I wonder if you have my old landlady. I told her I was vacating on March 1 on Feb 1, and she informed me that was only 28 days noticed, because February is a short month and I need to give 30.

She also took half the security deposit because the apartment was "really dirty" which it absolutely wasn't, but at that point, I was so happy to be away from her that I didn't care.

Sounds like you have to pay half of February, but better than the entire extra month, I guess...

i don't know if i would consider your landlord "blackmailing" you for money that she most likely deserves.

are you new to NJ/US? this is a pretty common thing, 1 month in advance. if you didn't know the law, you should have looked into it, especially if it is absolutely necessary that you leave on this date, Jan. 15th.

whether you can dig up some kind of law saying, according to the particular kind of lease you have, that the law is not valid here, or that it IS valid, it still was a pretty gutsy thing not checking this with your landlord before you decided to bail, especially considering your security deposit!

The conference this year will build on the issues raised during the march and focus on solutions, with workshops intended to help us move beyond marching (although we will still march) to grassroots efforts.

Panelists will address not just what is happening but also lead discussions of what we can do together to stop this runaway train that is destroying democracy, wreaking planetary environmental chaos, stealing and killing our children, stealing from our communities, and stealing our future.

You are also correct in that owner-occupied buildings of 3 or less units are not subject to the NJ State anti-eviction guidelines.

History

Legal Services programs were started county by county in the mid-60's, tracking those areas where there were supportive bar leaders or local community organizations. In a number of cases, these new programs merged with and supplanted preexisting county bar association legal aid societies. Many Legal Services programs began as part of OEO-funded community action corporations, later splitting and becoming independent. Since the mid-1970's, all county Legal Services programs have been independent non-profit corporations, not part of or affiliated with any other community organization. Each has its own board of trustees, a majority of whom are lawyers appointed by the local county bar association.

Statewide coordination of these separate county programs began later in the 1960's, coordinated first by the State Office of Legal Services within the state Department of Community Affairs, then by an informal project directors group in 1971-1972, by the New Jersey Legal Services Association in 1973, and thereafter by LSNJ, starting later that year (LSNJ had been organized a year earlier, in 1972). New Jersey has thus had a long - and strong - history of statewide coordination going back three decades, through LSNJ and its staff, task forces, statewide training, newsletters, legal and administrative support, fundraising and other work. Recent highlights have included statewide technology coordination, standardizing intake practices, instituting a statewide legal hotline, and program evaluations. Local program staff participate actively in and support these activities. Since 1973, Legal Services has spoken with a unified voice through LSNJ to the judiciary, Legislature, Governor and executive branch, and is perceived by each as a unified system?an enormous strength.

The various growth and retrenchment periods have each in turn tended to further strengthen this systematic coordination. During the expansion period from 1976 to 1979, New Jersey put substantial resources into increasing LSNJ's staff. Then, during the 1981-1983 retrenchment phase, LSNJ was called upon to coordinate the planning response and the quest for new resources. This emphasis on securing state level restoration and expansion funding continued through the remainder of the 1980's and 1990's.

Haha, this is the first time that I've heard of a spending freeze (and I'm still waiting for cuts) from our current governor. He even admits that his talk of cuts is just a gambit to raise tolls; "he suggested the process of making cuts would help prove his plan to raise tolls?or raise taxes".

Raising tolls or raising taxes is what our governor is all about. Trimming even a small part of the waste is not even on the agenda.

Hmm, is vacating at the end of the lease implied unless the lease is explicitly renewed? Or does the automatic renewal statute take precedence? I don't think this is a simple question. You might try calling the city's office of Tenant Landlord Relations, 201 547 5127.

Even if you owe the rent for Feb, that doesn't mean you can't move out until then. You could be 3 months late and a landlord still can't stop you from leaving.

If you were my tenant, I would show the place and try to get a new tenant for Feb to let you off the hook, but she's under no obligation to do so assuming she's right.

The lease doesnt say that i have to tell her 1 month in advance . But i have read in few websites, that even if the lease does'nt have it , and if a months notice is not given its implicit that , a month on month lease sets in .

The worst part of it is that i have to pay Feb rent and iam not sure what what would happen to my security deposit

If you signed a lease that requires one month notice on termination, I'm not sure you have many options. Sucks that she is being hardcore but she is within her rights to do so.

I had a 6 months lease and its coming to an end on Jan 31st 2008 .

I have told my landlord on Jan 14th 2008 that iam vacating on Jan 31st .

The landlord says that the term on the lease is to notify the tenant/landlord one month in advance

She said the vacation notice will be considered on Jan 14th and i can vacate on Feb 15th .Also I have to pay the rent for February month.

If i dont agree , i will be sued in court .

Please help !!

Went o Canco today...place seeems very nice...a few notes:

supposedly all of the units from $315,000-400,000 are sold out for both phases. that means if you want one of the units in that range, you have to wait until next year.

Maintainece is .61 cents per sq foot

Taxe is 30 yr abatement at 1.3% of sale price

Parking is $150 per space, limit 1 per unit

the higher your floor, $5,000 more per floor

I am unsure how all the untis sold out...considering all you hear about is people foreclosing and builders cannot sell units, but I put my name on a waiting list.

FYI, also no models to look at, just a sales office with some sort of sample set up

Well put. While I appreciate Justiceiro's point, it applies more to socio-economic class than race. Interesting and disconcerting anecdote but doesn't represent the whole community of African-Americans by any stretch.

Also, I still don't understand how this action opens up the floodgates for reparations and litigation. To claim so seems a little premature and assumptive.

I could care less if the state gov't apologizes for slavery or not.

There isn't anyone directly enslaved that's alive today to apologize to. An apology won't make it any less evil than it was. It doesn't cost anything, it doesn't hurt anything, it doesn't help anything. So why not?

What does disturb me is the motivation behind this call for an apology- an apology which is, as everyone knows, meaningless on its face. What is this apology for? State politicians of all races, (I would say all classes as well, but all politicians generally belong to one class, to wit "Reptilia) do things for reasons of politics, and this apology stinks of political bullshite.

It's one thing to say that this can't be used for a reparations lawsuit. Sure. Do you actually expect politicians to keep their word or pay attention to the niceties of abstruse things like, say, "the law?" Hardly anyone here is that naive, so don't pretend to be. Please, it's a waste of my time.

The real point of this is for preaching to the crowds back in District 29. A district well served by, amongst others, newly minted and newly indicted Senator Sharpe James. Payne keeps lovely company. I'm sure all the problems of Hillside can be attributed, directly, to slavery.

On an interesting side note, I happen to work with a fellow whose wife teaches school in Mr. Payne and Mr. James' district. UMDNJ came to her school and gave free evaluations to every student in the school. They determined that about 160 students needed dental care, half of them critically. The school offered to do the dental work for free. They would even send a UMDNJ bus to pick the kids up. All the parents had to do in order to get free dental care for their children was to sigh a permission slip. 160 were sent out. Do you know how many came back?


Three.

This teacher had to call and harrass parent to reach the minimum level of participants (I think it was 10) for UMDNJ to even bother with. Free dental care, and these parents couldn't even be bothered to take a pen and write their names on a piece of paper. Three cheers for not giving a crap abut your offspring. Lovely.

This is not to say that the urban poor are victims, to some scant level, of racism. (insofar as the urban poor are black, I don't know if white urban poor or rural poor are victims of racism or not). But I find it more plausible that the total squalor and cacophony that rule the streets of district 29 have more to do with apathy and anti-social behavior of parents and the citizenry in general than they do with Jim Crow.

Of course, blaming it on the white man is far better than going to your constituents and saying things like "if you want your lot in life to improve, you will have to work at improving your lot in life."

This argument is old. And tired. And no one under 35 gives a shite. NJ may apologize, I shall not. Nor shall I tolerate anyone, black white or purple, who won't take a helping hand when its offered, and then blames someone else because they squat in their own defecatory nightmare.

stopped in last night for the first time and had a couple of dog heads. Great place, good feel, menu looks good and Keith is a real nice fella to talk to. They have some great happy hour specials, how could you go wrong with venison sliders!? I shall return before the week is out.

Sorry to say but the Powerhouse "Arts" District became extinct as soon as that 52 story Rem Koolhaus building was proposed. Although I like the design, the precedent for deviating from the master plan was set. All you can do now is pray that Toll doesn't put up a turd of a building.

We all bought that dude's Mercedes. There is no way a 50 K a year job is paying for that 150 K car. He was selling a lot more than weed to pay for it .

Interesting use for an old power plant, indeed.

Berlin, though, is a world-class city, with world-class museums and galleries. Also plenty of cash.

Jersey City is, well, Dirty Shitty.

We'll be lucky if we get ESPNZone.
