Mountains didn't stop the Wehrmacht from subduing the Balkans in WWII.

This was over 10 years ago... I just had a contractor take care of it. Everything was inspected by the city.

Some of these older buildings are not on real foundations. I worked on one where the 'footing' consisted of compacted cinders.

What I have seen done in the past:

Install a temporary reinforcement of the floors above with 2x10's sistered together and lolly columns.

Remove a section of the foundation, excavate, and pour a new footing. Rebuild the wall with new concrete block.

Repeat until the entire foundation / wall has been replaced.

My place got tagged a few weeks ago. I notice the same word 'Dork' spray painted on a number of buildings on Ferry st. as well.

Today a guy from JCIA stopped by. He informed me that two kids who were responsible for the vandalism were caught spray painting the hell out of Pershing Field. Both were students at Dickinson.

Hopefully this will put a stop to the vandalism.. at least for a little while. Spray paint is a pain to deal with.

Last year I attended a meeting in the Heights where a rep of the JCIA talked about all the revenue they were making from selling the materials collected for recycling.

Aluminum and bi-metal cans I can see being profitable (it always has been). Color me skeptical when it comes to the glass and plastic's profitability. Paper / cardboard value swings wildly (it is highly dependent on export prices).

So is the JCIA really making anything from the recycling program? If yes, is that money being used to offset trash removal costs from the city?

The problem with that is if a person lives in the apartment, they need to be on the lease. If her income isn't enough to cover the rent, then her bf becomes an issue. IMO, it becomes risky as a landlord when rent starts eating away more than 30% of a tenant's take home pay. The tenant will have no financial wiggle room if there is some major economic event in the tenant's life.

Having only one of the couple on the lease may become an issue if you need to evict. I just finished with such a situation a couple of months ago. Wife was on the lease.. but the husband wasn't. I was advised by my attorney to not do that again.

Back when I worked as a pump/mechanical seal sales guy, I used to visit the Beacon all the time (when it was still a hospital).

My biggest concern about living there is you are right next door to a housing project. Though it looks like it is being emptied out and slated for demolition.

Verizon has a partnership with DirectTV. When you are in an area that doesn't have fiber, you get DSL with a Dish.

Alarm System Registration: When did this become law?

I have been getting lots of notices that I have to now register the alarm systems in my apartments (with a fee of course!). When did this happen? I have had alarm systems since 1997 and this is the first time I have been required to register them.

*sigh* More $$$ out of my pocket at a time when I am really tight money wise.

I remember one of the original rail line proposals was to have the line run to the rt. 440 Mall. It really seemed to hurt the purpose of the HBLR to NOT have it go to a major shopping location on the West side of JC.

FEMA doesn't have any flood maps handy for that area. The ones that were floating around the web before Irene hit showed that area in purple (which means possible underwater).

Then again... the same map showed most of downtown J.C. and Hoboken underwater as well.

The one thing that concerns me about these projects in the fact that area is only 2 to 15 ft above sea level and positioned at an area that will "funnel" storm surge into what is basically a dead end.


I wouldn't be so concerned if the area was manufacturing / heavy commercial. However, high density residential when / if we get hit by a Cat 2 to 3 hurricane would be a mess.

Newark. We send it to the Passaic Valley Sewage Commission where we pay an outrageous amount of money to be treated. NJ shut down its own treatment plants back in the 90's.
