Logistically feasible, but would have to be at sufficient elevation and possibly have a draw-bridge feature to accommodate midtown-bound cruise ships and other waterway transport.

Given its trans-state nature, administration would likely fall to the PA, whose sign-off and financing would probably be necessary to build this. So then the whole situation gets political like the failed ARC initiative.

NYC has no strong initiative to participate. If anything NYC/NYS may oppose it as they don't want even more people and businesses departing to NJ. So the push would have to come from Fulop, which seems unlikely since he has much lower hanging fruit that he can pluck on his road to the governorship.

"Bro-factor" / "bro-ey" describes that sub group of young men who are recent college grads, often former fraternity men, generally make a decent living, frequently have parents living within an hour's drive, enjoy hanging out in wolf packs, mostly prefer one another's company, and tend to have little by way of intellectual interest in offbeat culture, lifestyles or people who don't look like them. They are frequently white and male, but others have been known to embrace the lifestyle. Frequent shoppers at Abercrombie, hollister, and other so-called mainstream brands. Often into professional or college sports. Known for liking loud parties, sports bars, and women who like these sorts of establishments.

In a word, Hoboken, around the path station bar row. If guido went to college, he'd likely return as a bro.

I rate razza's on grove street as the best in town. Great service, ambience, top notch ingredients, live music, good beer. A cut above.

John's on Sussex b/w Washington and Greene is good and you generally won't go wrong. A safe bet but no longer the only game.

Roman nose on Newark and grove makes a good pie as well, among other things.

I live at Gulls Cove which is across from 18Park. We were told a few months ago by our HOA that the property next to 18Park would be a hotel and a rental with 2 40-storey towers. Yet to see any renderings. The exact site is the empty lot next to 18Park that also abuts Marin Blvd.

It will be on the empty lot just south of, and immediately adjacent to, 18 Park. It's probably one of those streets that is yet to be built and mapped in the LNH development area.

I live across the street from 18 park and happened to pop over to check out the place. They said that beechwood cafe would be opening up a second location closest to the marin blvd hblr station. This was a few months ago. No idea if any new tenants have been added to their retail lineup. The western half will be all BG club. And the southern face of the building is either rental townhomes, BG club or service / garage entrance.

I don't know why someone suggested Newport over PH. Newport has very little of interest and is quite soulless.

Stick to PH. The areas immediately to the west and NW have plenty of eating, drinking and other options.

I value consistency of goodness. My take:

#1 -- Dames, on Jersey Avenue, DTJC
#2 -- Warehouse Cafe, corner of Bay and Provost Streets, DTJC; almost as good as Dames
#3 -- Sam AM, Morris Street, Paulus Hook, DTJC
#4 -- ModCup; #4 only because it's not conveniently in DTJC, but they are a regular presence at VVP farmers' market and other DTJC locations.
#5 -- Cocoa Bakery, Grand Street, Liberty Harbor, DTJC; not a coffee place per se, but I've always had a good cup here
#6 -- Brewshot, Regent Street, Liberty Harbor, DTJC; have had some inconsistent product here but generally good
#7 -- Beechwood Cafe, Grove Street, better than SBUX but not amazing.

It's where they filmed "Snooki & JWoww" back in 2012. Great location and they're asking ~$500 / sq foot.
