I think that's too simplistic. I've renovated quite a few apartments. HD & Lowes have many satifactory products, from national name brands down to generic chicom imports. The trick is figuring out which is good, which is garbage, and most importantly, which is a value. Paying twice the price for better quality lumber at Dykes only makes sense if it makes a big difference, which it frequently doesn't.

Kraftmaid cabinets are a decent value.

Mills pride cabinets are cheap but still crap, and much better can be gotten elsewhere at the same price.

While a homeowner may not want to invest the time in the learning curve of figuring out where to spend money and where not to, a contractor should know these things, and not be afraid to go to HD for the things he knows are good values.

As for the rest of hiring a contractor, I wish you good luck, and lots of patience. Nothing will happen at the speed you see on TV, or even close.

i don't own a car and I do fine. I just take my cart on the light rail to shop rite or my husband and i walk to pathmark if it's a nice day. I think with the hotel and convention center and liberty harbor being built nearby more choices will show up. I am always hoping a whole foods will open along the light rail by jersey ave or essex stop.Quote:

you left something important off of that list.......

Re: JC Brownstone Renovations

Just can't stay away

I hope you did your homework - the cost of an already renovated building seems less than the cost of an unrenovated + gut rehab. That's just my sense from looking around and from what I paid in the not too distant past for top notch work. Unfortunately my contractor has gone on to bigger projects and won't do individual houses anymore.

Anyway: Random advice, based on experience:

1. get an architect and a set of plans - that way all contractors are bidding on same specs

2. get a contractor with experience in old houses

3. check contractor's insurance and credit

4. call and visit references

5. avoid anyone who immediately says - I know how to save you money.

6. ask them what they think of Home Depot quality - if they say: I piss on HD - they get points

Best consult an architect before you begin.

I did not see a lot of threads.

We will not be living in the home during the renovation.

It is not in the Historical District as confirmed by the folks in City Hall.

It is a multi-family and we are retaining it that way - we are looking to keep the garden apartment and the upper three floors will be the owner triplex.

We are not adding on more space - save a deck - just doing a gut rennovation.

For qualified answers, you really need to be much more specific about what your intentions are.

Are you changing it from single to multi-family or vice-versa? Are you adding on more space or just gut-rehabbing what's there? Do you know what historical district (if any) you fall in? Do you plan on maintaining one floor to live on while the rest is gutted or will the place be empty for the entire process?

There are lots of threads on these matters.

Nooooooo! Shutting down that fine establishment? Don't even think of it.

What we do without the convoy of blaring bass-lines after closing time (early Sunday morning) when they all come up Jersey Avenue and go back to wherever the hell it is they come from?

It's like a little Puerto Rican Day parade every week, except without all the flags. Oh wait ---- now that I think about it, some of the cars have them permanently mounted anyway.

Little on 'Summer House' Tuesday

By Inside Carolina Staff

Posted Jul 30, 2007

North Carolina freshman Greg Little was one of six standout incoming college freshmen contestants on the ESPN Summer House program that was filmed earlier this summer. The first episode will be televised this Tuesday night at 9 p.m.

ESPN's Summer House returns for a second season July 31. The show brings together six of the nation?s top incoming college football freshmen to spend one week living under the same roof, joined by NFL veteran Chris Spielman. The players will share a house in Jersey City, N.J., outside of New York City. The eight, 30-minute episodes will follow the diverse group of athletes as they interact and engage in various day-to-day competitive challenges, ultimately vying for the title ?King of the House.? The series will be aired Tuesdays (July 31 ? September 18) at 9 p.m. ET on ESPNU, with re-airs generally scheduled for Wednesdays (starting Aug. 15) at 7 p.m. on ESPN2.

The group of players will participate in multiple football challenges and various other challenges that will test them mentally and physically. In some competitions, sports celebrity guests will join the players like last season when Gale Sayers (Chicago Bears Hall of Famer) stopped by. On location shooting is planned for New York City, Philadelphia and the ESPN headquarters in Bristol, Conn.

Just because they replace the sandbar with luxury condos doesn't mean they can't add first floor retail. They haven't done a good job of it so far but hopefully that picks up.

I don?t know much about the building, but the other consideration is the sewers at the corner of Montgomery & Jersey. During a ?sewer charge? the NW and NE corners can leave a sizable puddle (4? to 6? across).

I think the building is on the SW corner. I don?t know if it?s as susceptible as the NW corner, but I?d definitely ask/research especially if the unit has any space below grade (garden-level or basement).

Day Care Recommendations - URGENT!
Newbie
Newbie

My husband, son and I are moving to JC quite unexpectedly at the end of the month. I am in urgent need of recommendations from parents for Day Care centers near the Grove Street station. I understand there will probably be wait lists but am completely clueless about the area and am hoping other parents can help guide me! My son will be 15 months by the end of the month? Our new home is near 3rd Street and Erie.

Thanks!

I hope not, they took away the barge which was the best place to sit and enjoy a pint on a nice day, unfortunately it's almost time to find a new jersey city, one which will remind me of it's wonderful past.............without all the Manhattan dormitories.

Readers & Writers:

Jersey City's Conveyer #2...

Posted by Maureen Berzok July 29, 2007 2:15PM
http://blog.nj.com/writers/2007/07/jersey_citys_conveyer_2.html

NJ Transit and I have always
had a complicated
relationship
Often I curse the trains for lateness
or infrequent service

Often I've vowed never to ride again

But let's face it, I don't have a car
and this is New Jersey
Who Am I Kidding?

Lately I feel I spend half my life
waiting for the 86:
This is the bus I take to work
it travels from the Newport Mall
to West New York via
the scenic but pot-hole laced
Palisade Avenue and then to
New York Avenue and then over to Bergenline Avenue--
(A Shopper's Paradise.)

Often I'm waiting in front
of Dickinson High School watching
the teens saunter into the building
listening to the assistant principal warning
them over the PA that they have
60 seconds to get to class --
then he counts --
20 - 19 - 18 - 17 -
this strategy would have been
as useless at my high school as it is
here--
16 - 15 -
a few jog up the steps but
most continue to saunter --
4 - 3 - 2 - 1 - teachers!
close your doors!
on a beautiful day like today
that would have been enough
for me to turn around and
saunter off
somewhere else

The 86 defies any schedule
I've ever read
Each time I think I've cracked
the mystery code to leaving my
house at the right time,
I end up watching it
chug by me
as I arrive 90 seconds too late
to the stop

But the drivers are for the most part
friendly, and the evening drivers even
remember my stop.

I'm writing this from the 86--
We just passed the most beautiful
house in Jersey City, 531 Palisade Avenue
the historic Van Vorst House.
It's a stone cottage covered
with vines.

The temperature outside is a balmy
70 degrees but for some unknown reason,
on the 86 it's a sultry 95 degrees.

Thanks to the 86,
I'm late for work again--
But Oh, how I'd rather be on
the 159, going into Manhattan
to goof off instead...

.....Me and the 86 by Carol Van Houten in The Constant Reader

What makes Jersey City distinct from other cities? How does life differ here?
What does it feel like walking on this city's streets? These questions form the
voice of CONVEYER, an occasional publication about Jersey City. Through the
use of imagemaking and storytelling, CONVEYER attempts to articulate and
document this city's "sense of place" -- the things both tangible and intangible
that give Jersey City an identity all its own.
The second issue of CONVEYER, edited by Josef Reyes, is now available at the following locations:

IMAGINE ATRIUM
528 Jersey Avenue
Jersey City NJ 07302
tel# 201 451 4848

JERSEY CITY MUSEUM
350 Montgomery Street
Jersey City NJ 07302
tel# 201 413 0303

LIFE
112 Morris Street
Jersey City NJ 07302
tel# 201 332 1444

Interesting verb convey. It means transport("convey information,") transmit ("convey using a particular fequency,") and impart ("convey an understanding.")
All these definitions appply to this "occasional publication" about New Jersey's Gateway City on the Hudson. Go grab one and read it on the 86.

Today's Writing Prompt.....
Write about the things you see on your commute to/from work. What are some of the names of the stores? Same old guy sitting out on his stoop every day? What's the most interesting building you pass?

Keep Writing,
Maureen
