Have you tried just going to a different bank? I strongly recommend Bayonne Community Bank if you have a property that doesn't fall into a conventional category (i.e. a residential building under an LLC).

Hopefully the construction job will come out better than the new municipal court house. I read that the court house has been riddled with problems.

I just picked up a former NYC tenant. He told me he was paying $3,500 per month. He now pays $1,325 and gets: More space, washer/dryer in the unit, a small deck and use of a small yard, modern bathroom (for some reason, Manhattan apartments never seem to update their bathrooms), central A/C.

In the past, I performed sound insulation work on some Manhattan apartments / condos. I swear this one I worked on (shared by a gay couple)... you could have put the entire apartment into my bedroom. It was that tiny.

Building in JC that are 4 units or less are exempt from rent control. However, the state of NJ has rules against 'unconscionable' rent increases.

For example, a 4% rent increase would be considered normal. A 50% increase wouldn't fly.

After cutting rents to the bone in 08' and 09' and having sewer and tax rates skyrocket, I put all new leases on a month to month schedule. My past policy was to only raise rents when tenants moved out. I have to break that policy now.

I saw that during the election of Gov. Christie:

Some campaign worker leading in a couple very elderly people. One man was very confused (reminded me of my grandmother when she was dying of Alzheimer's), spoke no English and was barely coherent in the language he did speak.

I watched as the poll workers try to figure out what Ward he was from. Not able to find a name in the books, I then witnessed the campaign guy get him a provisional ballot and then helping him fill it out.

I am convinced this 'voter' didn't even know what planet he was one let alone who was running for office.

Don't use the "Geek Squad"

A tenant of mine used them. Later when the home theater system had to be moved (for repairs) I found out her system had extra cables installed that were not required. She was billed for them of course.

Newer condenser unit can be very quiet. The Mitsu mini split I have in one of my units is barely audible while running.

Just for the hell of it, I calculate my tenant to car ratio (including tenants only of driving age.. no kids). It is exactly 50%. I have one property with off-street parking, so that might screw my results more into the 'tenants with cars' zone.

JCIA rents dumpsters.

You can also call some of the trash services in the area. They can rent you 1/2 yard dumpsters (very large trash cans). I use Interstate Waste for my construction debris.

No rent control for buildings 4 units or less.

First house I bought cost me about $87k (about $125k in today's dollars). House smelled like curry though and needed to be renovated (which I did). My P&I payment was $801 a month and I collected $825 a month on the rental unit (2 family home). It allowed me, on a VERY modest income, to become a homeowner without going broke. I was still in my 20's. It was kind of weird being younger than my tenants.

The mayor at the time was offering a level a reform of city government.

After changing jobs, my commute cost me about $3.00 per day via the PATH.

Those type of homes have attic spaces open to each other. You can crawl from one building to the next by just going through the attic.

A few years ago, I worked on one of those homes. First thing we did was install 5/8 inch Type X drywall, fire rated foam, and cellulose insulation to create a firestop. The building was gut-renovated only a few years earlier. I was shocked that the builder didn't do that, or the building department didn't require it.

NJ was once a state that had no personal income tax nor a sales tax. Both were passed to "reduce local property taxes". So now we have a very high state income tax, and high sales tax, and our property taxes never went down.

I know a Sheriffs deputy near retirement. His union bosses have told him that the pension is fully funded and there are no problems. The sad part is, the deputy believes them and plans to retire soon on the assumption the money will be there for the next 20 years!

Anyone dependent on a public pension is headed for a real SHTF moment soon. To make matters worse, state/local pensions are not insured by the Federal Govt. This will leave pensioners with scraps from the state pension and Social Security / Medicare. The latter is $99+ trillion in the red, so that won't be there either.

They won't be collecting those pensions in the not-so-distant future. In 2010, NJ public pensions (teachers, police/fire, etc.) was less than 40% funded. It was estimated (assuming the pension investments produced an 8% return) the funds would be completely out of cash by 2019.

The modest pension reforms pushed through the legislature may have pushed back the doomsday a few years, but it is still coming.

NJ will need to boost the average per household tax bill by about $2,500 per year EVERY year in order to keep the pension system solvent.

That is not going to happen. The money isn't there. The pension system will face a partial or full default at some point in the near future.

Government picking winners and losers again. NJ would be better off to take a modest first step of reducing its corporate tax to 0%. That way, anyone who brings business / jobs to NJ will be treated equally; instead of giving the advantage to those with the best lobbyists.

I prefer not having tenants paint. Too many bad experiences in the past:

Jimmy Hendrix Purple Haze colored bedroom.

More paint on the floors and carpets than on the walls.

Somehow managing to paint dust bunnies and dirt onto the walls.

Finding out that painting is actually work, so the project never gets finished (unless I help).

I pretty much do the apartments in Sipersteins 'eggshell Chalet White'. Its not boring like plain white, is not too yellow, and pretty much goes with everything.

This was over 10 years ago... I just had a contractor take care of it. Everything was inspected by the city.
