110 First St. developer proposes building 10 on-site affordable units, instead of 25

By Terrence T. McDonald/The Jersey Journal

Jersey City has reached an agreement with the owner of a proposed Downtown tower to include 10 units of affordable housing in the long-awaited First Street residential and retail complex.

Lloyd Goldman, the owner of 110 First St., had agreed in 2008 to include 25 affordable units in the tower, the site of a former warehouse. But Goldman has been unable to find investors for the tower because of that requirement, and in May asked the city to reduce the required affordable units to zero.

The new agreement, which will require City Council approval, would also see Goldman contributing $1.1 million to the city?s Affordable Housing Trust Fund. In exchange, Goldman promises to commence construction on the 452-unit tower within six months.

Ok thanks. I thought it might be a nonprofit entity after I posted.

I just can?t get over how a building that went through an 11 million dollar renovation not too long ago was sold for $900,000. Sick. There are small houses on Montgomery going for or just sold for millions.

*** ?for sale? listings in the area of the $11 million renovated, 38K square foot JCM building *** from internet, don?t know if these are still on the market**

31* Montgomery Street, $830K, small one family attached brick.
27* Montgomery Street , $850K, 4 family
25* Montgomery Street, $1.2 million
25* Montgomery Street, $2.5 million, old mansion
21* Montgomery Street, $2 million, 4 story with store.

(put * in last digit didn?t want to list the true address)

Thanks again.

The City of Jersey City and Mayor Healy had absolutely nothing to do with the acquisition of the JC Museum building. This was a negotiation between LibertyHealth and the bank that held the mortgage and the Board of the Museum.

Thanks for the info??.So then Jersey City is just plain stupid.

JC funded the JCM to the tune of $625K a year for many years. Were there any checks and balances attached to that money? If I give someone 100 dollars a year I would want to know how my money was being used. $625K to a financially screwed up organization? Great.

JC WAS involved in trying to help out United Way purchase the building. JC was even giving them $212K for the purchase. But for some reason the UW deal fell through.

** **

?According to the memo, sent last week by corporation counsel Bill Matsikoudis to museum board members James Kobak and Mark Rodrick, ?the planned sale to United Way has been aborted and foreclosure by Sovereign Bank is imminent.?

Though the deal between the two nonprofits was said to be in ?the final stages? last month when the city authorized awarding the United Way $212,415 in federal funds towards the purchase of the museum building, since then it has fallen apart and the museum is once again scrambling to stave off foreclosure, according to several sources. (The federal funds will not be awarded if the building purchase does not occur.)

?The United Way deal is dead,? one City Hall source says. The reasons why remain unclear, and when reached Thursday, United Way president Dan Altilio declined to comment. ?

Above from the jersey city independent?

http://www.jerseycityindependent.com/ ... -foreclosure-is-imminent/

** **

Liberty Health comes out of no where and buys the building from the bank for $900K. Without the city having any knowledge that LH was even interested in the building? (Strange to me) It says it will let the JCM use the first floor rent free for two years. But after that the JCM must start paying rent with grants they get.

How could Jersey City not purchase that building? JC probably could have gotten it at an even lower price then $900K. They could have kept it as the museum, moved some JC offices there instead of paying high rent in some hacks building. Could have even done the same deal charge the JCM rent for the first floor from the grants they get. Or JC could have flipped it to a developer or sold it to the JCMC for 3+ million. Take the 3+ mil and build a small museum in?.Journal Square. In that big ugly empty lot that the city doesn?t have the balls to go after.

PS ? hey Sammy check out the JC Online Tax inquiry. Now that 350 Montgomery is no longer a nonprofit I guess taxes need to be paid..right? (not a big tax history on the property so I can?t tell) It does look like Liberty Health is two quarters behind in taxes. Can someone in City Hall get them on the abandoned property list and take the building away from them?

If I didn?t pay my taxes since Feb 2012 my house would be gone by now. Also can any one explain those other entries in the tax inquiry for 350 Montgomery? What does REFUND 3RD PARTY LIENHOLDER mean? What does CANCEL TAXES mean? Did the bank pay taxes while it had the foreclosed property? If so why a refund?

(wait is LibertyHealth for profit or not for profit????)

A big time lobbyist for the Jersey City Democratic Committee working on the taxpayer?s dime in the democratically controlled Jersey City Administration? Really? I bet MSNBC would even find that one hard to sallow.

Does Jersey City (or the Jersey City Housing Authority) have any contracts with any of impactnj?s clients? Waste Management/WM Recycle LLC, QualCare, Inc ????

See I am an old time nasty man?whose mind wanders. Very concerned about that deal few month?s ago where an 11 million dollar recently renovated 30K square foot Jersey City Museum building in primetime Downtown Jersey City over on 350 Montgomery St. was somehow sold to the Jersey City Medical Center/Liberty Health System Inc., for a bargain price of 900K. Do you know how many developers would have paid millions more for that property???? The money could have been used to build a new JC museum ANYWHERE in JC where we would not have to pay rent to display our artifacts. Funny after a bargain rate deal that the JCMC got they still have the balls to charge the JC Museum rent for a small display space on the first floor. Great job Healy!

Hey heights (or any other old-timer) do you remember the water meter installer murder? It was in the 80?s when every building in JC was getting new water meters installed. The company that was doing the work hired a bunch of losers to do it. Turns out a young woman was found dead in her house. The water meter installer did it. Can?t find the details but will keep looking.

And for you nerds?I found this New Jersey State report from May 2001 while looking for the murder piece. Kind of interesting history of JC?s water supply. Cool pictures, postcards, maps , and old documents.

Staff and construction crews are putting the finishing touches on Winners, the Bayonne off-track-betting facility set to open Tuesday.

The new 25,000-square-foot facility is expected to give the local economy a boost by creating 100 new jobs and generating an estimated $200,000 in new property taxes, according to a statement from the New Meadowlands Racetrack LLC, the company responsible for operating the facility.

"The off-track wagering facility is a positive development for Bayonne," Bayonne Mayor Mark A. Smith said in a press release. "That is why our administration has been so supportive of this project from the beginning."

Winners is scheduled to open its doors to the public at 12:30 p.m. tomorrow, shortly after a ribbon-cutting ceremony scheduled for 11 a.m.

JERSEY CITY ?
When Raj Mukherji was sworn-in as a Jersey City deputy mayor in March, the 27-year-old lobbyist took pains to say he was accepting only a $1 annual salary and forsaking a city car.

Mukherji -- whose counterpart, Deputy Mayor Kabili Tayari, made $110,056 in 2011 -- said he wanted to save the city money due to the "austere economic climate."

But taxpayers aren't entirely off the hook.

In May, Mukherji, who state records show raked in more than $500,000 last year as a managing partner of lobbying firm Impact NJ, began accepting health benefits paid by the city. The premium costs taxpayers $796.55 a month.

Jersey City and Hudson County contribute toward pedestal for restored Peter Stuyvesant statue

Published: Saturday, July 14, 2012, 3:00 AM
By Charles Hack/The Jersey Journal

Jersey City and Hudson County have agreed to donate $65,000 for a new pedestal for the Peter Stuyvesant statue that commemorates the location of the village that grew to become Jersey City.

A $9,000 restoration of the 98-year-old statue of the governor of New Netherlands who authorized the Village of Bergen to be built in 1660 is complete.

But before the gleaming 9-foot bronze statue can return to its original location in front of School 11 on Bergen Avenue, a new foundation and pedestal must be built, said John Hallanan, president of the Jersey City Landmarks Conservancy, which is managing the project.

The estimated cost of building a replica of the original granite-clad pedestal with wings, benches and carved sailing ships, is $75,000.

Great news!

There is a great picture of the base and the old PS #11 school which burned down in the 60?s in the print JJ with no link. I did find the below picture of the original base that they are going to recreate on the www.appletreehouse.org website. (I remember playing on that base as a kid)

Much cooler than the one the HC as*hole hacks ripped apart. (Funny how there was never any comment from the head HC hack in all of this. ) They also should also move the statue back to where it originally was more towards the center of the property. Get it away from the ugly brick wall. And as amends to Peter rename PS #11 the Peter Stuyvesant school!!!

I know some may consider it a little douchey ??but I get a kick out of seeing Jersey City mentioned in national newspapers every now and then . Especially a mention without the attached ,New Jersey.

By Greg Toppo, USA TODAY

Louis J. Freeh, 62, was born in Jersey City. He graduated from Rutgers College in 1971, earning a law degree from Rutgers Law School and a Master?s of Law degree from New York University.

A onetime first lieutenant in the U.S. Army Reserve, Freeh first worked for the FBI as a special agent in 1975, first in New York, then at the bureau?s Washington headquarters. He left the FBI in 1981 to work as a federal prosecutor in New York.

In 1985, Freeh was lead prosecutor, under U.S. Attorney Rudy Giuliani, in the ?Pizza Connection? case, which broke up a $1.6 billion international heroin, money-laundering and organized crime ring that operated out of pizzerias in the Northeast and Midwest. Prosecutors said the ring was controlled by the Sicilian Mafia and a faction of its American counterpart, La Cosa Nostra. A 17-month trial ended in 1987 with 16 convictions.

Four years later, President George Bush appointed Freeh as a U.S. District Court judge for the Southern District of New York. In 1993, President Bill Clinton nominated him to be FBI director.

During his tenure, Freeh clashed with Attorney General Janet Reno over the bureau?s investigations of the deadly standoff at Waco, Texas, in 1993 and the FBI?s investigation of Los Alamos scientist Wen Ho Lee in 1999.

In 1996, FBI agents arrested ?Unabomber? Theodore Kaczynski after The New York Times and Washington Post agreed to publish a 35,000-word diatribe by Kaczynski at Freeh and Reno?s recommendation. Kaczynski?s brother David recognized the writing style and led police to Kaczynski?s Montana cabin.

Freeh led the bureau until 2001 and was among the longest-serving directors in its 104-year history.

Now a private attorney, he runs Freeh Group International Solutions, a risk management firm. His law firm, Freeh Sporkin & Sullivan, investigated the Sandusky case.

ccording to the Embassy of Italy, Freeh acquired Italian citizenship in 2009.

Model of urban future: Jersey City?
Updated 4/16/2007 3:51 AM

By Rick Hampson, USA TODAY

JERSEY CITY ? Once, this was a city of browns and grays. Railroads owned a third of the land, and trains rumbled night and day to the cacophonous riverfront. Factories belched fumes and leaked chemicals. "Nobody cared," says Bob Leach, born here in 1937. "Smoke meant jobs."

And those were the good years. Then, in the 1960s, the railroads went broke. Rail yards were abandoned, piers rotted, factories closed. In the 1970s alone, the city lost 14% of its population and about 9% of its jobs.

Now Jersey City has come back as its own antithesis: clean, green and growing ? an example, urban planners say, of how the nation can accommodate some of the additional 100 million Americans expected by 2040 without paving over every farm, forest and meadow.

As stated at the last East District Captain?s Meeting on Tuesday, June 26, 2012 the East District is unfortunately noticing an increase in burglary and theft to residences. The East District monitors all crimes closely and an increase in manpower is assigned to areas where crime(s) are at an increase. Additionally, we have assigned plain clothes units and detectives to monitor the areas and incidents.

It is imperative that if anyone witnesses anything suspicious to call it in immediately. Unfortunately, we do not have witnesses coming forward at this time. If there are witnesses, please advise them to respond to the East Districts to speak with a Detective(s).

Please secure all homes, apartments, and units prior to exiting. Make sure windows and doors are secured. Activate all alarm systems. Make sure the front door is always locked. Always have someone home when work is being conducted inside the home. Make sure you have a sturdy, strong, and solid door and make sure you have a dead bolt that is properly installed into the frame. Wrongful death lawsuit filed against Jersey City cop in off-duty Bayonne crash

Published: Wednesday, July 11, 2012, 3:37 PM
Updated: Wednesday, July 11, 2012, 3:54 PM

By Michaelangelo Conte/The Jersey Journal

It may take more than a year to resolve a wrongful death lawsuit, filed against Jersey City Police Officer Rick Garrison, seeking damages related to a seven-vehicle crash in Bayonne that claimed the life of an 82-year-old woman.

Garrison was off-duty on Feb. 20, 2011 when his vehicle struck a number of parked and moving vehicles over the course of several blocks before slamming into the rear of the SUV in which Helen Antczak was a passenger and her daughter, Joanne Antczak, was behind the wheel.

Five people, including Garrison, were taken to Bayonne Medical Center for treatment after the crashes on Avenue E. Garrison fractured several vertebrae. Helen Antczak died.

In November, a grand jury returned a "no-bill" decision, meaning that criminal charges would not be filed against Garrison, a Jamesburg resident. Following that decision, Garrison's lawyer at the time, John Young, said "What occurred was due to a medical condition that was unknown prior to that time."

He would not go into further detail.

**
These are the JCPD ?offices? around the city.

http://www.njjcpd.org/node/8

(I guess the term ?precinct? is pass?, especially since most cops now make as much as the suits on Wall Street. )

**
Here are the JC COMPSTAT reports by month and precinct?err I mean district..err I mean office.

http://www.njjcpd.org/node/5

(interesting the older reports went missing with the move to the ?new and improved? website. But with a little push from the online community they reappeared.) (also interesting are the number of monthly arrests at the bottom of some of the reports?what the heck? Near 700 a month?)

**
Wouldn?t it be great if the JCPD website had a real-time or close to real-time crime blog? I swear one was promised by the Chief, maybe not. Anyway just think if the JCPD posted the crimes with location and time we could all log in every day and see what was really going on in JC. Or maybe even get a daily email with the log of crimes for just your hood.

It would also be a help to bring down crime in JC. How many times have you heard months later that a house or apartment was robbed around the corner from you? Or even right next door? (people get to know your neighbors) If you knew the day it happened you may have just witnessed something strange in your hood that would help catch the thugs. A description to give to the coppers or at least you would know to go down to Home Depot and buy a stronger lock.

The crime blog doesn?t have to give full addresses?and a clerk wouldn?t need to be hired to retype the crimes into a database. Just pull some of the data off of whatever database the cops are typing their reports into. Have some kind of filtering code to block out the actual street number of the address. Just pull off a few things..Crime , location, date, time, description. Something like this?..

Crime: Apartment burglary, Location: 4** Grand Street, Date: Monday July 9, 2012, Time: between 8:00 am and 5:00 pm, Description: Stolen items include a 58 inch television and assorted Xbox games.

Crime: Stolen car, Location: 2** Westside Ave, Date: Tuesday July 10, 2012, Time: between 10 pm and 11 am, Description: Make: Ford Taurus, Plate number : ABC123. Color : faded blue, Year: 1990, missing side window and duct tape holding bumper on

Crime: Stolen car, Location: 5*** Sussex St, Date: Wednesday July 11, 2012, Tme: between 12 pm and 7 am, Description: Make: BMW 750i , Plate number : IAMRICH. Color : black, Year: 2012

Someone in the area could read that and say holy crap I saw a guy walking down the street with a big tv on his back. Or shi* a guy tried selling me Xbox games over on Monmouth. Or hey a stripped black 2012 BMW 750i with a plate # IAMRICH is in a lot where I let my dog do his duty.

Get the idea?????

JCPD just do it?give a few bucks to an out of work IT guy whose job was outsourced to India and let him lose.

** ****

If you don?t want to go the hi-tech route because not all of the 250K people of JC are connected. (or know what a computer or smart phone is) Then buy some daily space in the JJ and print the information in a JCPD crime section.

Let?s do some math from looking at the JC COMPSTAT reports for 2102 JC is averaging around 500 crimes city wide a month. 500 crimes / 30 days = 16 ?. so around 16 crimes a day in good old JC. The Jersey Journal Police Beat only picks one or two crime stories a week the ones that interest Charles and Michelangelo. We want to see ALL of the ....robberies, burglaries, car theft?s, assaults, etc.

Jersey City police are looking for a man and woman armed with handguns who robbed two men who were seated in a BMW last night, reports said.

At 9:19 p.m. the victims, a 21-year-old Neptune Avenue man and a 22-year-old Stegman Street man, flagged down police at Martin Luther King Drive and Claremont Avenue saying they were victims of an attempted carjacking, police reports said.

The officers found the car still parked on Rose Avenue, but two cell phones left behind were gone, reports said.

The driver said he was talking to a man when another man walked up with a handgun and said "You know what this is," reports said. The driver jumped out of the car, slammed the door into the gunman, and ran away, reports said.

A Jersey City artist is struggling to recover after he was beaten by three robbers early Friday morning.

Alex Lutomirski-Kolacz, 46, struggled to talk about the attack by phone from his Tonnelle Avenue home Sunday, two days after three men robbed him around 2:30 a.m., on Summit Avenue and Astor Place, while taking an early morning stroll, he and police reports said.

He said he was repeatedly punched him in the face, knocked him to the ground and repeatedly kicked him, before stealing his iPhone.

"I have been taking walks every night. ... It is helps me clearing my mind and is a source of inspiration for my art," said Lutomirski-Kolacz, who writes and photographs under the name Alukotron the Artist. "I felt safe and I don't anymore."

Lutomirski-Kolacz said his assailants asked if he wanted to buy some cocaine and when he told them he wasn't interested, they attacked him, grabbed his iPhone, and fled.

Gee less than 24 hours after I posted that the ?Jersey Journal has been a little light on printing JC crime pieces? there has sadly been close to 10 reported on by the JJ.

I guess that old saying of ?be careful what you wish for (or mention in a post), it might just come true? has some teeth.

Hmmm?let me try something.

I have been a little light on CASH lately.

.

I was going to post this reply??

I will throw out a guess?because of the color and size of that warehouse and because I was once looking for BEVERLY HILLS FURNITURE . The furniture store/warehouse is on Garfield and Gates. BEVERLY HILLS FURNITURE 134 Garfield . (www.bh-furniture.com ) Put 134 Garfield, Jersey City in Google maps and go down Gates. It look?s like the spot where channel 7 was broadcasting from and where the cops are putting up the yellow tape?around 25 Gates.

But the JJ just posted this piece minutes ago?.

Re: The Brightside Tavern - 141 Bright Street
Home away from home
Home away from home

.

Ok ..so in March 2012 the City Council denied Brightside Traven being included in the Restaurant Row expansion that would allow them to have live music. Being blocks away and all by itself it was strange that it would be included. Two months later the JC Zoning Board approves a variance to allow live music at Brightside anyway. Why the attempt to get included in the RR in the first place if you can just go to the Zoning Board to get around it? I am sure the City Council has or will be approving the variance.

So any restaurant or bar in any part of the ENTIRE city can apply for a live music variance..right?

City Zoning Board approves variance for Bright Side

On May 17, the Jersey City Zoning Board approved a variance that will allow live music to be played at the Brightside Tavern, a restaurant and bar at 141 Bright Street.

Brightside owner Tom Parisi, who also owns Tommy 2 Scoops, has tried for months to get city approval so that a grand piano in his dining room can be played. On two separate occasions, the Brightside was excluded from local ordinances that expanded the city?s Restaurant Row and set new hours and rules for live music in restaurants and bars.

With last Thursday?s approval from the Zoning Board, Parisi hopes he?ll finally be able to offer live piano music to his customers.

?I?m looking forward to giving my customers and friends some entertainment that they would normally go to Manhattan for,? Parisi said after the decision was reached. ?The system does work. A lot of happy people are awaiting some fun times.?

The City Council must still approve the decision of the Zoning Board.
