While the prices are more normal now I do wonder how this huge influx of apartments/condos and new developments will change prices - In the Waldo area for example there are currently a few units for resale. Even though these units maybe less expensive then up coming properties they are not getting the attention/price points What happens in 1.5 years when there are 8 condo buildings all with 2 blocks of each other competing for buyers??

It's amazing how much time and effort Sonia puts into this issue and it's not even near the newport area. There are many issues that concern the newport area and she does NOTHING!!! i.e. Path weekend service, ferry service, high heating bills, parking in the newport area. She does NOTHING except go after Fulop. To read something as slanderous into the public record when she didn't hear it herself. Well, she isn't very bright.

From looking at what seem to be comparables in real estate office windows and in the JC Reporter, I am fairly certain that if I sold my condo today I would lose a good chunk of money. That is, I think it would sell for a noticable amount less than I paid for it.
That being said, I bought last June at the absolute peak, and I am not worried that in another year or two things will shake out. I suspect that the constant addition of the luxury building condos are propping up the average sale price. That is, our housing stock is getting ever fancier and thus more expensive, rather than the market value on the existing places actually increasing. Make sense?

A huge wooden gargoyle leers from the side exterior wall of the building which contains Basic.
If you stand on Erie near the curb and look up over the roof of Basic you will see it on the wall behind. Does anyone know what it is or how it got there? It is not something for Halloween, it seems to have been there for years. Robin.

Does anyone have anyproblems receiving their mail? My company seems to just not get their mail on a fairly regular basis. I call the post office, and while they are nice and they assure me all the mail is being delivered, I know it isn't. I have customers that have paid every invoice in a timely fashion, and then all of a sudden for 5 days in September my mail was not regular and many checks were lost. It is a hassle to call all these customers, and have them reissue checks, mostly because this is the 2nd or 3rd time for many of them.
So does anyone have any insight into how or why so much of my mail is getting lost? We moved 6 months ago and had some intial getting started problems, but now it is becoming a nusiance, getting mail doesn't seem like it should be rocket science, but I am nearing exasperation on this issue.

I have no idea whether Menendez was really corrupt in this instance. My guess is that he's been corrupt in some instance. But, partisanship aside, I just hate the smarmy way Kean Jr. sounds when he chirps, "I approve this ad" at the end of the Scarinci ad.
Because I'm sure that, politics being what it is, Kean Sr. has probably done something that he wouldn't want on the front page of The New York Times. Kean Jr. just absolutely looks like he did stuff while in college that he wouldn't want to be on the front page of The New York Times, and he just totally looks and sounds like someone who's invested through some kind of white-shoe private equity firm in some kind of trust that owns an interest in a partnership that owns a stake in an L.L.C. that owns a stake in another L.L.C. that's letting chromium blow all over my kid's preschool playground. If that's not so, I think it's because the guy's been lazy or lucky, not because he's as pure as organic milk from the Swiss Alps. One thing I like about Corzine is that he just claims to want good things for New Jersey, not to be Mother Theresa.

So, if the owner sticks to the $500,000 price but takes 6 months longer than expected to sell the condo, then, really, once you factor in the lost interest earnings, the owner is only getting about $475,000.

For people looking for fresh vegetables, there's a very good vegetable market on Route 440. It takes maybe 10-15 minutes to drive there.
I wouldn't mind a Whole Foods, or just a few stores where I can get fresh vegetables and good quality meat, poultry and fish within walking distance of Historic Downtown. But it's not like downtown is barren. You can go to various shops and find great variety of foods. Some gourmet, some ethnic specialty. There's the Polish market Europa on Jersey avenue, as well as Subias. Along Newark there are some asian groceries with specialty foods. There's Pecoraro's bakery for great freshly baked bread. Further north you have GO which has a good variety of specialty foods (even if, as some critics have contended, it is somewhat inconsistent). And for basic groceries, I have no problem with going to the Pathmark at Old Colony. And people closer to C-Town or Shoprite have the same options. A store like Whole Foods would be nice, although a bit expensive. But if you just walk around a little bit, and are willing to take the occasional car trip, you can find a lot of great stores and eat pretty well. Plenty of people around here have figured out a way to survive. Joshua

Hard to believe this article - Just go to any open house (even new construction - Waldo Lofts, Washington commons, A Condos) and see how much the prices have dropped. One unit i had an interest in WALDO lofts was dropped $100K

I haven't been in there in ages but can't imagine the place or the menu has changed very much. As I recall, the ordering procedure is, you tell the guy what you want and sit down and wait for it. Not a lot of room for discussion. How did you get into an argument with him? Were you indecisive about what you wanted as he stood staring at you waiting for your order? You didn't start asking downtown type questions did you? I hope you didn't ask about a vegetarian menu or substitutions or fat/trans fat content or any other nutritional questions. You didn't tell him "no onions" did you? Did you ask for something that was not on the overhead menu? Did you ask about some sort of exotic or healthy juice drink? Did your face register disgust and or disappointment when you first walked in, and if so, did you pull a scented handkerchief from your sleeve and hold it to your face? Perhaps he sensed that you were a yuppie. What kind of car were you driving? Does it have bumper stickers? If so, what type? Were you with someone else? If so, what was the topic of of your discussion as you waited and could others overhear it? Was someone waiting in the car 15' away, and if so did you call them on the cell to ask them what they wanted? Did you make any derogotory comments about prostitutes or prostitution?

The statistic COULD be misleading - if sales are way down, the median sale price could still be up, especially if the higher end homes are selling more easily than the mid-level and lower-end stuff.
Just purely annecdotally, from checking Craigslist ads from time to time, I got the impression that JSQ, Heights, and other neighborhood prices were coming down a lot more than downtown, but I could be wrong.

The posters to this board seem to agree that a building by Rem Koolhaus will have a significant effect on Downtown JC.
Did any of you know that Mies Van der Rohe designed the Colonnade Apartments in Newark? The Colonnade was built around 1960 (I think). The building was cutting-edge at the time. It did not, to my knowledge, have any effect on Newark whatsoever. Maybe an occassional architecture buff says "look! Mies Van der Rohe designed that apartment building" while driving down 280.

Prices seem to hold steady in downtown, the question is wether or not they sell. I tend to think that they don't. Inventory is very high at the moment, and when the several thousand units from grove pointe and the like come on line it will be even worse.
Overall, however, this mught not be such a bad thing. I would like more folks of my socio-economic level to have the ability to buy here, and perhaps keep some of our more sanely priced shopping options in existence. I'd hate it if every store front morphed into Zen Garage. Regardless, the slowdown will likely be ancient history in 5 years or so. More people immigrate tot he New York area every year, and they ain't making any more land.
