC actually expect cities to be well run. An economic downturn (which doesn't seem impossible the way fuel prices are going) could also dampen the luxury market. Plus it seems obvious to me that the sheer fact of so much residential construction ALL OVER the NYC area will at least slightly soften the market in the short run -- when buyers have so many options I'd think it'd drive prices down a little.

The developers are all saying that all these apartments togehter aren't enough to meet current demand, but demand may or may not stay where it is.

I think its arguable that the combination of Abbott funding and abatements meant that people in richer towns were actually funding JC development rather than schools.

I don't have a problem with the idea that richer towns contribute to education in poorer towns -- that's to correct the inequalities created by the property tax-based system of funding schools. But I can't blame the state for saying other towns shouldn't be funding tax breaks for waterfront condos.

Sorry, but statistics suggest that crime is in fact on the rise, at least in the last couple of years. Also, I'm not sure what you're trying to suggest by "forced to move" or whether you're in favor of such a thing, but it's not going to happen. Jersey City is not a square mile city like Hoboken. It's never going to be all upscale.

But crime is up in all of JC, and people in all parts of JC are upset about it, and frankly I do think that's a big part of the problem -- the chief himself says in the article that the last few administrations have hired too few officers and that near half of our current officers are of retirement age.

Well, the article is a bit distressing -- particularly the two broad daylight incidents mentioned.

What I don't understand is, what's so difficult about hiring more cops? I know it costs money, but I have a feeling most people would rather have higher taxes than get mugged, and if they leave because of the taxes, well, they'd be leaving anyways if the crime situation doesn't improve.

So what is it? Is there a huge shortage of people who want to be police officers? Are salaries too low?

I think we can all agree that no one wants to see any innocent people in this town mugged, robbed or raped, whether they're making six figures or living below the poverty line. As it happens, we may actually be seeing an increase in non-violent crimes partly BECAUSE downtown is becoming gentrified -- not just that it's getting more attention. As I've pointed out a few times already, in 2004 (last year for which stats have been released) Hoboken had more non-violent crime per capita than Jersey City.

If you want to rob someone, you go where the money is.

Aw geez, I hate to hear this sort of thing. In addition to feeling bad for the victim, I wonder whether or not I should tell my girlfriend. I want her to be safe and careful, but she already is and carries pepper spray too, and I'd rather not panic her.
