It's a really good idea to know what your paying for. Read your policy or have your agent explain what coverage you're buying.

You could be covered in the event of a natural flood (heavy rain, hurricane, etc.) but not covered for a water pipe breakage which floods your basement or vice versa.

We are required to purchase a flood ins policy by our mortgage lender, and I presume all downtown JC homeowners are, too. Do we need it? Apparently so, because we are in a flood zone. But what does it actually cover? I've no clue.

flood insurance in jersey city is a joke. since I have my home I 've
been paying flood Ins and for what. the Ins co tells me I can only put a claim in only If I have a total loss on my property, the city tells me that the last time the city was zoned was 1895, yes 1895. we have come a long way since then. fema tells me to hire a licensed land survevor at my own cost. talking to steven fulop one night around the feast I said do you know anything about the flood Ins zoning in our city and to his suprise,told me he was paying flood Ins to but when he purchased his home he was so happy to get it he did't realize he paying for flood Ins.something has to done the city or fema should come in and do a survey on all the maped areas because when it rains and I mean rain my basement is dry.

Did anyone have problems with flooding during Monday's thunderstorm?

As far as I know - and correct me if I am mistaken - most of the flooding in DoJo only occurs in people's basements, but not on public city streets. I had no clue Hoboken had an even worse flooding/sewer problem than ours.

had their green tea ice cream the other day.. yummy but not as good as most sushi joints (but then again i always get fried ice cream at those places, so it's not much of a competition)

I agree.... there's something about the outside appearance... the wood shingles and take-out window that says it's a good place. And it is.

Yes this place is great. I could tell from the outside it was a great place, cause it isnt focused on that commercial mess. I have made this a summer weekend ritual for over three years. And yes its been my quiet kept secret! Glad more people are getting to know about it, but dont want to fight the lines!! LOL..

I have never had a flavor I didnt like.

Because of this thread we went into Torico's over the weekend. I told the woman behind the counter (Mrs. Torico??) about the thread and she got very excited and asked me to print it out and bring it in to her. I'm hoping to get a free scoop out of it!

Had Pumpkin ice cream on the recommendations here... OMG!

I noticed in the Lighthorse yesterday that someone had left sheets advertising their Sugar House unit (a 1609 sqft condo with views of the Statue) for 1.75million, which is about $1089 per sqft. Sounds like a lot, however the last to sell was a corner unit facing Essex (with basically no views), ~1800 sqft for 1.36million. i guess brownstones for 2million will soon be old news. can anyone confirm the 3million condo rumor?

I believe the $3M rowhouse is on York St. I don't know its number, but it's opposite the condo building: 104 York St.

The condo I can only assume is in the Sugarhouse. Correct?

Well.....here's something to cheer up some and discourage others.....Over the weekend, whilst watering the trees and flowers, a long-time local realtor (one I believe without question) paused in his appointed rounds and let slip that there were 2 pocket listings in PH for $3 million--one a rowhouse and the other a condo. I think I can guess where one is...but I'll be damned if I can figure out the second....any thoughts??

There is a difference between sorbet and sherbert, beyond regional colloquialisms.

Sherbert contains milk where sorbet does not. So if the product has milk in it, it cannot officially be considered a sorbet.

Just an interesting tidbit.

The pumpkin is so good that you can't wait for autumn to get here so you have an excuse to eat more of it. also the coconut (which i normally dislike due to gorging on it as a child in my native country) is phenom!

This place is great, and one of the few places I've been able to find good cinnamon ice cream. Its unbelievable by itself, with apple pie or on a warm brownie.

I'd have to agree with the constructive criticism that they need sturdier "to go" pint containers. I have sent many a spoon through the current cheap styrofoam containers.

I agree - Torico's is excellent! I especially like the coconut, green tea and avocado ice creams. They are always experimenting with new, creative flavors.

The tamarindo sherbet (they don't call their stuff "sorbet"--in fact, I think they say "sherbert", but I'll only go so far....) is fantastic. I've been working my way through their selection, last week getting to the guava and lemon sherbets. Both very good, the lemon oddly creamy. Unfortunately, they've jettisoned their chocolate ice for some reason--it was excellent! If I have a complaint, flavor-wise, it's with a general lack of intensity. The ube (purple yam) ice cream needs more ube-oomph; same with the langka (jackfruit).

I would like to see them change their pint containers to a decent material from the current cheap styrofoam (all too easy to plunge one's spoon through the side) and the tops to a stronger plastic (these ones tend to freeze and shatter when you try to peel them off).

But yeah, a wonderful place and every single person working there who I've encountered has been exceedingly pleasant.

Almost forgot, last Wednesday when it was about 180 degrees out there, a watermelon slush from Torico's was the only way I obtained the required fuel to plod the rest of the way home!

BTW - I once served the avocado ice cream with crabmeat as a first course - very elegant and delicious.

I am new to this board and I am not sure if peope have written about Torico's Ice Cream Shop, on 1st Street and Erie, but I thought I would give my two cents.

First of all the outisde does not have a sign and I never stepped foot into the place until I lived in JC for 5 years (that was 3 years ago). Even though it has the charm of a 1970's dairy queen, it has some of the greatest ice cream I have ever had. It is all home made and they have over 50 different flavors. Some of my favorites are pumpkin, peanut butter vanilla, avacado (not what you would think), and blueberry cheesecake.

The place is very clean and the people behind the counter are quite nice. You owe it to yourself to give it a try.

Every once in a while, Scott, the JCMUA comes by with those big orange trucks and cleans out the sewer main. Next time you see them, go out and take a look at the main. It's round; I'd say it's 12-24 inches in diameter, although I can't say for sure. The guys at JCMUA probably know.

One thing you might want to do is call them every once in a while and ask them to clean the sewer. There was a woman who lived on the corner who used to call all the time. But she moved.

Good luck with the check valve. You don't have to worry about what effect your check valve has on the neighbors. The amount of water that gets through your main is small in comparison to the amount that falls. Plus, you have to take of of your own house.
