Did people have to buy their $20 auction package at the open house? Or will they also be sold as you enter the room at the Hyatt? I'm definitely going to the auction. No, I don't have a suitcase of $$ to bring with me, but I want to see what inventory is left over, b/c the leftovers will be even cheaper than the auction price. Or, possibly this will be the first of several auctions....

Most of the 1 bedroom apartments being auctioned off, especially in the Capital Bldg, are rented out and most tenants still have a month or so left on their lease.

Also, residents whose apartments are not being auctioned apparently feel put-upon by the flocks of visitors each weekened.

We visited the Beacon yesterday (and fell in love with it). It appears that many residents there (tenants and owners alike) feel inconvenienced by the open houses and the parades of people this draws to the complex. People using various amenities feel disturbed in the activity they are doing as groups of people come in and gawk. Several times throughout the afternoon we heard residents asking the front desk if this was the last time there'd be an open house (it's not) or when they will be done. Additionally, anyone living in unit that is being auctioned off basically has people coming in and out of their home for a 3-hour stretch each weekend day. After going into a unit where a baby was sleeping (and feeling like this was invasive), my bf and I only checked out vacant units. We are looking for a 1 bdr and liked a number of them. All units are very bright, which will be a nice change of pace from the virtual bat cave we are living in now.

Where to have the best wedding reception?

O'Connells
The Embankment
South City Grill

How was the experience?


Assuming similar pricing on appetizers, 3-4 course meal and open bar, which of the three is best for hosting a reception for about 85-90 people?

Hoboken's police have never been properly deployed. There were 8 cops guarding Sushi Lounge while someone is being mugged at gunpoint on Adams St.

Seeing some of the rental prices in this thread, methinks I'm paying too much in rent. ($1700 for a 1 bdr duplex near Hamilton Park).
We got our place in Sept before the S really hit the fan in the financial markets.

Lafayette, good points.
I looked at one of the cute houses on Park Pl. I love the homes on surrounding parts of Summit Ave, Cresecent, Astor, lower Belmont.
I would still love to have a house like that.
Here are some things that did not appeal to me personally about the area:
1. I do not have a car so this is a not particularly convenient area for access to supermarkets, or lite rail or path station.
2. The house I was looking at had 3 different entrances. All had bars on them. The yard area was practically prison-fenced. This tells me something about safety.
3. On various walkabouts through the neighborhood I encountred 2 unleashed pitbulls and this made me very uneasy.

I admit I don't know what the place is like at night... so what's it like?
Can you safely walk from the Richards St or Garfield St lite rail to a home on Park Place up until midnight?

You're sh*tting us, right? A small 1 bedroom on Communipaw for $300K????!!!??? Try $200K at most.
I'd also point out that Communipaw runs perpindicular, not parallel to, the waterfront. So I don't understand your formula for $10K for each block closer to the water.

There are many more sh*tty blocks in JC other than MLK drive. The real pity is that Bergan/Lafayette, Bergen Hill and areas by Lincoln Park are stunning and offer affordable housing but they are just not safe.

I have a bad feeling about this stimulus plan. It's just prolonging the inevitable....
We got into this mess, in large part, by overspending $$ we don't have. The stimulus plan will, in time, exacerbate the situation and bite us in the butt.

List the apartment with college campus housing offices. St Peters College, NYU, NJCU, Stevens, etc.
This is the perfect time of year for college kids who are tired with the dorm life to look for an apt for the next semester. You can have their parents be co-signers on the lease.

This whole thing is a joke! Back prior to 2002 the place was a real arts district, with lots of working artists renting studio space in the warehouses (ie, 111 1rst St). They had to leave so that lovely buildings like The Waldo could come in. (And the Waldo really is lovely. It has changing gallery exhibits in its lobby, therefore it must be artistic).

I recently rented out my Hoboken condo and rented a place for me + the bf in Hamilton Park. Apt hunting was an absolute pleasure... lots of great stuff to see.
Renting was a bit hairy, took over 2 weeks to find a tenant, which for Hoboken is HIGHLY unusual, and I did have to drop the rent $50 as Brewster is considering. I did not, however, rely on craigslist. I used 2 Hoboken websites + The Hoboken Repoerter to advertise the place. While I did get a lot of phone calls on it, the people who came to see it appeared to be doing more "browsing" than serious hunting. I advertised it myself because I assumed no one would be into paying a realtor's fee and that using a realtor would really hold things up.
***wrong! wrong! wrong!** Should've used a realtor from day 1. They can weed out the nonserious lookers and my time is not wasted. Once I got a good realtor involved, it took 3 days to find a tenant, and the tenant paid the realtor's fee, not me. So there's some interesting food for thought.

Checked out Ox last night and definitely will be going back. Had the seared angus appetizer and the 1/2 order of mac/cheese. The chef was then nice enough to throw in a dessert sample when I asked for my bill.
The appetizer was incredibly tender. I thought the mac + cheese would've been more decadent
Anyway, want to go back and try the sambal chicken drumstick + the arrancini (both from the bar menu).

But Newport Mall is west of Washington Blvd and that's shut down....
